At 150 Bay Street in Jersey City, a custom commercial window package allowed a 1908 former A&P warehouse to become a mixed-use building without losing the visual rhythm of its tall, double-hung wood windows. Crystal Window & Door Systems supplied modified Series 8620 Project-Out Awning windows, while BlueSky Windows installed them and Fifield-Piaker-Elman Architects coordinated the design.
The result was not a standard replacement-window order. Crystal’s 2022 project account describes 515 individually modified windows across all four façades, with custom sash and frame extrusions, historic panning, simulated divided lights, and a two-tone finish. Those details carried the historic appearance; the base awning model alone would not have done so.

What happened at 150 Bay Street
150 Bay Street is a 10-story, 203,000-square-foot building in Jersey City, New Jersey. Crystal identifies it as the former A&P warehouse, designed by architect Howard Chapin and built in 1908. The project adapted the industrial structure for several uses rather than treating it as a single-purpose commercial shell.
Crystal’s account says the restoration included brick and masonry façade work, the ornate roof cornice, and cantilevered, cable-supported loading-dock shed roofs. Replacing the windows was therefore one part of a broader envelope and architectural rehabilitation.

Building Design + Construction published its account on January 19, 2022. The Crystal project story is dated March 17, 2022, and contains a release dateline of January 13, 2022. The dates matter because the occupancy description and product information are a snapshot of that 2022 project account, not a current condition report.
Adaptive reuse program
Crystal described the completed building as combining ground-floor retail, second-floor art studios, third-floor offices, upper-floor loft apartments, three floors used by Nyack College as student residences, and top-floor luxury penthouses. The account also mentions a roof patio, lounge areas, and a fitness center. Those uses explain why the façade had to serve retail, institutional, residential, and amenity spaces in one envelope. They do not establish what the building is occupied by today.
Why the windows required a bespoke solution
The original openings had the proportions and visual subdivisions associated with tall double-hung wood windows. A conventional commercial aluminum window could have filled the openings, but a broad, undivided sash or a different frame depth would have changed the façade’s sightlines. The design team instead used project-out awning units arranged as vertically stacked two-lite configurations. In operation, the units are awnings; in elevation, the stacked arrangement was intended to read like the historic tall windows.

Crystal reports that 515 custom-modified windows were distributed across all four façades. The largest units were reported as 58½ inches wide by 81 inches tall. Building Design + Construction reports 14-foot loft ceiling heights, a proportion that helps explain why the window openings were visually prominent inside the converted warehouse.

Two different project counts
A separate Bay Street portfolio entry from Crystal, accessed in 2026, lists “Window/Door Total: 519.” The restoration narrative and the Building Design + Construction account both use 515 for the custom-modified windows. The sources do not explain whether the four-unit difference reflects doors, another count method, or a scope change. For the window work described in the restoration story, 515 is the supported figure; 519 is a separate portfolio total and should not be merged with it.
How the historic appearance was recreated
Crystal’s description shows that historic character came from a coordinated set of profiles, grids, beads, panning, and colors. The following elements were specified for this building:
| Element | Project treatment | Why it mattered visually |
|---|---|---|
| Window configuration | Series 8620 Project-Out Awning windows in vertically stacked two-lite configurations | Produced the visual division and vertical proportion associated with the original tall double-hung windows |
| Sash and frame | Custom sash and frame extrusions, including a special frame variant | Allowed the new aluminum units to fit the required opening geometry and sightlines rather than relying on a catalog frame |
| Head, jamb, and sill | Historic panning at all three locations | Framed the opening with profiles that echoed the original trim conditions |
| Divided-light pattern | Three-piece simulated divided-light treatment | Created the appearance of individual panes while using insulated glazing |
| Between-glass grid | Colonial ⅝-inch grid positioned between the panes of glass | Added depth inside the insulated-glass cavity |
| Interior and exterior grid | Aligned 1¾-inch raised trapezoidal colonial tape-on aluminum grids on the inside and outside glass | Presented a raised, traditional profile from both sides of the façade |
| Glazing bead | One-inch putty-line-look bead on the historic-look sash | Recalled the putty lines of traditional wood glazing |
| Color scheme | Special two-tone Arroyo Red exterior and white interior applied to windows, panning, grids, and visible installation accessories | Matched the intended exterior palette while keeping the interior light |
These choices illustrate an important restoration principle: visual fidelity is assembled from the edge conditions around the glass as much as from the glass itself. A simulated divided-light grid can look too flat or too narrow if the sash, bead, panning, and exterior color are not developed as one elevation. Here, Crystal describes all of those items as part of the custom package.

