Canada’s federal government announced more than $17 million for the construction and renovation of 270 housing units in Montréal. The October 26, 2026 announcement covers four projects supported through the $16.1-billion Affordable Housing Fund (AHF): a new 47-unit accessible development, a heritage-building renovation, repairs to 95 cooperative units and upgrades to 90 units in four buildings.
What did the federal government fund in Montréal?
The funding supports both new construction and the preservation of existing community housing. The announcement was made at Loggia Beaubien in Rosemont–La Petite-Patrie, where the largest individual contribution is helping a new affordable-housing project advance.

The four projects receive different federal amounts, and two cooperatives also list their own contributions. The table below summarizes the figures stated in the federal release.

The release gives a combined total of 270 units, but it does not publish an individual unit count for Le Retour à l’école. Subtracting the three explicit counts produces an arithmetic remainder, not a unit figure stated by the source, so that project should be described without assigning it a number.
What is being built at Loggia Beaubien?
Loggia Beaubien is the new-construction component of the announcement: a 47-unit affordable-housing project for families and small households in Rosemont–La Petite-Patrie. Six homes are reserved for people with physical or intellectual disabilities, adding an explicit accessibility and supportive-housing dimension to the development.

Which Montréal housing projects are being renovated or repaired?
Le Retour à l’école: a heritage-building rehabilitation
Coopérative d’habitation Le Retour à l’école is nearing completion of a major renovation in a building constructed in 1929. The scope reaches beyond cosmetic work and includes restoration of the building envelope, replacement of windows, bathroom renovations, and upgrades to electrical, plumbing and ventilation systems. The elevator is also being upgraded.

Coopérative d’habitation le Coteau Vert is receiving support for repairs to 95 units. The cooperative houses about 300 residents, from six months to 75 years old, and emphasizes community life, family needs and environmental protection.

How does the Affordable Housing Fund fit into the announcement?
The Affordable Housing Fund is described by the Canada Mortgage and Housing Corporation as a $16.1-billion National Housing Strategy program that used low-interest and/or forgivable loans or contributions for new affordable housing and for renovation or repair of existing affordable and community housing.
CMHC says the fund is now closed to new applications because its available funding has been committed. That status matters for organizations planning future projects: the Montréal announcement reflects commitments already made under the program, not an open call for new AHF submissions.
The release also refers to a large cumulative repair figure using malformed wording. Because the number is internally unclear, it should not be quoted as a program statistic until CMHC clarifies it.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. Why do the four projects matter for Montréal’s housing supply?
The package combines additional supply with preservation. Loggia Beaubien adds new homes, including six specifically reserved for people with disabilities, while the three other projects protect or improve existing cooperative and community-housing stock. That mix can address different risks at once: a shortage of new affordable units, aging building systems, accessibility needs and pressure on lower-income households.

The projects also illustrate different delivery models. A nonprofit-led development, a heritage rehabilitation, cooperative repairs and upgrades across several buildings all receive targeted federal capital rather than a single standardized construction approach. The result is 270 units supported through one program, but with distinct resident groups, scopes of work and local partners.
What should residents and housing providers watch next?
- Loggia Beaubien’s construction progress and eventual occupancy timeline.
- Completion of the envelope, windows, services and elevator work at Le Retour à l’école.
- How repairs at Coteau Vert affect residents across its 95 units.
- Implementation of work in all four Habitations du Trentenaire buildings.
- Alternative federal or provincial funding routes, since the AHF is no longer accepting applications.
