Owners of branded residences usually pay an annual service charge for shared property costs and common-area services. A residence-management fee may be included within that charge. The brand may manage the residences itself, or it may license its name and standards to an independent operator. Which services are covered, how each owner’s share is calculated, who controls the budget, and whether hotel or rental services cost extra are all determined by the project’s contracts, budget, governing documents and local law.
That means there is no reliable universal “branded-residence fee.” A buyer must examine the documents for the particular building rather than apply a percentage or per-square-foot figure from another development.

What an owner’s service charge is intended to pay for
A service charge is the regular contribution owners make toward operating and maintaining areas or systems used by more than one residence. The annual budget normally identifies the cost categories and the method used to divide them among units.
Common-area operation and maintenance
Savills’ descriptions of branded residences give examples such as concierge services, security, landscaping and groundskeeping. Depending on the project, the budget can also include cleaning, repairs, preventive maintenance, staffing, building systems, insurance, utilities for common areas and contributions to reserve funds. “Common area” can include lobbies, corridors, elevators, gyms, pools, gardens, parking areas and back-of-house equipment, but the legal definition comes from the declaration or other governing documents.

Residence-management costs inside the charge
Management of the residential component is a distinct cost from cleaning a lobby or maintaining a lift. The Gensler report on branded-residence models explains that a residence-management fee can be paid through the service charge and allocated to units using a proportional mechanism in the schemes it describes. That is a description of a model, not a formula that applies to every project. The declaration, budget and management agreement should show whether the operator’s fee is a fixed amount, a cost-plus amount, a percentage, or another arrangement.
Costs that should not automatically be lumped together
A project can involve several other payments that are not the owner’s ordinary service charge:
- Brand or trademark licence: A developer may pay a brand for the right to use its name, design language or operating standards. A licence fee is a project-level commercial cost and does not, by itself, prove that owners pay it directly.
- Developer-paid marketing or royalty fees: Savills distinguishes fees paid by a developer from charges paid by property owners. The sales contract and project budget should identify whether any developer obligation later becomes an owner expense.
- Optional hotel services: Housekeeping in a private residence, room service, spa treatments, event catering or other hotel-style services may be ordered and billed separately.
- Rental-program charges: If an owner joins a rental pool or letting programme, that arrangement generally has its own agreement, commissions and operating expenses.
- Shared-facility charges: Where hotel and residential owners share a pool, fitness club, parking structure or plant room, a separate shared-facilities agreement may govern the allocation.
Never infer inclusion from a brochure image or from the fact that a hotel and residences carry the same name. Ask for the line item, the responsible entity and the agreement that authorises it.

Who actually manages a branded residence?
“Branded” describes a commercial relationship, not one mandatory management structure. The brand, the developer, the owners’ association and a property or hospitality operator can have different roles.
Direct brand operation
In a direct-operation model, the hotel or lifestyle brand, or a company in its corporate group, contracts to provide residential management. Its personnel may run the front desk, resident services and amenity operations, subject to the management agreement and local licensing requirements. The brand’s involvement still does not answer every question: the association may retain responsibility for approving budgets, collecting assessments or enforcing community rules.

Independent operator under a brand licence
A brand can license its name and standards while another company performs day-to-day residence operations. Gensler’s discussion of fee and management models highlights this distinction. A logo on the building is therefore not evidence that the brand employs the manager. The documents should state who signs the management contract, who hires staff, who carries insurance and who is responsible for service failures.
Owners’ association as the contracting party
An owners’ association may represent owners and contract with an operator for common-area management. The legal structure varies by jurisdiction. Graham Associates’ 2021 report, Providing a Legal Framework, states: “A Home Owner’s Association (HOA) may be created (often required by law) to represent the owners’ interests, which will be the entity with which the Operator will contract to manage the common areas.” The word “may” matters: some projects use a condominium corporation, strata company, company limited by guarantee or another statutory body instead.

How the charge is allocated between residences
The owner’s share is usually established by the declaration, strata plan, condominium documents or equivalent instrument. Common methods include a proportion based on floor area, a schedule assigning different weights to unit types, equal shares, or a formula prescribed by local law. A luxury penthouse may therefore have a different allocation from a studio even when both use the same lobby.
Read the allocation formula, not just the annual total
Ask for the unit’s percentage or voting and assessment schedule, then reconcile it to the budget. Check whether terraces, parking spaces, storage rooms and separately titled facilities have their own shares. Confirm how a newly completed phase, unsold units or developer-held apartments are treated. A developer’s obligation to fund unsold units can change when units are transferred, so the purchase documents and current budget should be read together.

