Concrete Block vs. Brick for Homes in Mexico: Which Is Better?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Neither material is the automatic winner. For a Mexican home, the better choice is the tested masonry unit that fits the wall’s structural role, climate, moisture exposure, installed cost and available workmanship. Compare complete wall assemblies—not loose bricks or blocks—and have the design checked against Mexico’s applicable standards, especially NOM-020-ENER-2011 for envelope heat gain.

Start with the wall assembly, not the unit

A wall is more than its masonry unit. Its real performance comes from the unit, mortar, grout, reinforcement, plaster or render, paint, insulation, openings, roof connection, shading and installation quality. A hollow concrete block with a suitable fill and exterior render can behave very differently from an unfilled block. A fired-brick wall can be comfortable in one climate and overheat in another, depending on thickness, cavities, plaster and solar exposure.

Mexico’s energy rule states that NOM-020-ENER-2011 limits heat gain through the envelope of residential buildings to rationalize cooling-energy use. The standard identifies the northern and coastal regions as especially important because cooling equipment is more common there than heating equipment. That makes orientation, shading, ventilation and the complete wall build-up at least as important as the word “brick” or “block” on a quotation.

Start by recording the city, elevation, orientation, exposure to sun and wind-driven rain, and whether the home will be air-conditioned. A wall selected for a shaded highland room may not be suitable for a west-facing coastal façade. The same nominal thickness can also perform differently when one version is plastered, another is left exposed and a third has insulated cavities.

What Mexican standards require you to verify

Before comparing prices, establish whether the wall is load-bearing, confined masonry or non-structural infill. The applicable product category and test documentation change with that decision.

Question Relevant Mexican reference What to request
Is the unit intended for structural masonry? NMX-C-404-ONNCCE-2012 Documentation showing the unit is classified for structural use, including declared dimensions and strength.
Is the wall non-structural? NMX-C-441-ONNCCE-2013 Documentation for non-structural masonry units and their intended application.
How was compressive strength determined? NMX-C-036-ONNCCE-2013 Laboratory results from the specified compressive-strength test method, not an unsupported sales claim.
How was water absorption measured? NMX-C-037-ONNCCE-2013 Total and initial water-absorption results for the proposed unit.
Does the envelope meet heat-gain limits? NOM-020-ENER-2011 The engineer’s calculation for the complete envelope, including walls, roof, windows and shading assumptions.

Strength and absorption values should be tied to the actual batch or supplier specification. A nominally strong material that is cracked, badly cured, poorly fired or installed with inadequate mortar may not deliver the design result.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask the engineer to identify the design loads and the wall’s connection to the rest of the building. A product can satisfy a unit standard yet be unsuitable for a particular height, opening pattern, seismic demand or reinforcement layout. Request the product name, nominal dimensions, density where relevant, declared use and test date on the quotation so substitutions can be checked rather than made informally on site.

Thermal performance: why “brick is cooler” is unreliable

NOM-020-ENER-2011’s Appendix D gives useful reference properties, but the entries are not all reported in the same unit. Some are thermal conductivity in W/mK; the 20-centimetre hollow concrete-block entry is thermal resistance in m²K/W. Those figures cannot be ranked as though they were one common score.

Material listed in Appendix D Published value How to read it
Common fired red brick (“tabique rojo cocido común”) 0.872 W/mK externally Conductivity value; lower conductivity generally indicates less heat flow through the material, but wall thickness and finishes still matter.
20-cm hollow concrete block, two or three cavities 0.180 m²K/W Resistance for the stated thickness and cavity configuration.
20-cm hollow concrete block with perlite 0.360 m²K/W Resistance for the specified perlite-filled configuration.
20-cm hollow concrete block with vermiculite 0.300 m²K/W Resistance for the specified vermiculite-filled configuration.
Extruded-clay hollow block 0.998 W/mK Conductivity value; the clay label alone does not establish better insulation.
Extruded-clay hollow block with vermiculite 0.575 W/mK Conductivity for the stated filled configuration.
Autoclaved cellular concrete block, 450 kg/m³ 0.120 W/mK Conductivity at the stated density.
Autoclaved cellular concrete block, 600 kg/m³ 0.210 W/mK Conductivity at the stated density; density changes the reported value.

