How Crest Ridge Repositioned a Single-Tenant Office for Multi-Tenant Leasing

The Crest Ridge project in Minnetonka, Minnesota, shows a practical alternative to office-to-residential conversion: reposition an existing office building for several tenants by reclaiming underused space, correcting code and circulation problems, and investing in shared amenities that make the property easier to lease. The approach did not produce a documented percentage increase in leasable area or a measured return, but it turned a building occupied by one tenant into Class A multi-tenant office space.

What the Crest Ridge conversion actually changed

Building Design + Construction reported on July 24, 2023, that NELSON Worldwide completed the Crest Ridge repositioning in March 2022 for Larson Capital Management. Crest Ridge is a four-story, 116,000-square-foot office building in Minnetonka, Minnesota. It was built in 2008 and sits on a seven-acre campus with a lake, walking trails and scenic views. A three-level attached parking ramp includes a heated garage.

The property had been leased by one tenant. The project changed its operating model and physical presentation so that multiple companies could occupy it as Class A office space. That distinction matters: this was an office-to-multi-tenant-office conversion, not an office-to-residential conversion. The article does not report how many square feet became newly rentable, a before-and-after vacancy rate, a rent increase or an investment return.

Larson Capital Management’s brief included a large basement cafeteria that needed to become leasable space. A stair connecting the floors also required work to satisfy safety and fire-code requirements. The design team added vestibules at the landings as part of that correction. Rather than treating amenities, circulation and code work as separate cosmetic upgrades, the project combined them into a single leasing strategy.

The space-planning moves that supported multi-tenant leasing

Convert a basement cafeteria into usable lease inventory

The former cafeteria occupied a large area but was not described as a separately leasable suite. Upgrading it created an opportunity to put previously non-leasing space into the building’s leasing plan. The source does not state the cafeteria’s square footage, the final suite configuration or whether every portion became directly rentable. The important move was to evaluate a support area as potential inventory instead of accepting its original use as fixed.

Make the stair a safe, legible connector

The staircase linking the floors was not simply a circulation feature. It needed safety and fire-code improvements, including vestibules at the landings. In a multi-tenant building, a stair that is hard to navigate or fails current requirements can undermine the usefulness of otherwise attractive space. Correcting the stair allowed the floors and shared areas to function as one coherent property while addressing a compliance obligation.

Put shared amenities where tenants can use them

The reported amenity package concentrated communal functions in visible, convenient locations. At the base of the staircase, the project added a self-service food and beverage area. Near full-height windows, it placed a fireplace, pool table and perching stations. A 70-person training and conference room was located beside pre-function space, giving tenants a larger meeting option without requiring each suite to build its own equivalent room.

Upgrade wellness and common areas

The fully equipped fitness center moved to the first floor and was upgraded. The project also added second-floor flooring and new common-area furniture, including a shared entertainment space. These details are not evidence that every amenity improves leasing in every market. They show how the team used common areas to give several tenants access to functions that would be expensive or inefficient to duplicate in each private suite.

Why this is a “twist” on office conversion

When office vacancy rises, owners often investigate residential conversion. Building Design + Construction noted that office-to-residential projects can be complicated and expensive because of floorplate dimensions, ceiling heights and code restrictions. Crest Ridge took a different route: retain the office use while changing the building from a single-occupant asset to a multi-tenant one.

This strategy can be considered when the existing structure, parking, location and building systems are more compatible with office use than with apartments. It does not eliminate the technical barriers to residential conversion, and the Crest Ridge case does not prove that multi-tenant repositioning is cheaper or more profitable in general. It demonstrates a narrower proposition: an owner can sometimes improve leasing prospects by reorganizing the office program and making shared space work harder.

Budget decisions: amenities were not unlimited

The reported initial project budget was $2.6 million. The team reduced that budget by $1 million by scaling back some amenities. Building Design + Construction did not itemize which amenities were reduced, identify the final construction cost or provide a cost-per-square-foot benchmark.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

That qualification is essential for anyone evaluating a similar project. The $1 million reduction is a reported adjustment for this property, not a savings formula that can be applied to another building. A useful budget process would separate life-safety and code work from discretionary amenities, then test which shared features support the leasing plan strongly enough to justify their cost.

  • Prioritize shared capacity: compare the cost of one building-wide conference room or fitness center with the cost and space penalty of duplicating those functions in every suite.
  • Scale finishes deliberately: flooring, furniture and decorative features can be phased or adjusted without compromising core compliance work.
  • Document scope changes: record what was removed or reduced so leasing teams do not promise amenities that the final project does not contain.

What the reported leasing results do—and do not—show

Upon completion, Old Republic Title had leased two and a half floors. The 2023 article reported four tenants, including Walker Methodist, One10 and Functional Neurology. Walker Methodist and Functional Neurology worked with NELSON on their fit-outs.