Separate residential and hotel accounting
When a hotel occupies part of the project, the budget should identify which costs benefit only the hotel, which benefit only residences and which are shared. Allocation may use floor area, usage, staffing hours, meter readings, occupancy or another agreed method. A shared-facilities agreement can contain a different formula from the residential declaration. Obtain both documents and look for reconciliation, audit and dispute provisions.
Documents that determine what you owe and who has authority
Marketing material is not a substitute for the contracts. Before committing, request a complete, current document set and check that the version and effective date match the property you are buying.
Core governing documents
- Declaration, master deed, strata plan or condominium instrument.
- Owners’ association constitution, bylaws, rules and election provisions.
- Current annual budget, reserve or sinking-fund plan and recent financial statements.
- Schedule showing each unit’s assessment share and any developer or unsold-unit obligations.
Management and brand documents
- Residential management agreement, including term, renewal, termination and performance standards.
- Brand licence or technical-services agreement, where disclosure is permitted.
- Agreement identifying the party that employs staff, contracts suppliers and carries liability insurance.
- Fee schedule explaining management fees, reimbursable expenses, mark-ups, incentive fees and audit rights.
Hotel, amenity and rental documents
- Shared-facilities or reciprocal-use agreement between hotel and residential components.
- Rules and prices for optional hotel services and private amenity memberships.
- Rental-program agreement, commission schedule, owner-use restrictions and treatment of furniture or replacement costs.
- Utility, parking, storage and communications agreements if these are billed outside the service charge.
A U.S. Securities and Exchange Commission-filed project agreement illustrates why this exercise is document-specific: its defined “Governing Documents” cover instruments governing the association, owners, the residential project and common areas, and it refers to service charges in that project context. It is an example from one development, not a rule for all countries or buildings.
A practical buyer’s comparison checklist
Use the following sequence when comparing two branded residences or reviewing one proposed purchase:
- Map every payment. List the annual service charge, management fee, utilities, insurance, reserve contribution, amenity membership, parking or storage fee, rental-program deduction and any one-time assessment. Mark each as mandatory or optional.
- Match each payment to a document. Write down the clause, schedule or budget line that authorises it. If sales staff cannot identify the document, treat the item as unresolved.
- Identify the counterparty. Determine whether the developer, owners’ association, hotel company, brand licensor or an independent manager receives the money and who can change the charge.
- Test the allocation. Apply the published formula to your unit and check treatment of parking, terraces, storage, unsold units and future phases.
- Separate hotel benefits from obligations. Confirm which amenities are included, which require payment per use, and whether access can be withdrawn or repriced.
- Review control and remedies. Check voting rights, budget approval, manager appointment, audit access, complaint escalation, late-payment consequences and the process for special assessments.
- Check the current period. Obtain the latest approved budget and any notice of an upcoming increase, major repair or reserve call. A historic brochure cannot establish the amount payable now.
Questions that expose hidden or changeable costs
- Does the service charge include the residence-management fee, or is that invoiced separately?
- Which utilities are metered to each apartment and which are pooled into the common budget?
- Are concierge, security, landscaping and amenity staffing costs capped, or can actual costs be passed through?
- Can the manager charge procurement mark-ups, affiliate fees or incentive payments?
- Who pays for replacement of furniture, artwork, technology and branded fixtures in shared areas?
- What happens to the budget if hotel occupancy falls, a facility closes or a new phase opens?
- Can an owner use hotel facilities without joining a rental programme, and what is the current price?
- Is rental-program participation optional, and does it impose blackout dates or minimum participation periods?
- What authority does the association have to challenge poor service or terminate the operator?
- Which country’s law governs the declaration, management agreement and dispute process?
Common mistakes and how to avoid them
Assuming the brand is the manager
Verify the contracting entity and its corporate relationship with the brand. A licence-only arrangement can leave operational responsibility with a third party.

Treating every branded cost as an owner fee
Separate developer-paid licence or royalty obligations from the service charge. Then identify optional hotel and rental services that are triggered only when an owner uses or joins them.
Comparing headline totals without allocation context
Two buildings can report similar annual budgets while assigning costs differently between hotels, residences, parking and amenities. Compare the unit-level formula and the underlying categories.
Relying on an old budget
Staffing, insurance, utilities and major repairs can change. Request the latest approved budget, financial statements and notices of special assessments before signing.
Ignoring the association’s limits
An association may represent owners yet lack unilateral power to change a long-term management contract. Read term, termination, renewal and dispute clauses rather than assuming ordinary voting control.

How to read a proposed budget
Start with the revenue side: recurring assessments, developer contributions, commercial or hotel reimbursements and reserve transfers. Then classify expenses as routine operations, contracted management, utilities, insurance, repairs, capital projects and reserves. Look for unusually low reserves, large “other” categories, related-party suppliers or costs allocated to residences without an explanation of benefit.

Next, reconcile the budget to the management agreement. A budget line called “management” may cover a base fee but exclude reimbursable payroll, travel, technology, marketing or incentive amounts. Confirm whether those extras are capped and whether owners can inspect supporting invoices.
Finally, compare the budget with the physical property. A large pool complex, extensive landscaping, 24-hour staffing or multiple elevators creates obligations that a simple apartment building does not. The relevant question is not whether a charge sounds high in isolation, but whether the scope, allocation and controls are transparent and contractually supported.
Legal and financial limits of a general explanation
Service-charge rules, association powers, disclosure duties, reserve requirements and remedies differ by jurisdiction. The cited Savills, Gensler, Graham Associates and SEC materials illustrate possible structures; they do not establish the law or fee for a particular residence. Have a lawyer or qualified property adviser in the relevant jurisdiction review the declaration, budget, management and licence agreements, shared-facility terms and rental documents before purchase.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteThe practical conclusion
Think of a branded residence as a stack of agreements rather than a single “brand fee.” The service charge funds defined shared costs; a residence-management fee may sit inside it; the brand may operate directly or simply license its name; and hotel, rental and shared-facility arrangements can add separate payments. The only dependable figure is the amount produced by the named project’s current budget and allocation schedule. A careful buyer traces every charge to a document, confirms who controls it and checks the local legal framework before treating the property’s advertised services as an owner entitlement.