| Specification | Reported project detail | How to read it |
|---|---|---|
| Frame | 3¼-inch thermal-broken frame | The frame includes a thermal break intended to reduce direct heat flow through the aluminum |
| Performance designation | AW-PG80 | A product rating stated by Crystal; the sources do not provide an independent field test of 150 Bay Street |
| Glazing | One-inch dual-pane insulated glass | Two panes separated within an insulated-glass unit |
| Spacer and gas | Warm-edge spacer and argon fill | Components specified for insulating-glass performance; no project-specific U-factor or condensation test is given |
| Weatherstripping | Two rows of bulb weatherstripping around the sash | Provides the stated compression seals around the operable sash |
| Locking hardware | Cam-lock handles | Hardware used to secure the awning sash against its seals |
| Hinges | Four-bar HS/SS friction hinges | Supports the projecting sash; the account does not define the abbreviations |
| Opening control | Opening limit devices were optional and specified for this project | Limits the travel of the operable sash where required by the design or use |
No source in the project accounts supplies installed air-infiltration, water-penetration, structural, acoustic, or thermal test results for the completed façade. The AW-PG80 designation should therefore be treated as the product information Crystal reported, not as proof of measured performance in every opening at the building.
Who coordinated the work
The window package depended on three named participants with different responsibilities:
- Crystal Window & Door Systems: manufacturer and supplier of the custom-modified units and associated profiles and accessories.
- BlueSky Windows: fenestration installer identified in the project account.
- Fifield-Piaker-Elman Architects: project architect responsible for the architectural design coordination described by Crystal.
The article text does not clearly identify a general contractor, so one should not be inferred. On a historic commercial project, the practical lesson is that the architect, manufacturer, and installer must resolve opening surveys, profile drawings, finish samples, glass and grid alignment, and installation sequencing together. The 150 Bay Street account presents the windows as a coordinated architectural solution, not a product selected independently from a catalog.

1. Can the new unit reproduce the original sightlines?
Measure the visible frame, sash, meeting rails, and vertical divisions in the existing façade. Confirm whether a stacked configuration, a single tall unit, or another arrangement best matches the historic elevation. At 150 Bay Street, stacked two-lite awnings were used to echo a double-hung composition.
2. Does the system fit the actual opening geometry?
Historic masonry openings rarely behave like identical new-construction rough openings. Require field dimensions, corner conditions, sill slopes, and head and jamb details before finalizing extrusions. Crystal’s account specifically identifies custom sash and frame extrusions and a special frame variant, evidence that the opening conditions could not be handled by one unmodified frame.
3. Is the divided-light pattern convincing from both sides?
Review full-size samples or mock-ups for grid width, projection, alignment, and shadow lines. The Bay Street specification combined a ⅝-inch between-glass grid with 1¾-inch raised interior and exterior grids, rather than relying on a single flat strip.
4. Are trim and glazing beads part of the design package?
Historic panning at the head, jamb, and sill, along with a putty-line-look bead, can determine whether the replacement reads as an intentional restoration. List those profiles in the window schedule instead of leaving them to a later substitution.

5. Can the finish be matched consistently?
Coordinate color samples for the frame, panning, grids, and visible accessories. Crystal reports a special Arroyo Red exterior and white interior across those components. A mismatched accessory finish can undermine an otherwise accurate window.
6. What performance evidence is actually available?
Separate published product ratings from project-specific verification. Ask for the applicable laboratory reports, approved submittals, installation tolerances, and field quality-control procedures. The 150 Bay Street sources provide Crystal’s AW-PG80 and component description but no independent installed-system test results.
What this case demonstrates about adaptive reuse
Keeping a historic façade while changing a building’s function requires more than preserving masonry. Windows influence daylight, ventilation, weather protection, interior acoustics, energy behavior, and the way new occupants perceive the old structure. At 150 Bay Street, retail, studios, offices, apartments, student residences, and penthouses had to share a coherent exterior language. The custom awning approach addressed operability and insulated glazing while retaining the tall vertical cadence associated with the warehouse’s original wood windows.

Omitting any of those items can leave a contractor with a technically compatible window that no longer matches the landmark character.
What is established—and what is not
- Crystal reports a 1908 construction date, a 10-story building, 203,000 square feet, and restoration work on the façade and roof elements.
- Crystal and Building Design + Construction report 515 custom-modified windows across all four façades.
- Crystal’s portfolio separately lists 519 windows/doors; the sources do not reconcile the difference.
- The named system is a custom-modified Series 8620 Project-Out Awning window in vertically stacked two-lite configurations.
- The historic appearance depended on custom profiles, panning, simulated divided lights, putty-line-look beads, and a two-tone finish.
- The performance and hardware specifications are reported by Crystal; no independent installed-assembly results are supplied.
- The 2022 occupancy description is historical project information, not confirmation of current tenants or uses.
Bottom line for project teams
150 Bay Street’s window work succeeded, according to Crystal’s project account, because the team treated the replacement windows as part of the architecture. A modern aluminum awning system became compatible with a historic warehouse façade only after the designers addressed proportions, custom extrusions, panning, divided-light depth, glazing beads, colors, hardware, and installation coordination. For another historic commercial conversion, the transferable lesson is to procure and review the entire visual and technical assembly—not just a window model number.
