Regular tree inspections and targeted maintenance can reveal developing problems and reduce some avoidable risks to people, homes, vehicles and utilities. They cannot guarantee that a tree or branch will not fail. For mature trees, the International Society of Arboriculture (ISA) recommends inspection at least once a year; severe storms or visible changes call for attention sooner.
What regular tree maintenance can—and cannot—do
Tree care is a form of risk management, not a promise that a tree will remain safe in every condition. Inspections can identify concerns while there may still be options such as pruning, monitoring, or moving a movable target. Whether any treatment is appropriate depends on the tree, its condition, and what could be hit if it failed.
There is no established percentage or dollar figure for how much routine maintenance reduces property damage. An assessment describes conditions at the time; future weather and tree changes remain uncertain.
How often to inspect a mature tree
ISA’s Mature Tree Care brochure recommends inspecting mature trees at least once a year. It suggests observing four indicators of vitality: new leaf or bud formation, leaf size, twig growth, and whether the crown shows dieback—the gradual death of its upper part. These observations help identify changes; they do not determine by themselves how likely a tree is to fail. Read ISA’s Mature Tree Care brochure.

Arrange an assessment sooner if the tree changes noticeably, or after severe weather that may have affected it. Construction near a tree is another reason to tell an arborist what happened: work can injure the trunk or crown, compact or sever roots, change grade or drainage, and alter wind or sunlight exposure.
Warning signs to note
From a safe location, note changes such as:
- Dead or hanging branches, especially above a house, driveway, parking area, sidewalk, or place where people gather.
- Cracks in the trunk or large limbs, weak-looking branch attachments, or extensive crown dieback.
- Cavities or fungal conks (visible fungal growths) on the tree.
- Soil heaving around the base or a change in the tree’s lean.
These signs warrant attention, but none alone tells a homeowner the probability or timing of failure. A qualified tree-care professional can interpret them in context. ISA’s consumer guidance describes hazard management and possible care options in Managing Hazards and Risk.
When pruning helps—and when it can hurt
Pruning should address a specific problem, not be done simply because a tree is large or near a building. Removing dead or damaged limbs, or selected weak branches over a target, may reduce exposure to falling branches. Poorly chosen or excessive pruning can weaken a tree, so ask what defect the proposed cuts address and why.

University of Minnesota Extension advises removing dead branches and weak or narrow-angled branches over places where falling limbs could cause injury or damage. Its guidance is regional, but its warning about utility wires is broadly important: do not prune near overhead electrical or utility lines. Contact the utility or responsible local authority instead. Tree care may also include watering, mulch, nutrients where appropriate, and soil management. The right approach depends on the species and site; these are not interchangeable treatments for every tree.

An arborist may recommend one or more actions based on the condition of the tree and the people or property nearby:

- Prune selected dead, damaged, or weak limbs.
- Move a movable target, such as a parked vehicle, away from a tree of concern.
- Use cabling or bracing where appropriate, with an understanding that supports do not guarantee the tree will not fail.
- Provide routine care or monitor the tree and reassess it on a schedule.
- Remove the tree if the assessed condition and risk make that the appropriate option.
Ask what the assessment establishes, what it does not establish, and when conditions should be reviewed again. The ISA’s Tree Risk Assessment Manual, Third Edition (2025) is a professional reference on assessment and mitigation, not a homeowner care manual.

For a large tree near a home, storm-related damage, construction-related injury, or work involving elevated limbs, look for an ISA Certified Arborist or an arborist with relevant tree-risk assessment qualifications. Use ISA’s Find an Arborist and Verify a Credential tools, then confirm the provider’s current qualifications and local availability.

- What credential and risk-assessment experience does the provider have?
- Does the proposal include an inspection and written findings, or only a work estimate?
- Which observed defect and nearby target does the proposed pruning, support, or removal address?
- What are the treatment’s limits, and when is follow-up recommended?
- What insurance and responsibility arrangements apply to work near structures or utilities?

What to do after severe weather
Wind and rain can soften soil, and storm damage can leave branches or trees unstable. Assess from a safe distance only. Keep away from hanging or broken limbs, a tree resting on a structure, and any area where electrical services may be involved. Do not climb onto a roof to retrieve debris or attempt to cut tensioned, suspended, or otherwise unstable wood.
- If a tree or limb has damaged a utility line, or there is an immediate threat to people, keep clear and contact the utility or local emergency services as appropriate.
- Do not approach or work on the damaged tree while it is unstable or in contact with electrical service.
- Arrange an arborist’s assessment for damaged trees near people or property, particularly where there are trunk or limb cracks, hanging branches, or soil heaving.
