Prefabricated construction is a coordinated process rather than a single manufacturing step. Building parts are designed to fit, produced in a controlled factory environment, checked for conformity, transported with a planned logistics operation, and connected and finished on site. The term covers anything from a single panel or beam to a volumetric module containing structure, services and interior finishes.
The decisive work happens at the interfaces: dimensions must be coordinated before production, the route and lifting plan must suit the finished pieces, and site crews must align, connect, seal and commission what arrives. Exact methods, inspections and approvals depend on the material, building type, project design and jurisdiction.

What counts as a prefabricated building component?
Prefabrication means manufacturing building parts off site, typically in a factory, before they are delivered for construction. ISO/DIS 25084, “Prefabricated building — Terminology and general principles,” is a draft document, but its definitions provide a useful vocabulary for separating systems that are often treated as interchangeable.
Components and panels
A prefabricated component is a broad category: a structural frame, wall, floor cassette, roof element, façade section, service rack or other part made away from its final building location. A panel is one type of component, usually a relatively flat element such as a wall, floor or roof panel. A panelized system may arrive with some insulation, membranes, windows or services installed, or it may require more work after delivery.

Volumetric modules
A module is a three-dimensional unit. It can integrate structure and, depending on the design, mechanical and electrical systems, plumbing, insulation, finishes and fixtures. Several modules may be joined to form rooms, apartments, classrooms or other building areas. Not every prefabricated project is modular, and a componentized or panelized project does not automatically include factory-installed interiors or services.
How are prefabricated building components made?
Manufacturing starts with coordinated design and continues through controlled production and inspection. The factory may use a paced flow line, production cells or a combination, depending on the product and production volume. No single sequence applies to every material or manufacturer.
1. Coordinate dimensions and interfaces before production
Dimensional coordination matches the sizes of related components and construction work. The purpose is to let crews assemble parts without ad hoc cutting or fitting and, where the system is designed for it, to make units interchangeable. Design teams therefore establish the geometry, tolerances, connection locations, service penetrations, lifting points, joint zones and finish boundaries before repeating production.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsFor a volumetric module, coordination extends beyond the structural box. Designers must reserve space for ducts, pipes, cable routes, equipment, access panels and finishes, while also defining how neighboring modules meet. For panels and smaller components, the critical interfaces may be edge joints, fastener lines, seals, membranes or service openings. A drawing that shows only the component itself is not enough; the receiving structure and adjacent parts must be modeled or documented as well.
2. Release production information
Once the interfaces are fixed, the project team issues fabrication information that identifies each part, its dimensions, materials, openings, connection details, handling requirements and inspection points. Changes made after production begins can affect molds, jigs, fixtures, packaging, transport clearances and site sequencing, so design control is a practical prerequisite for repeatable output.

3. Build in a controlled environment
ISO/DIS 25084 describes factory production as mass manufacturing of building parts, components and modules in a controlled environment. Control can include stable work areas, repeatable tooling, defined material handling, documented work instructions and checkpoints. The draft does not require automation, a conveyor line or a particular material sequence; factories choose methods appropriate to the product.
Flow-line production
In flow-line production, work moves through stations in a continuous or paced sequence. A station may prepare materials, form or frame an element, install reinforcement or services, close surfaces, apply finishes or perform a check before the item moves on. Pacing can make dependencies visible and reduce unplanned movement when the product is sufficiently standardized.

Cellular production
Cellular production groups workstations and equipment for a similar product or family of products. Keeping related operations together can reduce internal transport and waiting, which is useful when products vary enough that a single linear line would create bottlenecks. A factory can also combine cells with a short flow line for repeatable portions of the work.
How quality is checked before delivery
Quality inspection is the conformity and performance testing of components or modules. Checks can occur during fabrication, at the end of a factory operation and again after installation. The International Code Council’s Off-Site and Modular Construction committee scope includes in-plant inspections, final on-site inspections and third-party inspections, illustrating that responsibility can span more than one location.
Typical factory checkpoints
- Verify dimensions, openings and embedded items against the released fabrication information.
- Check materials, fasteners, welds, adhesives or other specified processes according to the project documents and applicable requirements.
- Confirm that installed services, insulation, membranes, finishes and access provisions are complete where the module or component includes them.
- Record nonconformities, corrections and release status before packaging.
- Protect edges, connections, finishes and service penetrations against handling and weather exposure.
These checkpoints make defects easier to find while the work is accessible, but factory production is not automatically superior to site-built work. The result depends on the design, process controls, workmanship, inspection plan and the suitability of the system for the project.

How are prefab components transported to a building site?
Transport connects factory production to site assembly and must be planned as part of the construction sequence. The CSA Z250-2021 catalog summary, “Process for delivery of volumetric modular buildings,” groups logistics, transportation and storage with sitework and lifting or placement, then lists installation, finishing, commissioning and handover. The ICC scope likewise includes transport and assembly.
Plan the load and packaging
The shipping plan starts with the finished dimensions, mass, center of gravity, fragility and lifting points. Packaging or temporary bracing must prevent movement and protect corners, membranes, glazing, finishes and connection areas. The carrier and installation team need consistent identification so each item can be unloaded and placed in the intended sequence.
Check the route and legal requirements
The suitable vehicle, load restraint, escort arrangements, permits and travel times depend on the project location and the load. Route surveys may need to consider bridge limits, turning radii, overhead lines, narrow streets, low clearances, road works, weather and access to the receiving site. There is no universal maximum size or transport configuration that applies to every jurisdiction.
Prepare the receiving site
Before dispatch, the site should have a verified access route, a safe unloading or staging area, foundations or bearing points ready to receive the load, and a crane or other lifting equipment selected for the actual reach and weight. Storage areas must be level, stable and protected from damage or contamination. If a delivery arrives before the structure is ready, the project may incur extra handling and expose components to avoidable risk.
Sequence deliveries with the installation plan
Modules and panels are often delivered in an order that matches the erection sequence. A late or misplaced piece can force double handling, block access or leave weather-sensitive interfaces open. The transport schedule should therefore be coordinated with crane availability, crew size, temporary works, weather limits and the readiness of connection materials and sealants.

