Overview

Ayillo Tenant Screening is part of Ayillo’s property-management software for landlords and property-management companies. It brings screening into a leasing workflow that also covers applications, lease generation, e-signatures and renewals. That connection may help managers keep application and lease steps together rather than treating screening as a separate task.

Before applications open, each property must publish its screening criteria, including a credit floor, income multiple and criminal-history policy. Screening can include credit reports and scores, eviction and civil-judgment history, criminal history where allowed, income verification and prior landlord references. Ayillo says criminal screening is limited to what local jurisdictions allow, including ban-the-box rules.

When a screening report leads to a denial, Ayillo prepares an adverse-action notice that identifies the screening company and explains the applicant’s right to dispute. The landlord or property manager who ran screening can view the underlying report; applicants receive the summary decision and, when the decision is adverse, the notice and dispute rights.

Key features

Published criteria and screening checks

Requiring property-specific criteria before applications open makes the credit, income and criminal-history standards visible at the start of the process. Available checks may cover credit, eviction and civil-judgment history, permitted criminal-history information, income and landlord references.

Applicant notices and report access

Ayillo separates the detailed screening report from the applicant-facing decision. The manager who initiated screening can access the report, while the applicant sees the summary and any adverse-action notice with dispute information.

Leasing, accounting and records

Screening sits within a connected workflow for applications, leases, e-signatures and renewals. Ayillo also says owner distributions can be exported to QuickBooks or paid through connected banking. Its property records include an immutable log of meaningful changes.

Resident operations and support

The Core workspace includes property, unit and resident records, document and photo storage, a resident portal, maintenance intake, team accounts, role permissions, email support and onboarding import. General inquiries receive a response within one business day.

Pricing

Ayillo is paid software and has no free plan. The Core workspace starts at $49.00 USD per month, billed monthly per workspace, and includes the first 5 units. New professional workspaces can start a 30-day free trial; a payment card is required.

Other listed prices are shown at 100 units: Operate is $431.00 USD per month, Growth is $541.00 USD per month and Complete is $565.00 USD per month. The listed pricing note is From $49/mo · 30-day trial; the higher-tier prices are specifically marked for 100 units.

Resident billing and online collections are available. Ayillo lists RUBS as its allocation method, supports commercial properties and includes identity verification.

Platforms

Ayillo is available on Android, iOS and the web.

Who it's for

Ayillo identifies landlords and property-management companies as its core users, and also names property owners, investors and commercial property managers. The screening workflow is particularly relevant to teams that want applications, criteria, reports and adverse-action notices connected to leasing. The published criteria requirement and jurisdiction-specific limits are important considerations for anyone setting screening policies.

Verdict

Ayillo Tenant Screening combines property-specific screening criteria and multiple report checks with notices for adverse decisions, then carries the process into lease generation, signatures and renewals. Its key trade-offs are a paid-only offering, required card details for the trial and limited applicant access to the underlying report. The listed prices and first-five-unit allowance make the Core workspace the clearest starting point to assess; larger workspace prices are shown at 100 units.
