Sometimes—but no luxury feature guarantees a higher resale price. The outcome depends on local buyer demand, comparable homes, installation and maintenance costs, documented performance, and whether an appraiser can support an adjustment. Current evidence is strongest for energy efficiency, while pools, outdoor-living areas, smart-home systems, bespoke kitchens, and wellness spaces are better understood as market-positioning or lifestyle choices than as universally profitable investments.
What “increase resale value” can mean
Homeowners often use one phrase to describe three different outcomes:
As an Amazon Associate I earn from qualifying purchases.
- Buyer appeal: more people inquire, visit, or make an offer.
- Marketability: the property may sell faster or stand out among competing listings.
- Sale-price premium: comparable sales support a higher price than a similar home without the feature.
These outcomes are related but not interchangeable. A pool can attract attention without producing a measurable premium. An efficient home can reduce operating costs and support a documented price adjustment. A custom room may be highly desirable to one buyer yet too specialized for the next. Any decision should identify which outcome you are actually seeking.
What the available numbers actually show
| Evidence | Finding | What it does—and does not—prove |
|---|---|---|
| SEAI transaction analysis, announced August 2026 | Across almost 50,000 Irish sales in 2023–2024, each one-step improvement on the former 15-point Building Energy Rating (BER) scale was associated with an average 2.7% higher final sale price. | A strong, geographically specific association for rated energy performance; not a guaranteed return on a particular retrofit or a forecast for US luxury homes. |
| SEAI geographic results | 4.7% per BER step in rural Ireland, 2.7% in urban Ireland outside Dublin, and 1.7% in urban Dublin. | Location materially changes the relationship between energy rating and price. |
| SEAI property-type results | 2.8% per BER step for houses and 2.2% for apartments. | Property type also affects the observed association. |
| Zillow 2024 US buyer survey | Private outdoor space was very or extremely important to 70% of buyers; energy efficiency, 60%; preferred kitchen style, 57%; smart-home capability, 36%; hot tub or pool, 29%. | These are stated preferences, not measured resale premiums. |
| NAR 2025 member survey | 37% of agents rated windows, doors, and siding as very important green features for clients; 73% were unsure whether local appraisers were properly educated about sustainability-feature value. | Demand and appraisal recognition are not the same thing. |
| Coldwell Banker Global Luxury Trend Report 2026 | Specialists reported frequent inquiries about pools and outdoor living; pools appeared in 33.3% of the firm’s 2025 sales. | Inquiries and prevalence show market presence, not a causal price premium. |
SEAI Chief Executive William Walsh said the analysis provides evidence that buyers value “the resilience, day-to-day affordability and health benefits of owning a retrofitted home.” That conclusion concerns the Irish transaction analysis and should not be broadened into a universal luxury-home rule.

Energy efficiency has the clearest price evidence
Among the categories examined, documented energy performance has the most defensible connection to sale price. SEAI’s analysis used actual Irish transactions rather than opinions and found a 2.7% average association for each step on the former 15-point BER scale. The relationship was not uniform: rural homes showed 4.7% per step, urban areas outside Dublin 2.7%, and urban Dublin 1.7%; houses showed 2.8% and apartments 2.2%.
Those figures describe an association between a home’s rating and its final price. They do not say that installing one heat pump, replacing one window, or adding insulation will recover a specific percentage of its cost. The analysis is Irish, based on 2023–2024 sales, and tied to a rating system that may not match the energy labels used where you live.
US evidence summarized by ENERGY STAR points in the same direction but still requires caution. A Freddie Mac study of rated efficient single-family homes reported a 2.7% average premium, with 3–5% premiums for more efficient homes compared with less efficient rated homes in its 2013–2017 data. These are comparisons among rated homes and cannot be assigned to one appliance or assumed for every luxury market.

