Fire Door Buying Guide: Ratings, Hardware, Glazing and Certification to Look For

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The safest way to buy a fire door is to specify a tested doorset, not an unverified door leaf. Start with the rating required by your fire-risk assessment and local building rules, then obtain a door, frame, seals, hardware and any glazing covered by the same test evidence. A certificate is only meaningful when installation and maintenance follow the tested specification.

What a fire-door rating actually means

A fire door is a fire-resisting assembly designed to hold back fire—and, where specified, smoke—for a stated period. The rating belongs to the tested configuration: leaf, frame, hinges, closer, latch or lock, edge seals, glazing and any side or fanlight panels. A door slab marked “30 minutes” is not automatically a 30-minute doorset when installed in an unrelated frame with different hardware.

UK guidance commonly describes integrity categories as E20, E30 and E60. The number is the tested integrity period in minutes. Timber doors may also use an FD classification. An S suffix indicates smoke-control performance where that classification applies. Confirm which classification your project and jurisdiction require; do not choose a rating solely because it is the highest number available.

Marking or specification What it tells you What it does not tell you
E20 Integrity maintained for 20 minutes in the relevant test. It does not by itself establish insulation, smoke control or suitability in an arbitrary frame.
E30 Integrity maintained for 30 minutes in the relevant test. It does not make every hardware or glazing combination acceptable.
E60 Integrity maintained for 60 minutes in the relevant test. It is not automatically the rating required for every location.
FD classification A timber-door classification used in applicable UK specifications. The classification still depends on the tested doorset and its permitted construction.
S suffix Smoke-control performance where the classification and test route use that suffix. It is not a substitute for correctly fitted smoke seals and a maintained closing action.

Fire-resistance specifications can also include insulation or heat-radiation limits in addition to integrity. If the project documents call for those properties, ask the supplier to identify them in the test evidence rather than inferring them from an E or FD marking.

How to select the required period

Use the building’s fire-risk assessment, the applicable building and fire-safety rules, and the responsible designer’s specification. The correct period depends on factors such as the compartment or escape route the door protects, the building’s use and height, and the consequences of failure. A local authority, fire engineer or building-control professional may require a particular rating that differs from a general rule of thumb.

For work in England, government fire-door guidance describes a maximum leaf-to-frame gap of 4 mm except at the bottom, while another risk-assessment guide gives a normal timber gap of 2–4 mm. The manufacturer’s tested detail takes precedence where it is more specific. Requirements in Scotland, Wales, Northern Ireland and other countries may use different terminology or rules, so state the jurisdiction on your order.

Buy the doorset, not just the leaf

The most reliable purchase is a factory-matched doorset supplied with its frame and the components listed in the test evidence. A doorset reduces the risk of combining parts that were never tested together and gives the installer one set of fitting instructions. If a separate leaf is unavoidable, obtain written confirmation that the existing frame, hardware and seals are within the approved scope.

Assembly element Why it matters What to verify before ordering
Door leaf Core, facings, thickness and edge construction determine how the leaf behaves in fire. Exact product reference, rating, dimensions, handing and permitted machining.
Frame The frame supports the leaf and provides the surface against which seals work. Material, section, fixing method, frame depth and compatibility with the wall construction.
Hinges They must carry the leaf for the tested period and retain alignment. Quantity, size, grade, intumescent protection and the hinge models named in the evidence.
Closer A fire door must close fully from any opening position unless the tested system specifically provides another arrangement. Closer model, power size, mounting position, adjustment limits and test coverage.
Latch or lock Hardware can weaken the leaf or prevent positive latching if it is incompatible. Exact lock case, keep, strike, intumescent kit and permitted preparation.
Handles and exit devices They must operate reliably without undermining fire performance or escape requirements. Compatibility, fixing method and whether an emergency or panic device is required.
Intumescent and smoke seals These protect the perimeter gap and, where specified, restrict smoke at ambient temperature. Profile, size, location, continuity, adhesive or groove detail and replacement instructions.
Glazing and beads Glass, setting blocks, beads and glazing seals form a tested fire-resisting sub-assembly. Glass type, pane size, orientation, bead system and the exact approved configuration.

Can you fit a fire door into an existing frame?

Sometimes, but only when the existing frame matches the tested arrangement. Check the frame’s material, dimensions, stop size, condition, fixing, wall interface and seal grooves. The replacement leaf must also match the tested thickness, construction, clearances, hinge positions and hardware preparations. A visual resemblance is not evidence of compatibility.

Ask the manufacturer or certification holder for a written assessment of the proposed combination. It should identify the frame type, maximum and minimum sizes, permitted hardware, seal arrangement and any limits on alterations. If that information is unavailable, replacing the frame with the tested doorset is the lower-risk option.

