Its reported resilience strategy combined Solarban 70 low-emissivity glass, a sawtooth façade with inward-angled mullions, hundreds of individually modeled curtainwall units, a steel exoskeleton, deep foundations, dampers and a dedicated evacuation approach. The project feature that reports these details was published by Building Design + Construction on September 6, 2019, and was authored by Vitro Architectural Glass; the performance figures and certification claims below should therefore be understood as reported project claims, not independent verification.
The tower’s façade and structure were developed together. The glass was selected for solar control and daylight, the geometry added passive shading, and the customized curtainwall had to coordinate with diagonal steel members and wind requirements. Beneath that enclosure, the article reports 44 caissons averaging 262 feet deep and a damper system intended to handle seismic events up to magnitude 8.0. Occupant Evacuation Operation elevators replaced conventional stair towers in the reported planning approach, allowing more leasable floor area.

What 181 Fremont is—and what the 2019 account actually establishes
181 Fremont is a mixed-use tower in San Francisco. The feature reports that construction was completed in May 2018 and describes a 55-floor building containing 435,000 square feet of office space and 17 condominium floors. Those figures describe the project context at the time of publication; they are not a current leasing or occupancy statement. The same article said the office space was fully leased to Facebook and that almost all residential units had been purchased in 2019, so those statements should not be treated as present-day status.
Heller Manus Architects is credited with the façade’s sawtooth geometry. Benson Industries is identified as the glazing contractor and Hartung Glass Industries as the fabricator. The project account is available in Vitro Architectural Glass’s Building Design + Construction feature. No independent structural-engineering report, current product datasheet, REDi certification record or current leasing source was reviewed for this article.

How the glass balanced solar heat and daylight
The tower’s floor-to-ceiling façade used Solarban 70 glass, formerly marketed as Solarban 70XL. Vitro describes it as a triple-silver-coated, low-emissivity glass. For a 1-inch insulated glass unit, the feature reports that it blocked 73 percent of solar heat while allowing 64 percent of daylight through. Those are the article’s stated values for that configuration, not a performance guarantee for every assembly or climate.
| Glass attribute | Reported value | Qualification |
|---|---|---|
| Product named for the tower | Solarban 70 (formerly Solarban 70XL) | Reported by Vitro’s 2019 feature |
| Coating description | Triple-silver, low-emissivity | Product description in the feature |
| Solar heat blocked | 73 percent | For a 1-inch insulated glass unit, according to the feature |
| Daylight transmitted | 64 percent | For the same 1-inch insulated glass unit, according to the feature |
Solar-control glass addresses two competing façade objectives: reducing unwanted heat gain while preserving useful daylight. A lower solar load can reduce cooling demand and improve perimeter comfort, while higher visible transmission can support daylighting and views. The reported percentages should not be read as a simple promise that the occupied tower receives 64 percent daylight in every room. Actual daylight depends on orientation, mullions, interior finishes, blinds, nearby buildings, sky conditions and the complete glazing assembly.
The glass itself is not presented as the sole seismic mechanism. The source connects it to a broader design in which geometry, connections, steel, foundations and damping were coordinated. That distinction matters: a coating can influence solar and thermal behavior, but earthquake resistance depends on the building’s complete load path and detailing.

Why the sawtooth façade was more than an aesthetic choice
The feature describes a repeating sawtooth pattern of angled mullions that face slightly inward. It says this geometry acts as passive solar control. Instead of depending only on the coating to reject radiation, the façade’s projections and recesses change how sun reaches the glass. The strategy is therefore a combination of material selection and form.
Geometry also changes fabrication and installation. Adjacent diagonal panels do not all share the same dimensions or connection conditions, particularly when a façade wraps a tower with changing angles and meets a diagonal exoskeleton. The project could not be treated as a simple field of identical rectangular units. Any claim that the sawtooth form is universally more energy-efficient would go beyond the evidence supplied; the article reports the design intent, not a comparative test against a flat façade.

How hundreds of unique curtainwall units were coordinated
Jeffrey Heymann, vice president of business development at Benson Industries, explained the fabrication challenge this way: “With the proposed sawtooth adjoined diagonal panels, it created hundreds of unique curtainwall units,” The feature says each unique unit had its own 3D model so the team could study connections and milling.
That modeling approach turns a visually repetitive façade into a controlled set of discrete fabrication problems. For each unit, the design team had to resolve panel dimensions, mullion angles, attachment points, tolerances and the machining needed to make the parts fit. A unit-by-unit model can also provide a reference for shop fabrication and field installation, reducing the risk that a theoretically correct detail fails when it meets an adjacent, differently angled panel.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsThe article adds that diagonal elements of the steel exoskeleton required retention cages that encroached on a typical clear anchor zone. Modeling took several months, according to the project account. This is a useful indication of coordination intensity, not a published schedule or productivity benchmark for other curtainwall projects.
Wind requirements at the elevated terrace
The feature says wide glass panels were used at the elevated amenity terrace to meet the prescribed wind-deflection level. That statement links panel selection to a specified movement limit, but it does not provide the numerical deflection limit, panel dimensions, glass make-up or test method. Those details would be needed to reproduce or independently assess the decision.
What the reported seismic system included
According to the feature, 181 Fremont’s seismic design combined deep foundations with a series of dampers. It reports 44 caissons averaging 262 feet deep and says the design can handle seismic events up to magnitude 8.0. The article also says the project received a REDi Gold rating.

