The 2020 Building Design + Construction roundup covers four different building functions—not four competing versions of the same product: a water-saving showerhead, built-in closet storage, mobile-enabled access control, and a compact kitchen appliance package. The Pioneer Lux-Flow showerhead is the only item in the group with a current, model-specific specification confirmed here. Organized Living still presents Select and freedomRail as multifamily systems, while current availability and specifications for Schlage Control and Whirlpool Small Spaces require confirmation before you place them in a project specification.
What the four products are—and how much confidence to place in them
The original article was published on February 12, 2020, as a product introduction rather than an independent test. Its performance, savings, resident-experience and integration statements came from manufacturers or their representatives. Use the list as a design-options checklist, not as a ranked comparison or proof that one product will outperform another on your site.

1. Pioneer Lux-Flow: a low-flow showerhead with a current model specification
The Lux-Flow uses a mini-turbine to inject air into water droplets, a design intended to make a reduced-flow spray feel stronger. Pioneer’s current SH-401 page specifies 1.75 gallons per minute at 80 PSI. The fitting is a standard 1/2-inch IPS female connection; the 3-3/8-inch face uses a brass ball swivel joint and rub-clean anti-scale spray. Those details make it the most straightforward of the four products to evaluate during design development because a model number and installation interface are identified.

Pioneer currently says Lux-Flow saves 7.5 gallons during one 10-minute shower compared with an average standard-flow showerhead. That is a manufacturer comparison, not an independently measured result in the available material. Treat it as a claim to validate against your project’s fixture schedule, pressure conditions, utility rates and local code rather than as a guaranteed operating saving.

Where it fits in a multifamily specification
- Confirm that 1.75 GPM satisfies the plumbing code and water-efficiency requirements for every jurisdiction in the project.
- Coordinate pressure assumptions with the plumbing engineer. The published flow point is 80 PSI; field pressure can differ substantially, especially in tall buildings or pressure-zoned systems.
- Choose the finish and style from the current submittal rather than relying on the 2020 roundup, which described multiple styles and finishes but did not establish today’s catalog.
- Include access for cleaning and replacement. The rub-clean spray helps remove scale at the outlet, but water chemistry and maintenance frequency still affect service life.
Pioneer’s CEO and president, Nick Eleftheriou, said the company hears that cost is usually the biggest factor for multifamily plumbing fixtures, even when style and conservation matter. That is a vendor perspective, not a cost study, but it points to the right procurement question: compare installed cost and expected maintenance, not just the fixture’s purchase price.
2. Organized Living Select: built-in storage planned as part of the unit
Select is described as a traditional built-in apartment storage system based on a rail, furniture-grade wood and proprietary hardware. The concept is to give residents a built-in closet appearance while allowing the developer to choose configurations that match the project’s amenity level. Organized Living’s current owner-developer materials present Select and freedomRail as multifamily solutions for both new construction and existing communities, with brochures and specification documents available for project planning.
Design questions to settle before ordering
- Measure the room, not only the nominal closet width. Record finished-wall dimensions, soffits, sprinklers, electrical devices, door swings and baseboard conditions. A rail-based system still needs clearances for installation and future adjustment.
- Define the resident-facing package. Decide whether every unit receives the same shelf, hanging and drawer mix or whether studios, one-bedrooms and premium units receive different configurations.
- Coordinate substrates and backing. Identify where rails fasten, what blocking is required and who owns wall preparation. Responsibility should be explicit in the architectural and millwork scopes.
- Review durability details. Ask for finish samples, hardware cycle information, load ratings and cleaning instructions. “Furniture-grade” describes the material positioning; it is not a substitute for project-specific performance data.
- Confirm warranty language in the contract. The 2020 article reported a 10-year limited warranty, but current terms were not established here. Obtain the present warranty document, exclusions, transferability and claim process before relying on that duration.
Organized Living marketing executive Theresa Finnigin said multifamily residents expect affordable, high-quality storage that matches amenities such as stone counters and luxury flooring. That statement explains the positioning of Select, but it does not demonstrate resident satisfaction relative to another system. Evaluate the visual standard, repairability and replacement-part access your operating team actually needs.
Rank #2

