The right dumpster rental depends on four things: the debris you have, its weight, the container’s dimensions and limit, and the rules at the delivery address. Get a written, location-specific quote that spells out tonnage, rental days, delivery, pickup, overages, prohibited materials and permits before you load anything.
What a dumpster rental actually solves
A roll-off dumpster gives a remodeling, cleanout or construction project one container for temporary debris storage and hauling. The practical goal is not simply to order the largest box available. You need a container that can physically fit on the site, accepts your waste stream and has enough weight capacity for the material.

Most roll-offs are described by volume in cubic yards. Waste Management (WM) lists 10-, 12-, 15-, 20-, 30- and 40-cubic-yard examples, but availability varies by address. Cubic yards describe space, not how much the container can safely weigh. Concrete, asphalt, dirt and roofing can reach a weight limit long before a container looks full, while bulky household items may fill the space first.
Every provider sets its own dimensions, maximum load, service area and fee schedule. Treat published examples as a starting point, then have the local carrier confirm the exact container and terms for your address.

Choose size by debris type, volume and weight
Start with the material, not the room count
Make a list of what will enter the container: drywall, wood, flooring, roofing, furniture, yard waste, soil, concrete or mixed household debris. Estimate how much of each material you will remove. A small amount of dense material can require a different container or a separate haul than a larger volume of lightweight debris.
Tell the provider the project description, debris types, delivery address and expected rental dates. Ask the representative to confirm the container’s inside and outside dimensions, included tonnage, maximum fill line and whether the material is accepted. If the load includes concrete, dirt, asphalt or roofing, state that explicitly; do not assume a larger volume automatically permits a heavier load.
How the published WM examples are used
WM’s rental information uses these size examples:
| Container size | Published project context |
|---|---|
| 10 cubic yards | Heavy materials such as concrete or asphalt; the example container is 15 feet long, 8 feet wide and 2 feet high. |
| 12 cubic yards | Available in the listed roll-off range; confirm the local dimensions and use with the provider. |
| 15 cubic yards | Available in the listed roll-off range; confirm the local dimensions and use with the provider. |
| 20 cubic yards | Associated with cleanouts or remodeling in WM’s examples; the local design and weight allowance control. |
| 30 cubic yards | Associated with larger remodeling or construction work in WM’s examples; verify weight and dimensions locally. |
| 40 cubic yards | Associated with large construction projects in WM’s examples; verify that the site and waste stream support this size. |
WM’s 10-yard page shows a four-truckload example and a 10-ton maximum under its own terms. Those figures are specific to that container and service, not a universal conversion between truckloads, cubic yards and tons. A different carrier may use a different box, tonnage allowance or loading rule.
When a larger container is the wrong choice
Ordering by volume alone can create an overweight load. A container that is physically larger may still be restricted to the same or a similar weight allowance, and some carriers will refuse dense material in a large box. Ask whether heavy debris should be placed in a dedicated container, split into multiple pulls or handled through another disposal route.
What the rental price should include
There is no reliable nationwide average price established for dumpster rental. WM identifies debris type, weight, container size and rental duration as major price drivers. A headline quote may cover only a basic rental and can change when the provider weighs the load or adds service days.

Why municipal programs do not set a national price
Municipal services use their own eligibility rules and rates. Phoenix publishes a resident-program price of $165 per pull and $55 per ton, allows requests for up to 10 days before an additional fee applies, and requires an active, current city-services account. Hazardous waste is prohibited in that program. These are Phoenix terms, not a market benchmark.
Wyandotte’s municipal roll-off page labels its rates effective February 2, 2025 and separates prices by container size and debris type. It also sets a maximum rental period and restrictions that can trigger a fine. Because those rates and rules are local and can change, verify the current schedule directly with the city.
| Published municipal example | Terms shown |
|---|---|
| City of Phoenix resident program | $165 per pull; $55 per ton; requests up to 10 days before an extra fee; active current city-services account required; hazardous waste prohibited. |
| City of Wyandotte | Rates marked effective February 2, 2025; separate rates by container size and debris type; maximum rental period and restrictions that may trigger a fine. |
Check what can and cannot go inside
Never assume that a rental accepts everything from a renovation or cleanout. Rules are provider- and locality-specific. WM’s 10-yard instructions exclude hazardous waste, asbestos, tires, batteries, liquids and chemicals, appliances and electronics, and certain batteries or automotive parts. Phoenix expressly states that hazardous waste is prohibited. Wyandotte applies its own debris restrictions.
Recommended Free Tools
Before delivery, ask the exact provider about paint, solvents, chemicals, fuel, batteries, tires, appliances, electronics, asbestos, liquids, dirt, concrete and mixed loads. A material accepted by one service may be rejected by another, or may require a separate container and disposal route.
If an item is refused, contact the provider or your local solid-waste authority for an approved option. Availability of household hazardous-waste days, recycling sites and special collection varies by jurisdiction; do not place a prohibited item in the dumpster while waiting for an answer.
Prepare the placement area and truck access
Choose a level, clear surface that can support the container and the delivery truck. Check the full path from the street to the drop point, including gates, turns, overhead branches and wires. Keep the container away from pedestrian walkways and normal vehicle traffic where possible, and confirm whether the surface is private property or public right-of-way.

