Who bought the former Perth Girls’ School, and for how much?
PerthNow reported on 21 June 2017 that the Western Australian Government had sold the site for $5 million. The buyer was a local investor syndicate led by Australian Development Capital (ADC) and including Warburton Group. The report said nine prospective buyers had pursued the property. PerthNow’s 2017 sale report is the contemporaneous source for these transaction details.
Where is the site, and what was there?
The property is at 2 Wellington Street, East Perth. PerthNow reported its area as 1.1 hectares. The school building was completed in 1936, and the school operated there until 1962. Western Australia Police later used the site. The building is heritage listed.
In its 2017 account, PerthNow described the property as having views of Perth’s city centre, the Swan River and the Darling Scarp. It also said the site adjoined the then Metropolitan Redevelopment Authority’s 40-hectare Riverside development. Those descriptions refer to the report’s 2017 context, not a current planning designation.

What did the buyer say it wanted to do?
At the time of the sale, developer Adam Zorzi said ADC wanted to restore the existing heritage buildings and saw the site as a chance to create a town centre for East Perth. Zorzi said: “We see this as a real opportunity to create a town centre for East Perth.” That was the buyer’s stated ambition in 2017, not evidence that the restoration or town-centre concept was delivered.
PerthNow also quoted Colliers International director of metropolitan markets Nicholas Agapitos describing the location as “a unique opportunity to develop one of Perth’s most historic and elevated locations.” The article reported his view that East Perth would be a key area for infill development, citing its sporting venues and riverfront land near the CBD. These were comments made in the context of the 2017 transaction.

What later redevelopment proposals were reported?
The site’s later concepts should be kept separate from the 2017 buyer’s stated intention. A historical overview by Streetkid Industries reports a conditional DevelopmentWA board approval on 20 June 2022 for a 37-storey mixed-use scheme. It also reports that a revised student-accommodation and mixed-use application was lodged in December 2025.
Those dates describe different stages and proposals; the 37-storey scheme is not evidence of a completed building, and a later application is not itself an approval. The available published timeline does not establish the December 2025 application’s current status, whether construction has started, or whether any redevelopment has been completed. The 2017 transaction was also reported as involving a heritage agreement intended to protect the historic building, according to Lawyers Weekly’s June 2017 account; that report is not the agreement itself.