What happens when components reach the site?
On-site assembly or erection is the process of assembling, connecting and fixing prefabricated components or modules at the building site. ISO/DIS 25084 specifically includes module alignment, component connection, sealing and building-services interfaces in this work.
- Inspect on arrival. Compare the delivery identification with the installation plan and look for shipping damage, distortion, moisture intrusion or missing hardware. Record issues before lifting if they could affect safety or fit.
- Set out the receiving points. Confirm grid lines, elevations, bearing surfaces, anchor locations and clearances. A construction laser level can help with layout and alignment, but it does not by itself verify structural tolerances or connection capacity.
- Lift or position the piece. Use the engineered lifting points and the planned rigging arrangement. Keep personnel clear of suspended loads and provide temporary stability where the permanent connections are not yet complete.
- Align and temporarily secure. Bring the component or module to the specified position, check plumb, level, line and bearing, then install temporary or initial restraints as required by the design.
- Complete permanent connections. Install structural fasteners, welds, interlocks, bearing devices or other specified connectors. Do not substitute a convenient site detail for the engineered connection.
- Close the envelope and service interfaces. Install joint seals, membranes, flashings, insulation continuity, fire or air-control materials and building-service connections where required by the project documents.
- Inspect, test and release. Verify connection completion, alignment, seals and service continuity before concealment or proceeding to the next sequence.
Dry assembly
Dry assembly uses mechanical methods such as bolts, screws or interlocking features. These connections can support rapid positioning and reduce reliance on wet curing or drying, but the required fastener type, installation method, torque, tolerances and inspection remain system-specific.
Wet assembly
Wet assembly uses adhesives, sealants or other materials applied during installation. The products, surfaces, environmental conditions, preparation and cure requirements must follow the system design and manufacturer information. A wet joint is not complete simply because material has been applied; it must achieve the specified bond or seal and be protected while it develops.
Why joints and seals matter
Water tightness means preventing water infiltration. Joint sealing, material water absorption, drainage design and construction quality all influence performance. A joint that looks closed may still leak if surfaces are contaminated, drainage paths are blocked, seals are discontinuous or adjacent components are misaligned. Service penetrations and transitions between panels or modules deserve the same attention as the primary joint.

| Interfaces | Attention centers on panel edges, structure, enclosure layers and service transitions. | Attention centers on module-to-module and module-to-foundation connections, seals and service links. |
| Approvals and inspections | Requirements depend on the component system and local authority. | Factory and site inspections, transport and installation approvals may all apply; confirm the current local requirements. |
Approvals, codes and responsibilities
Building regulations, transport law, lifting rules and inspection responsibilities are jurisdiction-specific. The ICC committee page covers planning, design, fabrication, transport, assembly, inspection, approval and regulatory compliance, including mechanical, electrical and plumbing elements, but its scope is not a universal code for every project. The page reported in 2026 that second editions were in public review, so the current edition and status should be checked before relying on a particular provision.
ISO/TC 59/SC 19 identifies standardization areas including transport, installation, verification, maintenance and reuse. That committee scope describes areas of work; it does not make every listed activity a mandatory project rule. The authority having jurisdiction, project professionals and the selected system documentation determine what must be submitted, inspected and accepted.
Common failure points and practical fixes
Dimensions do not match
Symptom: anchors, openings or adjacent panels are out of position. Response: stop forced fitting, survey the receiving work, compare it with the controlled fabrication information and obtain an approved resolution. Cutting or drilling in the field can compromise structure, services, fire or water control.

Pick the symptom - the matching free tool is one click away.
The site is not ready for the delivery
Symptom: the load must wait, be stored remotely or be handled twice. Response: use a readiness checklist covering access, foundations, crane setup, weather protection, crew, connection materials and inspection availability before dispatch.
Joint leakage or incomplete sealing
Symptom: water enters at a panel or module joint, or a seal is visibly discontinuous. Response: identify the water path, verify substrate preparation and drainage, repair using the specified system and test before concealing the work.
Damage during lifting or transit
Symptom: cracked finishes, bent edges, displaced bracing or damaged service outlets. Response: quarantine the item, document the condition, assess whether the lifting or connection points remain usable and obtain a documented repair or replacement decision.
A project checklist from factory release to handover
- Approved coordinated geometry, interfaces and connection details.
- Fabrication identification, inspection records and release status for each item.
- Packaging, lifting points, load restraint and transport route reviewed for the actual dimensions and mass.
- Permits, escorts and site access confirmed for the project location.
- Foundations, bearing points, temporary works, crane setup and staging area ready.
- Installation sequence synchronized with deliveries and available crews.
- Permanent structural connections, seals, membranes and service interfaces inspected.
- Commissioning, documentation, outstanding defects and handover responsibilities assigned.
There is no reliable universal statistic for how much faster, cheaper, safer or lower-carbon prefabrication is. Outcomes vary with design maturity, factory utilization, transport distance, site readiness and system type. The strongest benefit is the ability to coordinate and inspect repeatable work before it reaches the site; that benefit is realized only when design, logistics and installation are managed as one lifecycle.