These are reference properties, not a promise that a particular house will stay cool. Heat flow also depends on wall thickness, joints, plaster, paint, thermal bridges at columns and slabs, window area, roof insulation, solar orientation and exterior shading. Ask for a calculation of the proposed assembly rather than selecting a unit from a single conductivity number.

Do not calculate a house-wide energy result from the unit’s published value alone. The table mixes conductivity and resistance, and the values describe specific products or configurations. Request that the designer identify the thickness used, cavity treatment, interior and exterior finishes, and the assumptions for windows, roof and shading. If a supplier changes density, cavity geometry or fill, the earlier thermal claim may no longer apply.

Hot northern and coastal sites

Where air-conditioning is common, prioritize the envelope heat-gain calculation. A wall with a better nominal unit value can lose its advantage through an unshaded west-facing façade, a thin roof, uninsulated concrete columns or leaky window openings. Exterior shade, a reflective or appropriately specified finish, roof treatment and controlled ventilation can be decisive.

Review the wall together with the roof and glazing because the standard addresses the envelope, not a masonry unit in isolation. Ask for the assumptions behind the calculation and whether shading devices, overhangs and neighboring buildings were included. A practical mock-up can also reveal whether the specified render, joints and finish are achievable with the local crew.

Cooler highland sites

In a highland location, daily temperature swings and night-time heat loss may matter more than peak cooling load. The same principle applies: compare the complete wall and roof assembly, and account for solar exposure and night ventilation instead of assuming either masonry type is universally comfortable.

Structural choice: load-bearing, confined or infill

Tell the engineer what the wall is expected to do before choosing the unit. A load-bearing wall carries gravity loads. Confined masonry works with reinforced concrete tie elements and masonry panels as one designed system. Infill walls sit within a frame and may be non-structural, although they still impose weight, wind and seismic demands and must be detailed to avoid dangerous interaction with the frame.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For structural-use products, ask for evidence under NMX-C-404-ONNCCE-2012 and compressive-strength testing under NMX-C-036-ONNCCE-2013. For non-structural units, ask for the NMX-C-441-ONNCCE-2013 classification. Do not substitute a stronger-looking unit for an engineer’s design: strength, slenderness, joint detailing, reinforcement, grout and connection to the structure all affect safety.

On delivery, compare a sample against the declared dimensions and inspect edges, faces and cavities. Out-of-tolerance units can create uneven joints and make reinforcement or grout difficult to place. Confirm where vertical and horizontal reinforcement goes, how cells are grouted, and how openings are framed before the first course is laid. These details are part of the wall system, not optional upgrades.

Moisture, rain and durability

Moisture failures are usually detailing failures, not simply “brick versus block” failures. Wind-driven rain, rising damp, plumbing leaks and condensation require different solutions. Use NMX-C-037-ONNCCE-2013 as the reference method when requesting total and initial water-absorption data.

Details to put on the drawings

  • Capillary breaks between masonry and foundations or slabs.
  • A protected base of wall where splashback is likely.
  • Flashing and properly formed sills at windows and doors.
  • Exterior render or another specified rain-resistant finish where exposure requires it.
  • Drips, copings and slope at parapets and other horizontal surfaces.
  • A sealed and drained roof-to-wall junction.
  • Compatible sealants around penetrations and movement joints where required.

Ask the supplier how the units are cured or fired, how they were stored, and whether they arrive cracked, warped or excessively chipped. Keep masonry off wet ground and protect it from prolonged saturation before installation. Absorption data is useful only when the mortar and detailing are also appropriate.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Inspect the first completed area after rain if possible. Look for damp bands at the base, staining below sills, open joints and cracks at the roof line. Correcting flashing, slopes or joints early is usually less disruptive than trying to seal a finished wall after paint and interior finishes are installed. The selected render or coating should be compatible with the substrate and specified for the exposure; simply adding paint does not replace missing drainage details.

