James Hardie’s current guidance provides a useful benchmark: its fiber-cement products carry a 30-year, non-prorated substrate warranty, installation typically takes seven to 14 days, and the siding should be washed gently once or twice a year rather than pressure-washed. Primed boards need an acrylic top coat; factory-finished ColorPlus boards normally need only compatible touch-up products.

What is fiber cement siding, and why do homeowners choose it?
Fiber cement siding is a cement-based exterior cladding reinforced with cellulose fibers. It is manufactured as lap boards, panels, shingles and trim in a range of textures and profiles. The material is intended to resist common exterior problems while providing a painted-wood appearance.

Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →- Water resistance: The siding is described as water resistant, but joints, penetrations, flashing and the drainage plane behind it still have to be detailed correctly.
- Pest resistance: Fiber cement does not provide the same food source as wood for many insects, although pests can still enter openings or affect adjacent framing.
- Fire performance: The siding is described as noncombustible under ASTM E136. That classification applies to the siding material; applied paint and other coatings can char or be damaged by fire.
- Appearance: Boards can reproduce wood grain or smooth finishes and can be painted in many colors. Factory-finished versions reduce field painting.
- Maintenance: Routine work is generally limited to inspection, gentle washing, caulk maintenance and occasional touch-up or repainting.
Those benefits do not eliminate the need for a properly designed wall assembly. Water-resistive barriers, flashing, trim clearances, fastener selection and installation over sound sheathing are as important as the boards themselves.

How much does fiber cement siding installation cost?
There is no single authoritative national price in the current manufacturer guidance. James Hardie states: “There are many elements that go into the cost of your siding project, from the size and height of your home to local labor costs.” A site-specific contractor estimate is therefore the appropriate budgeting source.
What changes the installed price?
- Wall area and height: A larger or taller house requires more siding, staging, fall protection and labor.
- Existing siding: Tear-off, disposal and the condition of the underlying sheathing can add substantial work.
- Moisture or structural repairs: Damaged sheathing, framing, housewrap or flashing should be repaired before new boards conceal it.
- Trim and accessories: Outside corners, window and door trim, soffits, fascia, vents and starter strips affect both material and labor quantities.
- Finish selection: Primed boards require compatible field-applied paint; factory-finished boards have a different material and labor allowance.
- Local requirements: Permits, inspections, wind-load fastening schedules and regional labor rates vary.
- Site logistics: Restricted access, landscaping protection, multiple stories and unusually detailed elevations can lengthen the project.
How to compare contractor bids
Ask every bidder to describe the same scope so that a low total is not simply an incomplete proposal. Compare these line items:
| Bid item | What to verify |
|---|---|
| Siding quantity | Measured wall area, waste allowance, profile and exposure |
| Tear-off and disposal | Whether existing siding, fasteners and debris removal are included |
| Repairs | Unit prices or allowances for rotten sheathing, framing and moisture damage |
| Weather protection | Water-resistive barrier, flashing, kick-out details and window or door integration |
| Fasteners | Approved corrosion-resistant galvanized or stainless-steel fasteners and the required spacing |
| Trim and metalwork | Corners, openings, soffits, fascia, vents, drip edges and starter strips |
| Finish | Primer and acrylic top coat, or the specified factory finish and touch-up system |
| Permits and cleanup | Permit fees, protection of the site, final cleaning and haul-away |
| Warranty terms | Manufacturer coverage, workmanship coverage and exclusions |
Do not treat an allowance for hidden repairs as a guaranteed final price. Have the contractor explain how additional work will be documented and approved before it proceeds.

James Hardie lists a 30-year, non-prorated substrate warranty for its fiber-cement products. This is a warranty benchmark, not a promise that every installation will perform for exactly 30 years or that the finish will look unchanged for that period. Actual service life depends on installation, exposure, drainage, maintenance, impact and the condition of the wall behind the siding.

What the finish warranty covers
ColorPlus Technology finishes carry a separate 15-year limited warranty covering paint and labor for peeling, cracking and chipping, subject to the product warranty’s terms and exclusions. The substrate and finish warranties are therefore different: a board can remain sound while its coating requires attention, and a warranty claim can depend on following the specified care and installation requirements.
How to protect the expected service life
- Use the manufacturer’s approved installation details, including starter strips, clearances, joint treatment and fastening schedules.
- Install corrosion-resistant galvanized or stainless-steel fasteners with spacing appropriate to the project’s wind-load requirements.
- Keep roof runoff, sprinklers and splashback from repeatedly wetting joints and edges.
- Inspect caulked joints and penetrations before small failures become pathways for water.
- Repair impact damage and failed coatings promptly with compatible materials.
- Keep deicing salts and incompatible chemicals away from the siding as directed by the applicable care guide.
How long does installation take?
James Hardie says installation typically takes seven to 14 days, depending on the size of the home and essential repairs required before installation. That is an on-site installation range, not a guaranteed calendar date for every project.
Work that can extend the schedule
- Removal of several layers of existing cladding
- Discovery of wet or deteriorated sheathing and framing
- Replacement or correction of flashing and the water-resistive barrier
- Complex architectural details, tall elevations or difficult access
- Permit or inspection timing and weather interruptions
- Field priming and painting rather than a factory finish
Before signing, ask for a written start window, the expected number of working days, the repairs included in the base scope and the process for weather or concealed-damage delays.

