The reported closing price was $10.75 million. TMZ reported on January 4, 2026, that the sale closed on January 2; a Q1 2026 Lake Tahoe market review also lists the property at 1250 West Lake Boulevard as a $10.75 million closing. The reviewed sources do not include a deed or assessor record, so the price and closing date should be understood as reported figures.
The estate had previously been offered for $11.9 million, according to The Sacramento Bee’s August 29, 2025, listing coverage. That was the asking price, not the reported sale price. TMZ says Tosh bought the estate in 2018 for around $7 million.
What was the property like?
The gated estate sat on Tahoe’s west shore between Tahoe City and Sunnyside. Reports describe a 1.6-acre lot with 93 feet of lake frontage, two buoys, seven bedrooms and seven bathrooms across three homes or structures.

Three structures across the property
TMZ’s sale report describes an upper home with four bedrooms, three bathrooms, an elevator, a game room, a four-car garage, a hot tub, fire pit, bocce court and horseshoe pits. It also mentions an industrial ice cream maker. A middle home had three bedrooms and three bathrooms, plus a stone fireplace, skylit kitchen and steam shower. The lakeside cabin included a studio loft and kitchenette.
The Sacramento Bee’s earlier listing report described additional amenities including a dry sauna, pool table, Sonos surround system, shuffleboard, bar and waterfall hot tub. It listed a three-car garage, while TMZ’s later sale report describes a four-car garage. The reports differ on garage capacity, so the number is not consistent across coverage.

What was said about the home when it was listed?
In The Sacramento Bee’s August 2025 coverage, Compass listing agent Kristina Bergstrand called it “the quintessential Lake Tahoe.” The Bee also quoted Tosh saying, “Holidays at the lake are the only times I’m not stressed.” The listing’s snowblower description included a joke from Tosh that it “comes with a snowblower that starts on the second pull every year!” That was a listing quip, not a product recommendation.

How this sale fits into the Lake Tahoe market
The $10.75 million transaction is a single estate sale, not a measure of the entire Lake Tahoe market. The Moore Team’s Q1 2026 review notes that the basin includes distinct micro-markets and lists other lakefront closings. Comparing properties meaningfully requires more than a celebrity name or sale price: location and shore, frontage and water access, lot size, the number and condition of structures, and the closing price all matter.