Those figures are a historical snapshot from the publication date. They are not verified current occupancy, a guarantee of future leasing or evidence of a specific return on the $2.6 million budget. The article supplies no market-wide statistic on office conversions, no measured increase in rentable area and no independent comparison with an unchanged building.

The site itself offered leasing advantages that are separate from the interior work. The campus connects to Interstate 394 and is within a half-mile of restaurants and retail, according to the article. Its lake, trails, views and heated parking ramp are physical characteristics that a repositioning can highlight, but they cannot be reproduced at every property.

A practical framework for testing this approach on another building

1. Establish the physical and market baseline

Measure each floorplate, ceiling height, structural grid, window line, vertical-transportation route, parking supply and building-system capacity. Then identify the tenant sizes and workplace functions that local demand can realistically support. A building may have abundant gross area but little space that can be efficiently divided into code-compliant suites.

2. Map non-leasing space and potential recovery

List cafeterias, oversized lobbies, storage rooms, underused conference areas and other support zones. For each, determine whether it can become a private suite, a rentable meeting facility or a shared amenity. Keep the distinction clear: a common room may improve the building’s appeal without increasing the legal rentable area.

3. Resolve code and circulation issues before designing finishes

Review egress, fire separations, stair enclosures, vestibules, accessibility, restroom counts, mechanical ventilation and electrical capacity. The Crest Ridge staircase demonstrates why circulation can be a project driver. If a stair or landing cannot support the intended occupancy safely, furniture and finishes will not solve the leasing problem.

4. Design an amenity package around tenant duplication costs

Choose amenities that several tenants can use and that would be inefficient to replicate in every suite. A conference room sized for 70 people, a fitness center or a food-and-beverage point may be candidates, but the right mix depends on tenant types, operating hours, security and management capacity. Place visible, high-use features along intuitive paths rather than in isolated leftover rooms.

5. Coordinate base building work with tenant fit-outs

Define what the owner delivers in common areas and what each tenant must fund inside its suite. At Crest Ridge, NELSON worked with Walker Methodist and Functional Neurology on their fit-outs. Early coordination can prevent conflicts over mechanical loads, accessibility routes, signage, security and shared-room scheduling.

6. Set measurable leasing tests

Before construction, establish the metrics that will determine whether the repositioning worked: executed lease area, time to lease, tenant-size mix, tour-to-proposal conversion, operating cost of amenities and utilization of shared rooms. The Crest Ridge article does not provide these measurements, so owners should create them prospectively rather than infer success from a tenant list alone.

How to compare this case with another office repositioning

A fair comparison should use the same decision axes instead of relying on headline budget or amenity counts. The following framework is inferred from the Crest Ridge challenges and project description, not presented as a comparative study by the source.

Comparison axis Questions to answer
Floorplate and ceiling constraints Can the existing geometry support the target suite sizes, daylight needs and building systems?
Code scope Are stairs, vestibules, fire separation, accessibility or egress upgrades required before occupancy?
Space recovered for lease Which areas become private suites, and what area remains common or support space?
Amenity requirement Which shared functions matter to likely tenants, and who will operate and maintain them?
Budget tradeoffs What is mandatory, what can be phased and what was removed when the budget changed?
Location and access How do roads, transit, parking, food, retail and campus features affect the leasing story?
Leasing evidence Are results current and measured, or are they only a dated tenant and floor-count snapshot?

What NELSON’s comments mean for owners

NELSON Associate Principal and Regional Practice Leader—Asset Strategy David Filak said, “A lot of developers and tenants are going through investigative processes.” He also said of the work with Larson Capital Management, “we were able to help them at every step of the way.” These comments describe the firm’s view of a market in which owners and occupants are evaluating options, not independent proof that a particular design method improves outcomes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The article also characterizes NELSON as favoring comprehensive repositioning analysis and seeing potential in tools such as artificial intelligence to identify building strengths and weaknesses. That is a stated position reported by the publication. It is not evidence that AI improves project performance, predicts rents or replaces architectural, engineering, code or leasing judgment.

Key lessons from the Crest Ridge example

  • The conversion’s central change was from one office tenant to multiple office tenants, not from offices to homes.
  • Leasability was pursued through a combination of recovered space, compliant circulation and shared amenities.
  • The reported $2.6 million starting budget was reduced by $1 million through amenity scaling; no final cost was published.
  • Old Republic Title’s two-and-a-half-floor lease and the four-tenant count were reported in 2023 and should not be treated as current occupancy.
  • The case provides no quantified increase in leasable area, rent, return or general conversion cost.

For owners assessing an underused office property, the useful question is not whether to copy Crest Ridge’s fireplace, pool table or fitness center. It is whether the building has recoverable space, solvable code constraints, a credible tenant mix and a shared-amenity plan that fits the budget. Those answers determine whether an office-to-multi-tenant repositioning is a sensible alternative to a far more disruptive change of use.
