Grova Developments has awarded Hassan Allam Construction an additional US$500 million in construction works for Phase II of Grova EastHills in East Cairo. Announced on 26 October 2026, the award adds 334 acres and takes the villas-only community beyond 600 acres across two phases. Phase II expands the range of villa types, enlarges the residents’ clubhouse and introduces a casual, all-day retail destination.
What is the new Hassan Allam EastHills contract worth?
The Phase II award is valued at US$500 million. Grova Developments, the real-estate arm of Hassan Allam Holding, appointed sister company Hassan Allam Construction to deliver the additional works. The contract is therefore both a major construction award and an expansion of the group’s vertically integrated development-and-construction model.

The award follows a separate US$550 million turnkey contract announced in October 2025 for Phase I. That earlier contract covered a 305-feddan New Cairo development, including villas, townhouses, commercial and office space, ancillary mixed-use buildings, infrastructure and landscaping.
How large will Grova EastHills become after Phase II?
Phase II adds 334 acres. Hassan Allam Holding describes the combined EastHills masterplan as covering more than 600 acres across the two phases. The project is located on AUC Avenue in East Cairo and is planned as a single-family, villas-only community organized into seven neighborhoods.

Landscaping is a significant part of the plan, although the company has published two different figures. The official launch announcement said 45% of EastHills would be landscaped and open space, while a later Hassan Allam Holding post described the share as almost 50%. Those figures should be treated as source-specific descriptions rather than a single reconciled percentage.
What does Phase II add to EastHills?
More villa typologies
The new phase introduces additional villa typologies across a wider range of sizes. The announcement does not publish unit counts, floor areas or a complete schedule of the new models, so the confirmed change is broader housing choice rather than a quantified increase in homes.

An enlarged residents’ clubhouse
Phase II expands the main clubhouse, which is reserved for EastHills residents. The clubhouse is part of the community’s shared amenity offer and is distinct from the project’s commercial and premium zones.

Casual, all-day retail
A casual all-day retail destination is also planned. It supplements the existing premium zone, which includes fine dining, high-end retail and office space. Together, these components give the masterplan both resident-focused amenities and broader commercial uses.
Was EastHills Phase I sold out?
Yes. EnterpriseAM reported that Phase I was fully sold out. The reported sell-out prompted Grova Developments to expand the project and accelerate construction. The announcement does not provide a sell-out date, unit tally or sales-value breakdown.
How does Phase II relate to the original project?
Phase I was announced as a 305-feddan New Cairo development under the US$550 million turnkey contract. Its delivery scope included standalone villas, twin villas and townhouses, together with commercial and office space, ancillary mixed-use buildings, infrastructure and landscaping.

Phase II broadens that baseline rather than replacing it: the community remains villas-only and retains its premium dining, retail and office concept, while adding land, more villa formats, a larger residents’ clubhouse and casual retail. Construction was already under way when Phase I launched.
Why is the award strategically important for Hassan Allam Holding?
The transaction demonstrates the holding company’s integrated structure. Grova Developments controls the real-estate development, while Hassan Allam Construction performs the construction works. Keeping development and construction within sister businesses can give the group direct control over design coordination, procurement, infrastructure delivery and sequencing, although the announcements do not disclose project margins, delivery dates or detailed performance targets.
Hassan Allam Holding says it was founded in 1936 and now has 90 years of experience, 50,000 employees, 18 subsidiaries and operations in more than 10 countries. The EastHills award extends that construction presence into a larger residential masterplan in East Cairo.

- Confirmed: 334 acres added, taking the combined project beyond 600 acres.
- Confirmed: Phase I’s 305-feddan baseline and US$550 million turnkey contract.
- Confirmed: seven neighborhoods, villas-only positioning, expanded villa choices, a residents’ clubhouse extension and casual all-day retail.

What should contractors and market observers watch next?
The practical indicators will be the release of Phase II delivery schedules, construction milestones and additional technical scope. Observers should also watch whether Grova publishes the number and sizes of new villa types, how the clubhouse expansion is phased, and when the all-day retail destination opens. Until those details are released, the US$500 million award and the 334-acre expansion are the clearest measures of Phase II’s scale.