Painting primed boards
- Confirm that the surface is clean, dry and free of dust, chalking, oil and loose material.
- Inspect joints, edges and penetrations; repair failed caulk and replace damaged boards before painting.
- Apply a compatible acrylic exterior top coat according to the paint manufacturer’s spread rate, drying conditions and recoat time.
- Protect adjacent roofing, windows, masonry and landscaping from overspray or drips.
- Record the product, color, sheen and application date for future maintenance.
Follow the original paint manufacturer’s reapplication recommendations and select products specifically compatible with fiber cement. Repainting can affect finish warranties, so review the product warranty before recoating.
Maintaining ColorPlus factory finishes
Factory-finished ColorPlus siding generally does not need field painting. For a nick or scrape, use the matching touch-up system rather than an arbitrary exterior paint. James Hardie describes a ColorPlus touch-up kit containing paint, a touch-up pen and edge sealer; one kit is estimated for approximately 4,000 square feet of siding or 1,600 square feet of trim. Verify the exact color, sheen and finish compatibility before purchasing or applying a kit.
Touch-up products are intended for small areas. Broad fading, widespread peeling or a change of color may require a manufacturer-approved recoating approach and can have warranty consequences.
How often should fiber cement siding be cleaned?
Plan a visual inspection and gentle wash once or twice per year. A spring inspection can reveal winter damage, while a fall wash can remove pollen, dirt and residue before freezing weather. Homes near salt air, dusty roads, heavy tree cover or irrigation spray may need attention sooner when buildup is visible.

Safe cleaning method
- Close windows and doors, move outdoor furniture and protect delicate plants.
- Rinse the wall with a normal, low-pressure garden hose from top to bottom.
- Use a soft, medium-bristle siding brush with a compatible mild cleaning solution when plain water is insufficient.
- Work in small sections, keeping the surface wet so loosened dirt does not dry in place.
- Rinse thoroughly from top to bottom and allow the siding to dry before inspecting it.
Follow the applicable care guide for any cleaning product, and keep deicing salts and incompatible chemicals off the siding.
Can you pressure wash fiber cement siding?
No. Do not pressure wash fiber cement siding. James Hardie’s FAQ states, “Using a pressure washer can damage the surface of Hardie® siding.” High-pressure water can erode the face, force moisture behind joints, damage paint and worsen existing cracks or failed caulk. A garden hose and soft, medium-bristle brush provide the recommended lower-risk method.

Small chips, dents and cracks
Minor surface damage can often be repaired with a cementitious patching compound. Remove loose material, clean and dry the area, apply the compound according to its instructions, allow it to cure, and finish with compatible touch-up paint. Match the texture and sheen as closely as possible; a patch may remain visible in certain light.
Failed caulk
Inspect caulked joints, window and door edges, trim intersections and penetrations. If caulk has separated, cracked or shrunk, remove the failed section, clean the joint and apply a compatible exterior sealant sized for the joint. Do not simply smear new caulk over loose or contaminated material.

When to call a professional
- Boards are loose, buckled, extensively cracked or missing.
- Damage is close to windows, doors, roof lines or flashing.
- You see staining, soft sheathing, mold-like growth or recurring dampness.
- The repair requires working at height or altering the weather-resistive barrier.
- Damage is widespread enough that color matching and warranty compliance are concerns.
How does fiber cement compare with vinyl, wood and brick?
The right comparison is local and project-specific. Evaluate the complete installed system rather than material price alone.
| Decision factor | Fiber cement | Vinyl | Wood | Brick |
|---|---|---|---|---|
| Installed cost | Usually more than vinyl and less than brick in the reviewed manufacturer comparison; local bids control | Often lower than fiber cement, depending on grade and labor | Varies widely by species, profile and finish | Often higher because of material and masonry labor |
| Maintenance | Periodic washing, caulk inspection, touch-up and eventual repainting as applicable | Cleaning and replacement of damaged panels; color and heat limitations vary | Regular paint or stain maintenance and careful moisture management | Low routine coating maintenance, but mortar and cracked units require repair |
| Moisture and pests | Water and pest resistant when detailed and installed correctly | Does not rot, but wall drainage and penetrations still matter | Requires the most disciplined moisture and pest maintenance | Durable veneer, with flashing and mortar condition still important |
| Fire behavior | Noncombustible under ASTM E136; coatings can still char or burn | Material-specific performance; verify the selected product | Combustible material | Noncombustible masonry, subject to assembly details |
| Repairability | Individual boards and small areas can be patched or replaced | Individual panels can be replaced if matching material is available | Boards can be replaced, filled, sanded and refinished | Requires matching masonry units and mortar skills |
| Availability | Depends on qualified installers and local distribution | Generally broad installer availability | Broad availability, with finish expertise varying | Masonry contractor availability varies by region |
The reviewed manufacturer comparison describes fiber cement as generally more expensive than vinyl, less expensive than brick, and comparable to or less expensive than hardboard or composite. Those are broad relationships, not a substitute for local installed bids.
What should be in an installation plan?
- Measure and inspect: Document wall dimensions, elevations, existing cladding, trim and visible moisture problems.
- Choose the finish: Decide between primed boards with acrylic field paint and a compatible factory finish.
- Obtain comparable bids: Require written quantities, repair allowances, disposal, trim, permits, labor and warranty terms.
- Verify the installer: Ask about fiber-cement experience, references, insurance, fastening practices and who handles inspections.
- Confirm wall protection: Review the weather-resistive barrier, flashing, starter strips, clearances and openings before boards are installed.
- Document completion: Keep invoices, product names, color information, photographs of concealed flashing and warranty documents.
Bottom line for homeowners
Fiber cement is a strong choice when you want a wood-like appearance with water and pest resistance, limited routine maintenance and documented fire performance of the siding material. Budget from detailed local bids rather than a national square-foot figure, allow seven to 14 days for a typical installation before accounting for repairs or weather, and treat the 30-year substrate warranty as a benchmark rather than an exact lifespan. Maintain the cladding with a garden hose and soft brush once or twice a year, never pressure-wash it, and use the specified acrylic paint, touch-up system and repair compounds for the finish you purchased.
