Hillman Solutions Corp. has started construction of a new approximately 715,000-square-foot facility at the former Forest Fair Mall site in Forest Park, Ohio. The Class A building will combine distribution, offices and operational-support functions, and Hillman plans to occupy it entirely as a single tenant. The project will consolidate several Cincinnati-area operations, with the company citing better collaboration, efficiency and customer service as the principal reasons for the move.
What is Hillman building in Forest Park?
Hillman and industrial developer Hillwood Investment Properties held a groundbreaking ceremony on June 16, 2026, for a multipurpose facility on the long-vacant Forest Fair Mall property in Forest Park, north of Cincinnati. The planned building is designed primarily as a distribution center, but it will also include office space and operational-support areas.

Hillwood and Hillman described the 2025 lease plan as 715,736 square feet. Hillman’s 2026 materials round that figure to approximately 715,000 square feet, so both figures refer to the same planned development at different levels of precision.
Expansion capacity is part of the site plan
The property includes an expansion pad capable of supporting another 162,000 square feet. That pad gives Hillman room to add capacity without establishing a separate nearby facility if distribution or support requirements grow.

Why is Hillman consolidating its Cincinnati operations?
Hillman will lease and fully occupy the building as its sole tenant. The company is bringing several Cincinnati-area operations together in one centralized location rather than continuing to spread those activities across multiple sites.
Hillman says the consolidation should improve collaboration among teams, raise operating efficiency and strengthen customer-service capabilities across North America. The facility is therefore intended to be more than a warehouse move: it is a shared platform for distribution, administration and operational support.

How the building fits Hillman’s growth strategy
Hillman’s Investor Day materials connect the Forest Park hub with investments in warehouse automation, robotic efficiencies, real-time inventory planning and smart logistics. Those initiatives support the company’s stated goal of reaching $2.5 billion in annual net sales by 2030 and its management target of an 8% to 12% five-year revenue compound annual growth rate. These are forward-looking company targets, not reported results from the new facility.

Hillman, founded in 1964 and headquartered in Cincinnati, says it has more than 1,200 field associates and more than 111,000 stock-keeping units covering fasteners, hardware, project gear and supplies, as well as key and engraving services. A centralized distribution operation is intended to provide capacity for that product range as the company pursues its growth plan.
When will the Forest Park facility be completed?
There are two published schedule descriptions, and they should not be treated as one confirmed completion date. Hillwood’s September 5, 2025 announcement said mall demolition was under way, construction would begin in May 2026 and building completion was targeted for mid-2027.
Hillman’s SEC-filed 2026 Investor Day presentation describes the approximately 715,000-square-foot facility as completing in phases from 2027 through 2029. That later description may refer to a phased rollout, occupancy or related implementation rather than the physical shell alone, but the available statements do not reconcile the difference. As of the June 2026 groundbreaking reporting, no authoritative later update confirms that the building had opened or reached a subsequent construction milestone.

Who is involved in the development?
Hillwood Investment Properties is the industrial real-estate developer. Public partners named for the project include the City of Forest Park, Butler County Land Bank, Ohio Department of Development, City of Fairfield, JobsOhio and REDI Cincinnati. Their involvement ties the project to the redevelopment of the former mall site and to broader regional economic-development efforts.
How much will the project cost, and how many jobs will it preserve?
WLWT reported a project value of $100 million and said the redevelopment would preserve 500 local jobs. Those figures come from WLWT’s local reporting; Hillman’s official groundbreaking announcement did not state them. They should therefore be read as reported project and employment figures rather than numbers directly published in Hillman’s release.

The facility is being built on a property that had remained vacant for years after the mall’s decline. Replacing the former retail complex with a large, single-tenant logistics and support center gives Forest Park a major industrial use and places a regional employer at the site.
