The southeast corner of West Broadway and Warren is now identified as 75 West Broadway, a planned 10-story condominium with 23 residences and ground-floor retail. Prosper Property Group is advancing the project with HM Group USA involved. Foundation rework has been reported complete, superstructure construction is expected next, and the latest reported delivery target is the second quarter of 2028. This site is separate from the empty lot at the northwest corner of the same intersection.
What is being built at the southeast corner?
The development is planned as a 10-story condominium containing 23 homes above approximately 10,000 square feet of ground-floor retail along the West Broadway frontage. Tribeca Citizen described the program as “a 10-story condo with 23 residences and ground-floor retail” in its October 2026 update.

The residential plan is heavily weighted toward larger apartments, with two penthouses that are expected to include exterior terraces. The reported unit mix is:
| Residence type | Planned count | Additional detail |
|---|---|---|
| One-bedroom | 1 | Single residence in the reported program |
| Two-bedroom | 9 | Part of the 23-home condominium plan |
| Three-bedroom | 13 | Includes the project’s larger family-sized homes |
| Penthouses | 2 | Exterior terraces are planned |
Retail is expected to occupy one to three ground-floor units, together totaling about 10,000 square feet. The project team was still identifying retail partners when the October report was published, so storefront tenants and opening dates have not been announced.

When is 75 West Broadway expected to be finished?
The latest reported target is the second quarter of 2028. That is a projection rather than a guaranteed completion date. As of the October 22, 2026 report, foundation rework was complete and the next major step was expected to be construction of the above-grade superstructure.
What has happened at the site so far?
- 2016 or earlier: The parcel had become a long-running excavation, described as a hole in the ground since at least 2016.
- Early 2017: HAP Investment Developers began an earlier construction effort.
- Around 2019: Work stopped.
- 2019 stabilization: After complaints that the neighboring 57 Warren building was shaking, a partial stop-work order was issued. Reported Department of Buildings-related mitigation included weatherproofing and draining the pit, pouring a slab, building foundation walls and installing rakers.
- 2026: Prosper Property Group and HM Group USA acquired the empty lot, and the foundation was reworked under the current development plan.
- Next stage: Above-grade structural work is expected to begin, leading toward the projected Q2 2028 finish.
The 2019 account quoted the Department of Buildings’ description of the reported conditions as “shaking, vibrating, structure stability affected.” That history explains why the foundation phase has been a significant part of the current update.

Why does the project have so many different addresses?
Property and news references have used several names for the same southeast-corner parcel: 75 West Broadway, 61 Murray, 61-75 West Broadway, 59-61 Warren and, previously, 65 West Broadway. These aliases can make planning records and older construction stories appear to describe separate projects when they refer to this site.
The current project identity is 75 West Broadway. Tribeca Citizen reported that Prosper Property Group and HM Group USA acquired the lot earlier in 2026; the publication, relaying The Real Deal, reported a purchase price of $24 million and a $68 million construction loan. Those are reported transaction figures, not independently audited statistics.

What will the building look like?
The reported design direction calls for a hand-laid brick facade, some rooftop greenery and possibly sidewalk planters if city permissions allow. New renderings from DXA were still awaited at the time of the October update, so the final exterior appearance and approved landscape treatment may change.
Is this the same project as the northwest-corner lot?
No. The northwest corner of West Broadway and Warren is a separate empty lot. It should not be folded into the 75 West Broadway description: the 10-story, 23-residence condominium plan, the 10,000-square-foot retail program and the Q2 2028 projection apply to the southeast-corner development only.

| Site | Identity | Reported status |
|---|---|---|
| Southeast corner | 75 West Broadway, also reported as 61 Murray, 61-75 West Broadway, 59-61 Warren and formerly 65 West Broadway | Foundation rework reported complete; superstructure expected next; projected Q2 2028 finish |
| Northwest corner | Separate West Broadway and Warren parcel | Empty lot, not part of the 75 West Broadway condominium plan |
What should neighbors and prospective buyers watch next?
- Superstructure mobilization: The clearest near-term milestone is the start of above-grade construction.
- Updated renderings: DXA’s forthcoming material should clarify the facade, roof planting and sidewalk treatment.
- Retail announcements: No ground-floor operator had been named in the October 2026 report.
- Schedule changes: The Q2 2028 date can move as structural work, approvals and interior construction progress.
- Construction monitoring: Given the 2019 stability complaints at 57 Warren, surrounding residents will have a particular interest in site-protection and monitoring measures as work rises.

Will 75 West Broadway have stores or restaurants?
The plan allows one to three ground-floor retail units totaling about 10,000 square feet facing West Broadway. Retail partners had not been selected publicly in the October 2026 update, so the eventual tenant mix is unknown.
Are the 2028 completion plans firm?
No. The second quarter of 2028 is the latest public projection, not a contractual guarantee. The project still had to move from completed foundation rework into superstructure construction before the remaining building and interior work could proceed.
