Construction has started on Leland South Congress, a planned 265-condo development at 2121 S. Congress Ave. in Austin. An Austin Business Journal report published October 6, 2026, says the project is expected to be completed in 2029; that date is a projection, not a guaranteed delivery date.
What is planned for the site?
Leland South Congress is planned for five lots totaling about 2.8 acres at South Congress Avenue and Live Oak Street. The approved site plan is reported to cover about 635,000 square feet, with 265 condominiums, nearly 22,000 square feet of ground-floor retail, and a 6,000-square-foot outdoor dining paseo.
The paseo is an outdoor dining area intended to connect the developmentโs commercial and residential uses. The report does not specify which retailers or restaurants will occupy the space.
What homes and prices were reported?
The planned mix includes studios, one-, two-, and three-bedroom condos, and penthouses. An Intracorp representative told the Austin Business Journal that reported prices started at $400,000 for studios and reached $3 million for penthouses. Those are figures reported on October 6, 2026, not a current sales quote or a complete price list.

The same report said 45% of the units had been presold as of its publication. That is a dated sales snapshot, not a measure of current availability. The report does not provide a unit-by-unit breakdown or details such as deposits, fees, or finish options.
Who is building the development?
Intracorp is the developer, with Leifer Properties as co-developer and Northland Properties and Aron Industries as partners. Andres Construction is handling vertical construction. The design team includes Kirksey Architecture as lead architect, Nudge Design as landscape architect, and Michael Hsu Office of Architecture for amenity-space design and programming.
How is the project financed, and when might it open?
The Austin Business Journal reported a $173 million construction loan from BGO. It also reported an expected completion in 2029. Both the financing and schedule details are attributed to the October 6, 2026 report; the projected completion date may change as construction proceeds.

According to the report, plans were approved in September 2023 and were due to expire in September 2026. Intracorp filed an extension in August 2026. The report does not include underlying city approval records, so those planning dates are reported details rather than independently verified permit findings.
