The Unexpected Al Marjan Island Hotel & Residences is a beachfront hotel and branded-residences development in Ras Al Khaimah. Almal identifies Palladium Hotel Group as its manager and gives the hotel a scale of 422 rooms or keys, alongside the residential units. Almal’s project release

The hotel and residences form one development, but the 422 figure refers to hotel rooms or keys; it is not a combined count of hotel rooms and homes.

The September 2026 figure is the latest progress figure in the cited company updates, but it is not an independent construction assessment. Almal’s earlier release reports 23% completion and prints its date as “8.4.26”; that string does not establish an unambiguous day and month. It should not be treated as the current figure. What the schedule change means
Almal’s May 2024 launch announcement said the development was set to open in 2026. A later Almal release states a 2027 handover. How the development fits into Al Marjan Island
Al Marjan describes the island as a four-island, coral-shaped waterfront destination with 23 kilometres of coastline. Its current destination overview presents a mix of resorts, residences and leisure spaces, and lists more than 8,500 planned hotel keys and more than 18,000 planned residential units. Marjan also describes Wynn Al Marjan Island as an integrated resort planned to include more than 1,500 guestrooms, retail, leisure, meeting, dining and entertainment facilities, and a gaming area. What these milestones can—and cannot—tell a buyer
The chronology and reported construction percentage provide a snapshot of Almal’s stated progress. They do not establish build quality, regulatory status, completion risk, resale demand or likely investment returns. Almal’s release also attributes 1.35 million visitors in 2025, up 6% year over year, to Ras Al Khaimah and projects nearly 5.5 million visitors by 2030. It does not name the underlying tourism-data publisher, so these figures should be read as claims and a forecast reported by Almal, not independently validated results. Almal release
For a potential buyer, island-wide development plans are context, not a substitute for assessing a specific purchase. Review the contract, payment schedule, stated handover terms, applicable protections and the project’s current status with appropriately qualified local professionals. Neither destination growth plans nor a developer’s construction update is evidence of a particular unit’s future return.