Measure before you order

  1. Record the structural opening, frame dimensions, leaf height, width and thickness, handing and threshold details.
  2. Inspect the frame for distortion, rot, loose fixings, damaged stops and missing or painted-over seals.
  3. Identify every existing hinge, closer, latch, lock, handle, letter plate, viewer and hold-open device.
  4. Compare those details with the supplier’s tested configuration and installation instructions.
  5. Do not plane, rout, drill or enlarge the leaf beyond the alterations expressly permitted by the evidence.

An existing frame that is sound but lacks the required seal grooves may still be unsuitable. Likewise, a compliant-looking frame can fail if it is poorly fixed to the wall or leaves excessive gaps.

Choosing fire-rated hardware

Door closers

Select the closer model covered by the doorset test. UK guidance references BS EN 1154 for controlled door-closing devices. The closer must have enough power for the leaf size and resistance, be mounted in the tested position and be adjusted so the door closes and latches without slamming. A hold-open or swing-free function is acceptable only where the complete arrangement is specifically designed and approved for fire-door use.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Hinges

Use the hinge type, grade and quantity named in the test evidence. GOV.UK guidance references BS EN 1935 and BS EN 1634-2. Hinges must be firmly fixed, correctly aligned and free from excessive wear. Do not substitute decorative or lightly rated hinges because their screw positions happen to match.

Handles, latches and locks

Handles and locks must be compatible with the leaf, keep and intumescent protection. UK references include BS EN 1906 for lever handles and BS EN 12209 for mechanically operated locks and latches. Verify the lock case dimensions and the manufacturer’s approved preparation before cutting the door. A lock that binds, fails to latch or requires excessive force is a performance and escape problem.

Emergency and panic exit devices

Where occupants must escape through the door, the exit hardware must match the use of the building and the fire strategy. BS EN 179 covers emergency exit devices operated by a lever or push pad; BS EN 1125 covers panic devices operated by a horizontal bar. The selected device still has to appear within the doorset’s permitted hardware range and be installed with the specified keep, packing and intumescent protection.

Intumescent seals

Intumescent material expands when heated and protects the leaf-to-frame gap. Fit the specified size and profile continuously in the correct groove or position. Seals must be undamaged, firmly retained and free to expand. Do not paint over them, cut them short at corners or replace them with an untested foam product.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Smoke seals

Smoke seals restrict smoke leakage at ambient temperature; they perform a different function from intumescent seals. They need uninterrupted contact with the opposing surface while allowing the door to close and latch. Damaged, detached or compressed seals should be replaced with the exact approved profile.

Gaps, alignment and threshold details

Gaps are not cosmetic. Excessive clearance allows hot gases and smoke to bypass the seals, while insufficient clearance can stop the door closing. One GOV.UK risk-assessment guide gives a normal timber leaf-to-frame gap of 2–4 mm. England’s fire-door guidance states that the industry standard is no more than 4 mm, except at the bottom, where the gap should be as small as practicable without snagging. Measure at several points with the door closed and follow the manufacturer’s tested tolerances if they differ.

  • Check the hinge side, lock side and head separately; a uniform-looking gap can conceal a twisted frame.
  • Ensure the leaf is square, the hinges are tight and the closer can overcome seals without excessive force.
  • Keep the bottom clearance compatible with the threshold, floor finish and smoke-control requirement.
  • Never correct a gap by removing material from the leaf unless the test instructions expressly permit that operation.

Adding glass or a vision panel

Do not cut an existing fire door to add a vision panel as a routine alteration. Fire-resisting glazing must be part of the tested door or an approved glazing system. The glass, glazing beads, setting blocks, seals, pane dimensions and installation orientation all affect performance.

London Fire Brigade guidance explicitly warns against casual retrofit. A competent specialist should use an approved, tested detail for the exact door construction and pane size. If the door’s documentation does not permit glazing, order a manufactured glazed version or replace the doorset.

Etched markings in the glass can identify the manufacturer and the applicable fire-performance standard. Record those markings during inspection and check them against the certificate or glazing schedule. Ordinary wired, laminated or toughened glass is not automatically fire-resisting simply because it is thick or safety-rated.

What certification and documents should you receive?

Ask for a traceable evidence pack before installation, not after a dispute arises. At minimum, request:

  • The fire test report or certificate number for the exact leaf, frame and rating.
  • The scope and limitations of the test, including maximum sizes, wall types and permitted alterations.
  • A schedule of approved hinges, closer, lock, latch, handles, exit devices and seals.
  • Glazing details, if applicable, including approved glass, pane sizes, beads and setting method.
  • Installation instructions showing fixing, packing, clearances, seal placement and adjustment.
  • Maintenance requirements and instructions for replacing worn hardware or seals.
  • Product identification or traceability information retained with the building’s records.

Relevant UK test routes include BS 476 Part 22 and BS EN 1634-1. BWF-CERTIFIRE is an example of third-party certification that can cover fire performance, hardware durability and quality-assured manufacture. Certification does not transfer responsibility away from the installer: the installed door must match the certified specification, and later maintenance must preserve that condition.

