Foundation problems can result from soil and moisture changes, drainage issues, unstable or poorly prepared ground, or specific material defects. The right response depends on the site and foundation type: drainage work, structural support, pile repair, and crack sealing address different conditions and are not interchangeable.
Warning signs of foundation problems
Indoors, look for cracks or gaps in walls and ceilings, sloping or uneven floors, cracked or uneven tile, doors or windows that stick or look distorted, and bulging walls. Outside, look for cracked or crumbling walls, loose or damaged piles on homes with suspended floors, water damage, ponding, or soil that has sunk or slumped away from the foundation. Water staining, bubbling, or peeling basement finishes can signal moisture intrusion.
These are screening clues, not a diagnosis. Seasonal changes can affect older timber doors and windows, and the location, direction, and change in a crack matter alongside the building and site conditions.

To document what you see:
- Take dated photographs of cracks, gaps, water staining, and affected areas inside and outside.
- Note the location and whether symptoms change, especially after rainfall, ice, snowmelt, drainage changes, or a leak.
- Do not treat a measurement or photograph as a diagnosis. Ask a qualified professional to assess growing, leaking, multiple, or movement-associated cracks.
Crack width can help prioritize attention, but it is not a universal diagnostic rule. Victoria’s building regulator says cracks under 1 mm are generally within normal movement, cracks of 1–5 mm should be monitored over a year, and cracks over 5 mm are significant under its guidance and warrant investigation by an endorsed civil or structural engineer. These are Victoria-specific thresholds, not a universal code or stand-alone diagnosis.
Common causes of foundation problems
Several conditions can produce similar symptoms, so do not infer a cause from a crack alone. Potential causes include:
- Soil and moisture changes: Reactive clay can swell when wet and shrink when dry. Tree roots can dry soil near a house; changing moisture may contribute to movement.
- Unstable or poorly prepared ground: Disturbed or unstable soil may slip, and poorly prepared footings or fill may settle.
- Drainage and water: Poor drainage, groundwater, rainwater, snowmelt, plumbing leaks, or chronic dampness can contribute to moisture problems and foundation damage.
- Other local conditions: Subsidence or sinkhole activity may matter in some locations. Specific concrete defects can also occur in particular regions and construction cohorts; for example, pyrrhotite-related deterioration has been reported in parts of northeastern Connecticut and central Massachusetts, not as a general explanation everywhere.
Cause is site-specific. Maintain drainage, correct leaks, and avoid abrupt moisture changes near the foundation where appropriate, but these steps reduce some moisture-related risks; they cannot prevent every soil or construction problem.

Compare proposed work by the diagnosed cause, the condition it addresses, whether the goal is water control or structural support, expected disruption, local permit and inspection requirements, contractor qualifications, warranty scope, and the monitoring plan. Do not rely on cosmetic patching to solve movement. A crack filler cannot correct an undiagnosed cause. For small, dry cracks, maintenance materials such as hydraulic cement may be appropriate in some circumstances, but product guidance varies by climate, code, and foundation system; consult a professional if the crack is growing, leaking, or accompanied by other movement signs.
When to call a structural engineer or other professional

When reviewing a proposal, ask the professional to explain the observed conditions, likely cause, recommended work, intended result, monitoring plan, credentials, and any permits or inspections needed. Do not enter an unsafe crawlspace to inspect piles or foundation components.

Routine checks can help detect problems and reduce some moisture-related risks, but they are not a guarantee against foundation movement. Where appropriate:
- Keep soil and paving sloped away from the house, and avoid overwatering garden beds against it.
- Maintain installed drainage and keep gutters and downspouts working; promptly fix leaks from plumbing, tanks, taps, hoses, or other equipment.
- Avoid significant or abrupt moisture changes in foundation soil, and consider planting trees away from the house.
- Check around the foundation at least annually and note changes after rainfall, ice, or snowmelt.