- One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
Installation and operations checklist
- Sequence installation after drywall and paint are sufficiently complete to avoid damage, while leaving enough access for anchoring.
- Require a unit-by-unit inspection for level rails, secure fasteners, door and drawer alignment and finish damage.
- Keep an as-built schedule of components so maintenance staff can order matching parts instead of replacing an entire bay.
- Ask the supplier how additions or reconfigurations are handled when a resident or future renovation changes the closet layout.
3. Schlage Control: mobile credentials are an access-control project, not just a lock
The 2020 article described Allegion’s Schlage Control as a mobile-enabled lock using Bluetooth credentials for multifamily properties. It named Kastle Systems and STRATIS as early ecosystem integrations and presented an open-architecture approach intended to let managers choose access-management software. Reported article-era benefits included mobile credentials, event audit trails of up to 1,000 events, simpler guest access and less dependence on physical-key management.
None of those article-era details should be treated as current compatibility or capacity without present Schlage and Allegion documentation. Product names, firmware, gateways, cloud services and supported integrations can change independently of the lock body. The current availability of the specific Schlage Control configuration described in 2020 was not confirmed in the material available for this article.
Questions for the access-control submittal
- Credential method: Can residents use Bluetooth, a separate credential type or both? What happens when a phone is lost, replaced or out of battery?
- System boundaries: Which doors are included—unit entries, amenity rooms, package rooms, garages and mechanical spaces—and which remain on a separate system?
- Integration: Obtain a current list of supported property-management, intercom, visitor and identity systems. Do not rely on the 2020 references to integrations as a present guarantee.
- Audit data: Confirm event-retention limits, export format, administrator permissions, time synchronization and privacy controls. The reported “up to 1,000 events” figure is article-era and unverified today.
- Resilience: Document battery life, low-battery alerts, mechanical override, network outage behavior and the procedure for emergency access.
- Operations: Assign responsibility for enrollment, revocation, turnover, guest passes and after-hours support. Mobile access reduces key handling only when those processes are maintained.
Allegion representative Robert Gaulden said in 2020 that Americans spent “almost four hours a day” on mobile devices and that on-demand control had become an expectation. That quotation reflects the article’s rationale at the time; it is not a current population statistic or evidence that every resident prefers a phone credential. Offer an accessible fallback for residents and staff who cannot or do not want to use a mobile device.

4. Whirlpool Small Spaces Suite: verify the package before reserving the kitchen
The article presented Whirlpool’s Small Spaces Suite as a compact package containing a refrigerator, freezer, cooktop, dishwasher, microwave and wall oven. A coordinated suite can simplify finish selection and help a designer fit a full kitchen into a constrained plan, but the 2020 description did not establish model numbers, dimensions, utility loads or current availability.

- Obtain a current product schedule with exact model numbers, widths, depths, heights, door-swing clearances and required ventilation.
- Check electrical circuits, gas requirements if applicable, water connections, drain locations and cabinet cut sheets against the architect’s plans.
- Verify that every component is available in the same finish and delivery window. A suite is not operationally coordinated if one appliance is back-ordered.
- Confirm service access and replacement policy. Compact appliances can have tighter clearances, making diagnosis and removal more difficult.
- Price the installed package, including cabinetry modifications, trim, delivery, protection, hookup and commissioning—not only the appliance invoice.
Whirlpool Corporation builder-sales general manager Kelly Safis described the company as a reliable choice based on more than a century of experience. That is a corporate statement, not independent evidence of current multifamily support. Require written lead times, warranty contacts and service-level expectations for the specific models you intend to buy.

The available material does not establish normalized prices, lifecycle savings or independent performance for all four. Build your own comparison using the same unit count, labor assumptions, utility rates, replacement interval and service model across options.
A practical specification and procurement sequence
- Set the project brief. Identify unit mix, resident profile, amenity level, accessibility requirements, local codes, utility targets and turnover schedule.
- Freeze interfaces first. Record plumbing connections and pressure for fixtures; wall backing for storage; door prep, power and network coverage for locks; and cabinet and utility dimensions for appliances.
- Request current documentation. Collect cut sheets, installation instructions, warranty terms, finish schedules, compatibility matrices and lead times dated for the project.
- Run a representative mock-up. Test one bathroom, closet, entry door and kitchen bay. Include cleaning, resident handoff and maintenance tasks rather than viewing only finished appearance.
- Review total installed cost. Include trades, controls, software, freight, protection, commissioning, training, spare parts and expected replacement labor.
- Write acceptance criteria. Specify flow and pressure checks, closet alignment, lock enrollment and audit testing, appliance startup, noise checks and documentation turnover.
- Plan for substitutions. List approved alternatives only after checking dimensions, interfaces, finish compatibility, warranty and resident-facing functionality. A cheaper substitute that changes rough-ins can increase total cost.
- Turn over an operations package. Give property staff product schedules, warranty contacts, cleaning instructions, credential procedures, spare-part lists and escalation contacts.
Bottom line for a multifamily team
Use the four-product list as a starting point for four separate scopes: water efficiency, storage, access and kitchens. The Pioneer SH-401 offers the clearest current specification, but its savings figure remains a manufacturer claim. Organized Living’s Select and freedomRail remain positioned for multifamily work, with project documentation available, yet warranty and configuration details belong in the current submittal. Treat Schlage Control and the Whirlpool Small Spaces Suite as historical leads until current model, integration, dimensional and service information is in hand. That verification step is what turns a 2020 product roundup into a defensible 2026 specification.