What makes an efficiency upgrade easier to value
- A current, recognized energy rating or audit before and after the work.
- Invoices, specifications, warranties, and commissioning records.
- Operating-cost information that is clearly labeled as historical or estimated.
- Equipment sized for the house and installed to local code.
- Evidence that the improvement is visible in the rating or in accepted comparable-sale adjustments.
A smart thermostat is a practical energy-control example, but the available evidence does not establish an independent resale premium for a thermostat by itself. Its value is more credible when it is part of a documented, functioning efficiency strategy.

Outdoor living, pools, and spas: popular does not mean profitable
Outdoor space is a strong buyer preference in Zillow’s 2024 survey: 70% of respondents called private outdoor space very or extremely important. A pool or hot tub ranked lower at 29%. Luxury specialists also reported frequent questions about pools and outdoor living, and pools appeared in 33.3% of Coldwell Banker Global Luxury’s 2025 sales.
None of those statistics measures the price effect of adding a pool. A pool may be expected in a warm-climate luxury neighborhood, a neutral feature in another market, or a liability where short seasons and high maintenance costs dominate. Land area, privacy, views, climate, insurance, fencing rules, water availability, and the condition of competing homes all affect the result.
When an outdoor feature is more likely to help
- Comparable luxury homes in the same submarket commonly include a similar amenity.
- The design extends the usable season with shade, heating, lighting, or weather protection appropriate to the climate.
- Mechanical systems are efficient, serviceable, and documented.
- Maintenance access, safety barriers, drainage, and local permits are already resolved.
- The feature complements the home’s site rather than consuming valuable yard or parking space.
For a proposed pool or outdoor kitchen, ask a local agent for recent sold comparables with and without the feature. Compare the price difference only after adjusting for lot size, views, condition, interior area, and location. A list of amenities in active listings is not enough.

Thirty-six percent of Zillow’s 2024 buyers rated smart-home capability very or extremely important. That indicates a meaningful audience, not a universal willingness to pay. Buyers may value convenience, security, climate control, and interoperability, while others worry about subscriptions, privacy, obsolete hubs, or complicated handovers.

- Say goodbye to drop-offs and buffering - With eero Built-in, Echo Dot doubles as a mesh wifi extender, adding up to 1,000 sq. ft. of wifi coverage to your existing eero network.
Build for continuity rather than novelty
- Use widely supported protocols and provide a simple manual fallback for essential functions.
- Transfer ownership cleanly: include device lists, network details, warranties, and reset instructions without exposing passwords in the listing.
- Separate life-safety systems from optional automation and verify compliance with local code.
- Document energy savings only when measured; do not claim that automation alone creates a resale premium.
A professionally integrated system may improve the buyer experience, but highly personalized or subscription-dependent technology can narrow the audience. The safer investment is reliable infrastructure—structured wiring, strong Wi-Fi coverage, sensible controls, and serviceable equipment—rather than a collection of fashionable devices.
Kitchens, baths, wellness rooms, and bespoke finishes
Preferred kitchen style was very or extremely important to 57% of Zillow’s surveyed buyers. That supports attention to kitchen quality and design fit, but it does not establish a transferable return for a luxury-level remodel. The same limitation applies to spa bathrooms, wine rooms, theaters, gyms, saunas, and highly customized finishes.
Quality still matters. Poor workmanship, dated systems, water damage, and mismatched materials can reduce value. The appraisal question is different: will the additional cost above a well-executed, market-appropriate renovation be recognized in comparable sales? Often, the answer depends on the neighborhood’s price ceiling and the number of buyers who want the exact configuration.
A practical test for specialized rooms
- Identify the room’s broader function. A wellness room that can serve as a bedroom, office, or gym is more adaptable than a permanently specialized space.
- Check recent sold listings in the same luxury segment, not just aspirational active listings.
- Price the complete project, including ventilation, waterproofing, structural work, permits, equipment, and future servicing.
- Ask a local appraiser how the feature could be described and supported in an appraisal.
- Proceed only if the personal benefit justifies the portion of cost that may not be recovered.
The Appraisal Institute’s guidance emphasizes that remodeling can be important when undertaken properly and recommends considering how long you expect to remain in the home and whether quality-of-life benefits matter independently of financial return.