WM’s 10-yard instructions call for at least 100 feet of length for its drop-off, a level area free of debris and obstructions, and enough room for the truck to place the box. Those measurements are WM-specific. Your carrier may need a different approach distance or clearance, so confirm before scheduling.
- Move cars, trailers, tools and stored materials before the truck arrives.
- Unlock gates and confirm the truck can enter and turn.
- Check low branches, wires, signs and roof overhangs.
- Protect surfaces only if the provider approves the method; do not assume a driveway, lawn or street will be damage-free.
- Verify placement permission and any required barricades or visibility measures.
Load safely and avoid overage charges
Distribute debris evenly instead of concentrating weight at one end. Keep all material below the container’s rim and within the stated tonnage. Do not allow furniture, lumber, concrete or bags to protrude above the top; an unsafe or overfilled load may be refused, reloaded or charged as overflow.
Separate prohibited materials before loading. If the project changes and you begin generating heavier or different debris, stop and call the provider rather than mixing it into the scheduled load. A second pull or a different container can cost less than an overweight rejection or a failed pickup.
Before pickup, remove vehicles and other obstacles, take off any tarp if the provider requires it, and make sure the driver has the agreed access route. WM’s instructions specifically tell customers to distribute material evenly, keep it below the top, stay within maximum tonnage, clear obstacles and remove a tarp before pickup; confirm whether your carrier uses the same instructions.

Permit requirements depend on the city, county and exact placement. A container on private property may be treated differently from one on a street, sidewalk or other public right-of-way. Ask the rental company what it handles, then contact the local authority for the planned address.

Book a dumpster without surprises
- Inventory the debris. Identify materials, approximate volume and any dense items that could hit a weight limit.
- Measure the site. Check level space, truck access, overhead clearance, gates and the distance from the street.
- Confirm local rules. Determine whether the placement is on private property or a public right-of-way and ask the city or county about permits.
- Request a location-specific quote. Give the provider the address, project description, material types, desired dates and access details.
- Verify the container. Get dimensions, cubic-yard capacity, included tonnage, maximum fill line and accepted-material rules in writing.
- Compare the complete cost. Review rental days, delivery, pickup, extra days, overage, extra pulls, overflow, taxes and permit charges.
- Prepare delivery. Clear vehicles and obstacles, unlock access and protect the agreed placement area.
- Load to the rules. Keep the load level, below the rim and within the weight allowance; exclude every prohibited item.
- Schedule pickup early. Report changes, request an exchange if needed and clear the access path before the driver arrives.
Private provider or municipal program?
A private roll-off company may offer more container choices, address-specific scheduling and exchanges, while a municipal program may restrict service to residents, account holders, certain debris streams or fixed rental periods. Compare the same decision points rather than comparing only the advertised pull price:
- Service area and earliest delivery date.
- Container dimensions and size options.
- Accepted materials and prohibited-item handling.
- Included weight, overage rate and weighing method.
- Rental period and extra-day price.
- Delivery, pickup, exchange and additional-pull charges.
- Overflow rules and consequences for an unsafe load.
- Permit or placement assistance.
- Customer support for a changed project or rejected material.
Some providers also offer a smaller bag-style alternative for projects that will not fill a full roll-off. Check local availability, allowable materials, weight limits and total pickup cost before choosing it; a lower advertised price is not automatically lower for a heavy or long-running job.
Common problems and the fix
The container is too small
Stop loading when the debris approaches the fill line. Ask for an exchange or an additional pull, and confirm the price before authorizing it. Do not heap material above the rim to avoid ordering another service.
The load is too heavy
Call immediately if concrete, soil, asphalt or roofing is denser than expected. The provider may require a separate haul, a smaller dedicated container or removal of part of the load. Moving material after it is loaded is safer and cheaper than forcing a pickup that exceeds the limit.
A prohibited item is already inside
Tell the provider before pickup. Follow its instructions for safe removal and contact the local solid-waste authority for an approved disposal route. Never conceal chemicals, asbestos, batteries, tires or electronics under ordinary debris.
The truck cannot reach the site
Clear vehicles, gates and branches, then confirm whether an alternate placement is allowed. A failed delivery or relocation can create a charge, and a street placement may require a separate permit.
