Conor McGregor’s Property Portfolio: What’s Known About His Irish Home and Planning Plans

The Paddocks near Straffan is the clearest documented property in Conor McGregor’s real-estate story. Here’s how its earlier extension permission differs from a refused replacement-house proposal and a later invalid application.

The clearest documented property story tied to Conor McGregor is The Paddocks, his reported home near Straffan in County Kildare, Ireland. The distinction that matters: a 2022 permission covered alterations and an extension, a much larger replacement-house proposal was refused in 2025, and a separate 2026 application was ruled invalid. Older reports mention homes abroad, but they do not establish a verified, current portfolio or its total value.

The Paddocks: the best-documented property

RTÉ reported in May 2026 that McGregor paid €3 million for The Paddocks in 2019. The property is at Castledillon, near Straffan in County Kildare. RTÉ also reported that he bought the adjacent No. 5 Castledillon for €1.65 million in June 2022; that figure is a reported transaction price, not a current valuation. RTÉ’s 2026 account and its 2025 planning report describe the properties and the planning history.

The planning story involves different projects, and they should not be conflated. An earlier permission for alterations, demolition works and an extension was granted in 2022. The architect later said the permission was being implemented. The 2025 application, by contrast, sought to demolish the existing house and replace it with a substantially larger home. A further application lodged in April 2026 was invalidated by Kildare County Council; it was not a decision reversing the earlier permission.

What was proposed, and why was the larger home refused?

The 2025 proposal was for a six-bedroom replacement house measuring 2,290 square metres, with a 746.6-square-metre basement. An Coimisiún Pleanála refused it on 3 July 2025. The commission’s concerns, as reported by RTÉ, included the project’s scale and character in a sensitive rural landscape, its effect on rural amenities, and the case for demolishing the existing substantial house rather than adapting or extending it.

In the refusal reason quoted by RTÉ, the commission said the development “would appear visually incongruous in this sensitive landscape area” and would “seriously injure the visual and rural amenities of the area.” It also cited the risk of setting a precedent for out-of-scale replacement dwellings in a rural area. A separate reason said the applicant had not adequately justified complete demolition instead of sensitive adaptation or extension. These were planning grounds, not confirmation that the proposed replacement house was built.

For scale, RTÉ’s May 2026 report gives the existing home’s area as 7,964 square feet and the permitted extension as 13,131 square feet. Those figures describe the existing house and the earlier permitted development, not the refused 2025 replacement proposal. The report said the earlier permission was due to expire in early 2027 and that the architect described it as being implemented.

What happened to the 2026 application?

In May 2026, Kildare County Council invalidated an application lodged in April to allow works to be completed or extended after the existing permission’s expiry. The council’s letter, quoted by RTÉ, said “the drawings submitted are misleading and incorrect, and information has been omitted.” The council therefore could not consider the application. Invalidation is distinct from a planning refusal on the merits, and it does not establish that the earlier permission was revoked.

As of RTÉ’s report on 18 May 2026, the sources cited here establish no later valid application or completed-work update. The status of work after that report should not be inferred from the refused replacement proposal or the invalid application.

What is known about McGregor’s other reported homes?

Older lifestyle and property stories mention residences or holiday homes in other countries, but the reporting does not verify a comprehensive list of properties McGregor owns today.

  • Las Vegas area: A 2017 Realtor.com feature described Ville de Soleil, a 12,000-square-foot rental McGregor used while preparing for UFC 189 in 2015. It was reported as a rental, not as a home he owned. Realtor.com’s account is historical.
  • Spain: A 2020 feature by realestate.com.au discussed a Spanish holiday home alongside an Irish home and the Las Vegas residence. This is secondary lifestyle reporting; it does not establish present ownership or title. The 2020 feature should be read in that dated context.

Why there is no reliable total portfolio value

The reported purchase prices for The Paddocks and No. 5 Castledillon refer to transactions in 2019 and 2022; they are not current market values. A separate figure sometimes associated with McGregor is €21.46 million: RTÉ reported this as the book value of investment properties in Emrajare Ltd’s accounts at the end of 2022. That is a company-accounting figure for investment properties, not a valuation of McGregor’s personal residential portfolio. Commercial property stories also need to be kept separate from a list of personal homes. RTÉ reported that a proposed mixed-use scheme involving demolition of the Marble Arch pub and a 113-unit apartment project was rejected. That planning story and the company’s reported accounts do not establish a current total value for McGregor’s personal real estate.
