Yes, you may be able to build a house on a residential plot you own in Greater Noida, but ownership alone is not permission to construct. Your proposal must match the land use, plot category, applicable building regulations and the plan sanctioned for that specific site. Before paying a contractor or finalising drawings, confirm the plot records, engage a qualified local architect or building-plan consultant, and check the current Greater Noida Industrial Development Authority (GNIDA) requirements.
GNIDA’s building-plan scrutiny system describes Smart DCR checks and provides functions for sanction and completion verification. The portal showed a maintenance notice when it was checked, so access, labels and support arrangements should be verified on the live site rather than assumed. The practical sequence below is an owner’s orientation, not a substitute for GNIDA’s current instructions or a plot-specific professional review.

Can I build a house on my own plot in Greater Noida?
Possessing a sale deed, registry document or other evidence of ownership does not by itself establish that a house can be built exactly as you want. The plot’s approved land use, development scheme, category, dimensions, access and any conditions recorded against it determine what can be proposed. A plan that works on one residential plot may fail on another because setbacks, permissible ground coverage, floor area ratio (FAR), height or other controls differ.
Start by asking GNIDA to confirm the current requirements for your plot number and intended residential building. Have a local architect or building-plan consultant read the allotment or transfer papers, site measurements and applicable regulations together. Do not rely on a plan copied from a neighbouring property: the neighbour’s approval may relate to a different category, road width, corner condition or older rule.

What must be confirmed before an architect draws the house?
Confirm title, identity and site conditions
Collect the registry or conveyance record, allotment or transfer papers, plot demarcation information, a recent site survey and any correspondence from the authority or development scheme. Check that the owner’s name, plot number, area, boundaries and access shown on each record agree. Resolve a mismatch before design work begins; an incorrect area or boundary can change every calculated building parameter.
Ask whether the plot has restrictions, dues, a mortgage, an encumbrance, an acquisition issue or a condition affecting construction. Those matters are legal and administrative questions, not items that a drawing can cure. A lawyer may be appropriate for title or encumbrance questions, while the architect focuses on the building proposal.
Confirm land use and building category
Obtain written or otherwise verifiable confirmation of the permitted land use and the category that applies to the proposed building. The approval checklist covers zoning and building-regulation compliance, but the category is decisive: requirements for an individual residential plot are not established by examples for industrial buildings appearing in a checklist search extract.
Tell the professional whether the project is a single-family home, a house with independent rental units, or another arrangement. A use that appears residential to an owner can trigger different controls if it involves multiple units, institutional activity, a shop, an office, paying guests or other non-residential use.
Which rules control the design?
Setbacks and access
Setbacks determine how far the building must be kept from each boundary, road or other specified edge. The applicable distance can depend on plot dimensions, road width, corner status, building height and the governing category. Do not fill these values from an online example unless GNIDA or your consultant confirms that the example applies to your plot.
Access must also be checked. The site plan should show the approach road, entry, parking or driveway arrangement required by the applicable rules, and any easement or service strip that cannot be built over. A measured survey is more reliable than estimating from a satellite image.
Ground coverage and FAR
Ground coverage limits how much of the plot may be occupied at ground level. FAR controls the total floor area in relation to plot area. Together, they affect the footprint, number of floors and room sizes that can be approved. The checklist identifies coverage and FAR as approval topics, but the available material does not establish a complete set of current residential limits for every Greater Noida plot.
Ask the architect to show the calculation sheet: plot area used, deductions if any, proposed covered area on each level, total counted floor area and the rule used for every figure. Keep this sheet with the drawings so a later revision can be checked rather than guessed.

Height and other building controls
Building height is another approval parameter. It may interact with setbacks, road width, fire or service requirements and the number of floors. The authority’s current rule for your category should be used; an industrial-plot height example is not a residential permission.
The plan may also need to address stairways, ventilation, light, parking, drainage, water supply, electricity, structural safety and any local development conditions. Which items are mandatory, and what form they take, must be confirmed for the particular plot and proposed use.