| Seismic-related element | What the feature reports | Evidence boundary |
|---|---|---|
| Foundations | 44 caissons, averaging 262 feet deep | Project figures reported by Vitro |
| Damping | A series of dampers | The account does not specify damper type, quantity or tested response |
| Seismic event capacity | Up to magnitude 8.0 | Claim stated in the feature; independent calculations were not reviewed |
| Resilience designation | REDi Gold rating | The article reports the rating; a certification record was not independently checked |
In general structural practice, foundations transfer gravity and lateral forces into the ground, while damping devices dissipate part of the energy associated with building motion. The project-specific arrangement, design forces, acceptance criteria and performance results are not supplied in the article, so those general principles should not be mistaken for a reconstruction of 181 Fremont’s calculations.
Magnitude is also not a complete description of building demand. The location, distance to a fault, duration and frequency content of ground motion, soil conditions and the structure’s dynamic characteristics all affect response. Consequently, the phrase “up to magnitude 8.0” should remain attributed to the 2019 feature rather than presented as an independently verified guarantee for every possible earthquake scenario.
How the façade and structure had to work together
The project account shows several interfaces where an architectural decision created a structural or fabrication requirement:
- Solar and daylight objectives: Solarban 70 supplied the reported heat-rejection and daylight-transmission characteristics for the selected insulated unit.
- Passive shading: Inward-angled mullions formed the sawtooth geometry described as a solar-control measure.
- Unique geometry: Adjoining diagonal panels produced hundreds of non-identical curtainwall units.
- Digital coordination: A separate 3D model for each unique unit was used to examine connections and milling.
- Exoskeleton interfaces: Diagonal steel members and their retention cages intruded into a typical anchor zone, requiring extended modeling.
- Wind movement: Wide terrace panels were selected to meet the prescribed wind-deflection level reported by the feature.
- Seismic system: Deep caissons and dampers formed the reported foundation-and-energy-dissipation strategy.
This sequence explains why the article presents resilience as a coordinated project outcome. It does not establish that the glass, sawtooth pattern, dampers or caissons independently produced the claimed performance. Changing one part could alter loads, movement, connections, fabrication tolerances or space planning elsewhere.
Why evacuation elevators affected the floor plan
The feature says Occupant Evacuation Operation elevators were used instead of stair towers. Its stated planning benefit was to maximize available office and residential leasing space. This is a space-planning decision reported for this project, not a general recommendation to replace stairs in other buildings.

Elevator-based evacuation requires a building-specific life-safety strategy, protected equipment, reliable power and regulatory approval. The article does not provide the elevator count, shaft protection, operating procedures, emergency-power design or code analysis, so those details cannot be inferred from the reported choice. The important project lesson is the trade-off identified by the source: the evacuation concept was considered alongside usable floor area rather than as an isolated circulation decision.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What architects and façade teams can take from the project
Treat solar performance and geometry as one façade decision
A high-performance coating can be paired with projections, recesses or angled mullions to manage solar exposure. The 181 Fremont account illustrates that the geometry must be evaluated for fabrication, structure, views, maintenance and wind—not only for appearance.
Model nonstandard units individually when interfaces demand it
When a façade contains many different angles, a single typical detail may conceal connection and machining problems. The project’s reported unit-by-unit 3D modeling is an example of using digital models to make those differences explicit before fabrication.
Reserve anchor zones with the structural frame in mind
The reported conflict between exoskeleton retention cages and a typical clear anchor zone shows why curtainwall anchors should be coordinated with steel geometry early. Late resolution can affect reinforcement, tolerances, access and installation sequence.
Define performance claims precisely
Solar heat rejection and daylight transmission need a stated glass thickness and assembly. Wind performance needs a specified deflection criterion. Seismic claims need defined ground motions, analysis assumptions and verification. The feature supplies some headline figures but not the underlying test or calculation records.

Keep historical project facts separate from current status
Completion date, floor count, area and the 2019 leasing statements describe the project at that time. A current owner, tenant, occupancy level or certification status would require newer documentation.
What remains unverified
The 2019 feature is useful for understanding the design narrative, named materials and reported dimensions, but it is not an independent engineering record. The following items were not independently established: current Solarban 70 technical values for the exact installed assembly; the structural calculations behind the magnitude-8.0 statement; the scope and issuing body of the REDi Gold rating; damper specifications and measured response; the numerical terrace wind-deflection requirement; and present-day building occupancy.
For a design decision, procurement specification or resilience claim, consult current manufacturer data, the project’s structural and façade documents, applicable California requirements and an authoritative certification record. The article supports a case study of integrated decision-making; it does not by itself support a blanket claim that one façade product or one structural detail guarantees earthquake performance.

The central lesson from 181 Fremont
181 Fremont’s reported advance was coordination. Solarban 70 addressed solar control and daylight, the sawtooth profile added passive shading, bespoke curtainwall modeling resolved hundreds of changing units, the exoskeleton and anchors were studied together, and caissons, dampers and evacuation elevators connected resilience goals to the structure and plan. The feature’s figures—including 73 percent solar heat blocked, 64 percent daylight transmitted, 44 caissons averaging 262 feet and capacity stated up to magnitude 8.0—belong to that specific project account and should be cited with their conditions and source.