A practical buying process

  1. Confirm the brief. Obtain the required integrity period, smoke-control classification and any insulation or heat-radiation requirement from the fire-risk assessment and project documents.
  2. Choose a tested configuration. Prefer a complete doorset with a matching frame. If supplying components separately, obtain written confirmation that the combination is covered.
  3. Define the opening. Specify size, handing, wall construction, threshold, room function, escape direction and whether side panels or fanlights are needed.
  4. Specify hardware. Select only the closer, hinges, lock, latch, handles, exit devices and seals listed as permissible for that configuration.
  5. Decide on glazing at manufacture. Select the tested glass and pane arrangement before ordering; do not plan an unapproved site cut-out.
  6. Review the evidence pack. Match every product reference on the quotation to the test report, certificate and installation instructions.
  7. Use a competent installer. Require installation to the manufacturer’s detail, including frame fixing, packing, gaps, seals and closer adjustment.
  8. Record the result. Keep certificates, delivery identification, photographs, installer details and maintenance instructions with the building’s fire-safety records.

How to compare fire-door options

Comparison point Questions to ask the supplier Why it changes the decision
Integrity period Is the tested result E20, E30, E60 or another specified classification? The period must match the risk assessment and applicable rules.
Smoke control Is an S classification or smoke-seal arrangement required? Integrity alone does not establish smoke performance.
Insulation or radiation Are additional limits stated in the project specification and evidence? Some locations require more than an integrity result.
Supply format Is this a complete doorset or a leaf-only product? A complete set reduces compatibility and installation uncertainty.
Hardware scope Which exact models and quantities are permitted? Unlisted substitutions can invalidate the tested configuration.
Glazing scope What glass, pane size, beads and seals are approved? Fire performance depends on the complete glazing detail.
Certification What report, certificate number and limitations accompany the product? Traceable evidence supports approval, inspection and future maintenance.
Installer competence Can the installer demonstrate experience with this manufacturer’s detail? Correct products can fail when fitted or adjusted incorrectly.
Maintenance What inspections, adjustments and replacement parts are specified? Fire performance must be preserved throughout service.
Total installed cost Does the quotation include the frame, hardware, glazing, installation and remedial work? A cheaper leaf can become more expensive after unplanned alterations or replacement.

Common buying and installation mistakes

Choosing by the label alone

An E30 or FD30 marking does not prove that an unrelated frame, hinge or lock is acceptable. Match the entire configuration to the evidence.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Mixing hardware from different systems

Substituting a closer, hinge or lock because it is described as “fire rated” can exceed the tested scope. Fire rating of an individual component is not the same as approval in your doorset.

Painting or damaging seals

Paint can mask damage and interfere with expansion or smoke contact. Keep seals visible, continuous and unobstructed.

Retrofitting a vision panel on site

Cutting the leaf changes its construction and may destroy the tested edge and seal arrangement. Use a manufactured glazed door or an approved specialist detail.

Ignoring the frame and wall junction

A sound leaf cannot compensate for a loose, distorted or poorly fixed frame. The frame-to-wall installation must follow the tested instructions.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Failing to document alterations

Keep records whenever hardware, seals or glazing are replaced. The replacement must remain within the certificate’s permitted scope, and the records should identify the part fitted and who installed it.

Inspection questions before accepting the work

  • Does the certificate identify the supplied leaf, frame and rating?
  • Are the installed hinges, closer, latch or lock, handles and seals the listed models?
  • Does the door close fully and latch from its normal open positions?
  • Are the seals continuous, undamaged and free of paint?
  • Are measured gaps within the manufacturer’s limits and the applicable guidance?
  • If glazed, do the glass markings and bead arrangement match the approved schedule?
  • Are frame fixings, packing and the wall interface installed as instructed?
  • Have installation photographs, certificates and maintenance instructions been retained?

Jurisdiction and responsibility

The terminology and legal duties in this guide reflect UK sources, including GOV.UK guidance used in England. Building regulations, fire-safety duties and acceptable test routes can differ across the UK and internationally. The building owner, responsible person, designer and installer each have distinct duties; obtain project-specific advice where the risk assessment or building-control decision is unclear.

There is no universal price, lifespan or inspection interval that can be stated responsibly for every fire door. Costs depend on the rating, size, frame, hardware, glazing, wall interface and installation work. Maintenance timing should follow the manufacturer’s instructions, the building’s risk assessment and applicable legal requirements.

Bottom line

Specify the required rating first, then buy a tested doorset with matching frame, hardware, seals and glazing. Require the test report or third-party certificate, follow the installation detail exactly, and reject improvised alterations—especially unapproved vision-panel cut-outs. That process protects the door’s tested performance and gives the building a defensible record of what was installed.