Installed cost: compare equivalent assemblies

Material-only prices are misleading. A fair comparison includes the unit, mortar, reinforcement, grout where applicable, transport, cutting, waste, labor, plaster or render, finish and any thermal fill. CMIC’s Catálogo de costos directos de vivienda 2024, effective 1 January 2024, illustrates how different assemblies can produce very different totals.

CMIC 2024 catalog item Published amount Qualification
12-cm Vintex hollow tabique wall MXN 487.85/m² Catalog assembly price, including the listed mortar and reinforcement details; not a nationwide retail average.
12-cm Vintex brick wall MXN 479.58/m² Catalog assembly price, including the listed mortar and reinforcement details; not a nationwide retail average.
Two-face apparent 10-cm perforated tabique assembly MXN 3,477.06/m² Catalog assembly with its specified apparent finish and details; not a material-only price.

The near-equality of the first two catalog entries is a useful warning: a small unit-price difference does not establish a national cost winner. The apparent-finish assembly is dramatically higher because finish and assembly requirements dominate the comparison. Your local quotation may differ with city, haul distance, labor rates, wall height, reinforcement, waste and finish specification.

Budget separately for corners, lintels, jambs, service chases and cuts around windows. A larger block may reduce joint count but require different handling or cutting equipment; a brick finish may reduce a render line but demand tighter visual quality. Include likely breakage and a replacement allowance in the delivery discussion, then compare the total for the same measured area of completed, accepted wall.

How to obtain a useful quote

  1. Give every supplier the same wall thickness, height, openings and finish requirement.
  2. Specify whether the wall is structural, confined or infill and provide the engineer’s reinforcement schedule.
  3. Request separate lines for units, mortar, grout, steel, ties, render, paint, transport, waste and labor.
  4. State whether thermal fill, insulation or a special exterior coating is included.
  5. Ask for delivery dates and the replacement policy for broken or out-of-tolerance units.
  6. Compare at least two local suppliers using the same measured square metre of completed wall.

Keep the quote tied to a named product and revision date. If the supplier proposes a substitute, obtain the new dimensions, test documentation and thermal assumptions before accepting it. A lower invoice can disappear when a different unit requires thicker render, additional cuts or extra corrective labor.

Availability and workmanship can outweigh nominal material advantages

A locally produced unit installed by a crew that knows its handling, joint thickness and curing requirements can outperform a theoretically superior product installed badly. Check that units have consistent dimensions, sound edges and no widespread cracking. For fired products, look for consistent firing; for concrete products, ask about curing and production controls. Confirm that the crew can build straight, plumb courses and maintain the specified mortar and reinforcement details.

Transport matters in Mexico’s varied geography. A product available nearby may reduce breakage, delay and haulage cost. Conversely, a specialized unit that must travel a long distance may lose its thermal or finish advantage once logistics and damaged stock are included.

Before ordering the full quantity, have the mason build a sample panel or a short representative section. Use it to approve joint appearance, alignment, exposed-face quality, flashing integration and finish compatibility. Record the approved mortar proportions, joint treatment and curing practice so later work matches the accepted sample.

Brick: where it can make sense

  • Local supply and experienced brick masons make installation predictable.
  • The desired appearance may reduce or eliminate a separate finish layer, but only if the brickwork is specified as an exposed finish and the workmanship meets that standard.
  • Individual units can suit traditional details and repair work.
  • Performance still depends on the particular fired product, cavities, thickness, render and shading—not on the word “brick” alone.

Concrete block: where it can make sense

  • Large, regular units can speed coursing and reduce the number of joints.
  • Cavities can accommodate reinforcement, grout or specified insulating fills.
  • Block systems can integrate efficiently with confined-masonry layouts when detailed by the engineer.
  • Unrendered or poorly detailed block may need additional protection against rain and may not deliver the intended thermal result.