What is GNIDA’s building-plan scrutiny portal used for?
GNIDA’s Building Plan Scrutiny site describes Smart DCR as a way to check a building plan against applicable bye-laws. It also lists functions for verifying whether a plan has been sanctioned and whether completion has been verified. These functions can help an owner distinguish an approved drawing from an unapproved file and check the status of a project record.
When the site was accessed for this guidance, it displayed the message “GNIDA OBPAS is Under Maintenance and Will Resume by 2pm”. Portal availability and wording are volatile. Visit the live GNIDA site before relying on a submission button, help contact, document list or verification screen. If it remains unavailable, ask GNIDA how to submit or verify the record through the currently accepted channel; do not treat a temporary outage as approval or rejection.
What is the practical approval sequence?
The following is a sensible owner workflow based on the functions and compliance topics described by GNIDA. It is a practical overview, not a quoted official checklist. GNIDA’s current instructions for the exact plot take priority.
- Assemble the plot file. Put the registry or allotment records, identity and ownership documents, site survey, plot number, dimensions, access details and any authority correspondence in one file. Record unresolved discrepancies.
- Confirm the applicable category. Ask GNIDA, through its current channel, what land use and building category govern the plot and whether any scheme-specific conditions apply.
- Commission a code review. Give the documents and survey to a qualified local architect or building-plan consultant. Require a written check of setbacks, ground coverage, FAR, height, access and other controls before detailed design.
- Prepare the drawings and calculations. The submission set should identify the plot accurately and show the site, floor plans, elevations, sections, areas and calculations required for scrutiny. Add specialist documents if GNIDA or the building category calls for them.
- Submit through the current GNIDA process. Use the live portal or the alternative channel GNIDA confirms. Save the application number, uploaded files, payment receipt if applicable and every clarification request.
- Respond to scrutiny comments. Do not begin work on the assumption that a submitted plan is sanctioned. Ask the professional to answer each objection with a revised drawing or written explanation, keeping superseded versions clearly labelled.
- Verify the sanction. Use the available sanction-verification function or obtain confirmation through GNIDA’s current process. Check that the sanctioned version matches the set given to the contractor.
- Build to the sanctioned plan. Give the site team the approved drawings and mark dimensions that affect setbacks, coverage, FAR and height. Record inspections, measurements and approved revisions.
- Handle changes before construction departs from approval. Ask the architect and GNIDA whether a change needs a revised sanction. Do not regularise a major deviation by simply drawing it after construction.
- Complete the close-out process. Assemble the records GNIDA requests, apply for any required completion confirmation and use the completion-verification function or current authority procedure to check the result.
Which documents might be relevant?
Public project files maintained under UP RERA for Greater Noida illustrate the kinds of records that can appear in a development file. They are examples, not a universal checklist for a private owner.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minute| Record type | What it can demonstrate | How an individual owner should treat it |
|---|---|---|
| Sanctioned building plan | The drawing set approved for a particular project | Use it as an example of an approval record; obtain the plan sanctioned for your own plot. |
| Water-supply or utility plan | Proposed service arrangements in that project | Ask GNIDA which utility drawings or permissions your plot requires. |
| Land or registry documents | Land-interest or ownership records in the project file | Submit only the ownership and land records required for your case, as confirmed by GNIDA. |
| Commencement certificate | Permission or recorded stage to begin work in a particular project | Do not assume every private house follows the same certificate format. |
| Completion certificate | Evidence that a project reached an accepted completion stage | Confirm whether and how completion verification applies to your house. |
Because these records come from specific registered projects, their presence does not prove that every private plot owner must submit precisely the same documents. Request a current, plot-specific list before scanning, notarising or paying for documents.
Why must industrial examples be ignored for a residential house?
The checklist search extract includes numerical examples for industrial buildings. Those figures describe an industrial context and do not establish permissible coverage, FAR, height or setbacks for an individual residential plot. Importing them into a house design could produce either an unnecessarily small plan or an unauthorised one.