How appraisers and comparables influence the result
Resale value is established in a specific market at a specific time. Appraisers typically analyze comparable sales, location, condition, quality, size, site characteristics, and features that buyers have demonstrably paid for. An expensive feature with no usable comparable evidence may receive limited or no separate adjustment, even if it cost a great deal to build.
NAR’s 2025 survey found that 73% of respondents were unsure whether local appraisers were properly educated about sustainability-feature value. That uncertainty is a reason to prepare documentation, not a reason to assume an appraiser will ignore an efficient home.
Questions to ask before construction
- Which three to five recent sales best match this property and feature?
- Is the feature common, expected, or unusual in this price range?
- Can the local appraiser identify recognized data or adjustments for it?
- What ongoing costs will a buyer inherit?
- Will permits, code compliance, warranties, and maintenance records be complete at sale?
For a major project, obtain an informal market opinion from a local agent and discuss the proposed scope with a qualified appraiser before finalizing plans. Neither opinion is a guaranteed valuation, but both can expose a mismatch between construction cost and likely buyer support.

| Question | Evidence to collect | Warning sign |
|---|---|---|
| Do local buyers want it? | Buyer feedback, repeated features in recent sold homes, and agent observations. | Only active listings or national survey percentages. |
| Will comparable sales support it? | Closed sales with similar quality, location, size, and amenity. | No credible comparable or a very small buyer pool. |
| What is the full cost? | Construction, design, permits, financing, utilities, insurance, maintenance, and replacement. | Using the contractor’s base quote as the total investment. |
| Can performance be documented? | Ratings, commissioning reports, invoices, warranties, and operating records. | Unverified efficiency or unsupported savings claims. |
| Will it remain useful? | Flexible layouts, durable materials, repairable systems, and transferable controls. | Highly personal finishes or technology tied to one provider. |
Score each candidate upgrade against these questions, then separate the financial case from the lifestyle case. A project can be an excellent decision if it improves daily life for several years, even when its resale recovery is uncertain.

Common mistakes that reduce resale benefit
Confusing cost with value
A $200,000 room does not automatically add $200,000 to the sale price. Construction cost includes labor, design complexity, overhead, and owner-specific choices that buyers may not pay to reproduce.
Over-improving for the neighborhood
The most elaborate kitchen or pool in a market may exceed the price ceiling established by nearby homes. Match quality to the level buyers already support.
Ignoring ownership costs
Heating, cleaning, water treatment, software subscriptions, specialist servicing, insurance, and eventual replacement affect a buyer’s calculation. Disclose them accurately rather than presenting only the installation price.
Free tools Windows power users keep installed
One-click scans. No signup required.
Leaving documentation until listing
Keep permits, plans, product data, invoices, warranties, ratings, and service records from the start. Missing paperwork can weaken buyer confidence and appraisal support.
Choosing a trend over durable function
Neutral, high-quality materials and adaptable rooms generally serve more buyers than an intensely personalized theme. Distinctive design can work when it is consistent with the architecture and local luxury market.
Bottom line for homeowners planning construction
Luxury features can increase resale value when they solve a problem or satisfy a well-established local preference and when comparable sales support the result. The best-supported price evidence in the available data is for documented energy performance, with SEAI’s Irish analysis showing a 2.7% association per BER step and meaningful variation by location and property type. Outdoor amenities and smart-home systems show buyer interest, but no reliable universal premium has been established for them. Kitchens, baths, wellness rooms, and bespoke finishes require even more attention to buyer fit and adaptability.
Before building, compare local sold homes, calculate lifetime ownership costs, document performance, and obtain local appraisal guidance. Build for the person who will enjoy the home now, while making the feature understandable, maintainable, and transferable to the next owner.