A practical decision sequence for a Mexican home

  1. Define the site. Record city, elevation, climate, orientation, prevailing exposure and whether wind-driven rain is a concern.
  2. Define the structural role. Have the engineer identify load-bearing, confined-masonry or infill construction and the required reinforcement.
  3. Verify the product category. Request NMX-C-404 documentation for structural units or NMX-C-441 documentation for non-structural units.
  4. Verify test results. Request compressive-strength results using NMX-C-036 and absorption information using NMX-C-037.
  5. Check the envelope. Confirm the complete wall, roof, windows and shading against NOM-020-ENER-2011, particularly in northern and coastal cooling climates.
  6. Price the finished wall. Compare equivalent installed assemblies with transport, mortar, reinforcement, render, finish, labor and waste included.
  7. Inspect supply and crew capability. Reject damaged or inconsistent stock and confirm that the installer has experience with the selected system.
  8. Approve a sample panel. Before full production, inspect a representative section for alignment, joint appearance, openings, flashing and finish compatibility.

Common mistakes and how to avoid them

Choosing by unit price alone

A cheap unit can require more render, reinforcement, transport or corrective labor. Compare the completed wall per square metre.

Comparing incompatible thermal numbers

Do not compare a conductivity value in W/mK directly with a resistance value in m²K/W. Ask for the calculated performance of the same-thickness assembly.

Assuming exposed brick is maintenance-free

Exposed masonry still needs suitable joints, copings, sills, water management and a finish strategy appropriate to the exposure.

Ignoring openings and concrete elements

Windows, doors, columns, beams and slab edges create thermal and moisture weak points. Include them in the envelope and detailing review.

Accepting undocumented strength

A supplier’s verbal statement is not a substitute for test results tied to the specified product and structural design.

Letting a substitution pass without review

Changing unit size, density, cavity layout or finish after approval can alter strength, weight, absorption, thermal behavior and labor. Require the engineer and designer to review substitutions before installation.

Frequently asked questions

Is brick cheaper than concrete block in Mexico?

Not consistently. CMIC’s 2024 catalog lists a 12-cm Vintex brick wall at MXN 479.58/m² and a 12-cm Vintex hollow tabique wall at MXN 487.85/m². Those are dated assembly prices, not national retail averages, and local labor, transport, reinforcement and finish can reverse the result.

Which material keeps a house cooler?

Neither wins automatically. NOM-020 Appendix D lists common fired red brick at 0.872 W/mK, while a 20-cm hollow concrete block is listed at 0.180 m²K/W, with higher resistance for specified perlite or vermiculite fills. The metrics are different, and the full wall, roof, windows, shading and thermal bridges control comfort.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Can I choose a non-structural block for a load-bearing wall?

No. First establish the structural role with the engineer. Structural units fall under NMX-C-404-ONNCCE-2012, while NMX-C-441-ONNCCE-2013 covers non-structural units. Compressive strength should be demonstrated using NMX-C-036-ONNCCE-2013.

What should I ask for when buying masonry?

Request the named product, dimensions, intended structural category, compressive-strength results, absorption results, production or curing information, delivery condition and replacement policy. Confirm that the batch matches the engineer’s drawings and that the crew can install the specified mortar, reinforcement, grout and finish.

Does exposed brick eliminate maintenance?

No. Exposed brick still needs sound joints, copings, sills, flashing, drainage and a finish strategy suited to the site’s rain and sun exposure. A visually attractive wall can still admit water if those details are missing.

Should thermal fill be added to every hollow block?

Only when the designed assembly calls for it. NOM-020 lists different resistance values for the 20-cm hollow concrete block with no listed fill, perlite and vermiculite. The engineer should specify the fill, thickness and installation method and include them in the envelope calculation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How many supplier quotes should I obtain?

At least two local quotes using identical wall dimensions, openings, finish, reinforcement and delivery assumptions. Ask for line-item pricing so a nominally cheaper unit is not hiding extra render, transport, waste or labor.

Verdict

Choose brick when its verified properties, local supply, finish requirement and skilled crew make the complete wall the best fit. Choose concrete block when its structural system, cavities or specified fills, availability and installed cost work better. In both cases, the winning decision is an engineer-designed, properly detailed assembly that satisfies the applicable Mexican standards—not a blanket rule that one material is always stronger, cooler or cheaper.