When a consultant quotes a number, ask three questions: Which rule or notification supplies it? Which plot and building category does it cover? Is it current for this site? Keep the answer with the plan file. If the source cannot be identified, treat the number as unverified rather than as a design limit.
How should I budget and schedule the project?
The reviewed material does not establish current individual-plot fees, processing times or a complete owner-facing application workflow. Do not build a construction budget around an internet estimate or promise of approval in a fixed number of days.

Ask GNIDA for the current fee schedule, payment stages, validity periods, scrutiny sequence and expected response times for your plot. Ask the architect to separate professional fees, survey and testing costs, authority charges, revisions and construction costs. Keep a contingency for redesign if the authority identifies a conflict or if a site measurement changes the calculations.
Schedule construction only after the required sanction is confirmed and the contractor has the sanctioned set. A portal maintenance period, a pending clarification or an unpaid charge can interrupt an otherwise ready site.
What if I want to change the plan during construction?
Changes that affect the footprint, setbacks, floor area, height, use, structural system or external services can alter compliance. Pause the affected work and ask the architect to compare the proposed change with the sanctioned drawing. Obtain GNIDA’s direction on whether a revised submission or additional approval is required before building the change.
Keep a change register containing the date, reason, drawing revision, authority response and site instruction. This prevents the contractor from working from an obsolete plan and gives you an auditable record when completion is checked.

GNIDA’s portal describes a completion-verification function, indicating that completion is a distinct status to check rather than an automatic consequence of finishing construction. The exact documents, inspection method and applicability to an individual house are not established in the available material.
Before the final payment to the contractor, ask GNIDA and your consultant what close-out submission is required. Compare the constructed measurements with the sanctioned plan, collect the requested certificates and utility records, and retain the authority’s acknowledgement or verification result. If the built work differs, disclose the difference and seek the prescribed remedy instead of presenting an inaccurate completion file.

What can a local architect or building-plan consultant do?
A qualified local professional can translate plot-specific rules into a buildable design, measure the site, calculate coverage and FAR, coordinate structural and utility information, prepare the submission, respond to scrutiny comments and track revisions. Their value is not merely drafting: they should identify a category mismatch or impossible setback before money is committed to construction.
Choose someone willing to show the governing rule, calculation and drawing revision for each material decision. Ask who will communicate with GNIDA, what is included in the fee, how revisions are charged and how the sanctioned and as-built sets will be maintained. A consultant cannot guarantee approval, and the authority’s decision remains controlling.
Common situations and the safest response
“My neighbour built three floors, so I can too.”
Neighbouring construction is not proof of your entitlement. Compare plot category, road, dimensions, approval date and sanctioned drawings, then obtain a rule-based calculation for your site.
“The contractor says approval can be obtained later.”
Do not treat that promise as a substitute for sanction. Confirm the required approval path first and make the contract conditional on working from the sanctioned plan.
“The portal is unavailable, so I will start excavation.”
An outage supplies no construction permission. Check GNIDA’s live status and alternative instructions, and wait for the required sanction confirmation.
“The checklist contains a number that fits my design.”
Trace the number to the rule and category. If it comes from an industrial example or an unidentified version, do not use it for a residential calculation.
“The house is complete; no further action is needed.”
Check whether completion verification applies, what records are required and how GNIDA records the result. Preserve the sanctioned plan and as-built evidence for future sale, financing or alterations.
What should I ask GNIDA before signing a construction contract?
- What land use and building category are recorded for this exact plot?
- Which current bye-laws and scheme conditions govern setbacks, ground coverage, FAR and height?
- What drawings, ownership records, utility plans, certificates and declarations are required?
- What is the current submission channel while the portal is available or under maintenance?
- What fees, validity periods, scrutiny stages and response times apply?
- How are revisions, deviations and completion verification handled?
- How can I verify the sanction and completion status of my application?
Obtain the answers in a form you can retain, then have your local architect or building-plan consultant reconcile them with the measured site and proposed design. That combination—authority confirmation, an accurate survey and a professionally prepared plan—offers a safer basis for building than ownership documents or informal examples alone.
