The construction proposed for Hamlin School at 2120 Broadway in San Francisco’s Pacific Heights is no longer a pending project. The San Francisco Planning Commission approved the expansion and renovation through a 2016–2017 entitlement process, and the completed campus work was delivered in February 2022.
It was an upgrade to Hamlin’s existing three-building K–8 campus, not construction of an entirely new school. The approved additions totaled approximately 9,700 square feet and supported planned enrollment growth from 400 to 440 students.

What the Hamlin School project included
Planning Commission Case 2014-000557CUA covered a Conditional Use Authorization for a Planned Unit Development at 2120 Broadway. The proposal altered two of the school’s three existing buildings and added approximately 9,700 square feet. Because the campus sits in an RH-2 residential district and a 40-X height-and-bulk district, the application also sought exceptions involving rear-yard requirements and height measurement.
The commission approved the project with conditions at its March 9, 2017 meeting and amended the design to remove a proposed fourth floor. Sponsor materials refer to approval in 2016, while the surviving city calendar records the amended final action in March 2017. Together, those references describe an entitlement process spanning 2016 and 2017 rather than two separate projects.

Herrero Builders describes the broader construction effort as a 67,000-square-foot project combining renovation and new construction. That figure describes the overall project area characterized by the contractor, while the roughly 9,700-square-foot figure is the Planning Commission’s measure of additions. They are different measurements of the same campus work, not conflicting descriptions of an extra building.
How the design created a theater and gym on a steep site
Pacific Heights’ sloping terrain shaped both the construction method and the final arrangement. WAN Awards describes three buildings stepping approximately 65 feet down the hillside. A central retaining wall and disconnected circulation made the interior of the campus the most practical place to concentrate new program space while limiting effects on Bay views and neighboring residences.

Excavation beneath the existing campus
Instead of relying only on outward additions, the team excavated beneath and behind existing structures. Pacific Union Development Company says this approach created a theater and gymnasium within the constrained property. Herrero Builders records significant excavation, shoring, underpinning and seismic and accessibility upgrades as part of the work.
AIA San Francisco explains that the rear half of the McKinne building was demolished. The resulting excavation created flexible program space, including a large double-height gymnasium above a multipurpose performing-arts space. In the organization’s description, the work “created new, flexible program space by demolishing the rear half of the McKinne building and excavating beneath and behind it.”

Learning and performance uses
The completed improvements added classrooms as well as dedicated spaces for physical education and performances. The theater and gym were therefore not freestanding additions on a newly cleared site; they were inserted into a reconfigured campus through demolition, deep excavation and structural support work.
Approval conditions addressed traffic and neighbors
The entitlement debate involved more than building form. The school operates in a residential neighborhood near other schools, so the approval conditions addressed student drop-off and pick-up behavior and cumulative transportation effects.

The transportation-management program added drop-off zones and introduced staggered drop-off times. These measures were intended to distribute arrival activity rather than allow every family vehicle to reach the campus at once. The published project descriptions do not provide a measured percentage reduction in traffic, so no quantified traffic result can be assigned to the program.

The commission’s conditions also governed the requested rear-yard and height exceptions. Concentrating construction inside the existing campus helped preserve views and reduce the visual effect on neighboring homes, according to WAN Awards’ project account.

Is construction finished?
Yes. WAN Awards reports completion in February 2022, and Pacific Union Development Company lists the project status as Delivered. The completed work is consequently not a 2026 proposal awaiting construction or approval; it is an operating campus expansion delivered after the 2016–2017 planning process.
What the published records do not establish
The available city, school-project and contractor descriptions do not state a construction cost, a total greenhouse-gas figure or a measured post-completion reduction in traffic. Those figures should not be inferred from the project’s size or from the transportation conditions.
The project’s documented purpose was to make a constrained urban campus work harder: accommodate 40 additional students, provide classrooms and dedicated performance and athletic facilities, and complete seismic and accessibility improvements without replacing the entire school. Hamlin’s mission language, quoted by WAN Awards, is to “meet the challenges of their time”; the delivered project applies that idea to a steep, occupied school site through interior excavation and careful campus reconfiguration.
