Casa Iriarte turns a narrow urban plot in the historic center of Las Palmas de Gran Canaria into a house-studio organized around connected rooms and an off-center courtyard. Rather than reserving space for a long corridor or assigning each room a fixed role, SOCO designed a sequence of similarly sized spaces that can adapt as needs change.
How is Casa Iriarte organized on a narrow plot?
The 230 m² house-studio, as listed by project publications, avoids making a corridor the plot’s dominant feature. Its rooms connect as a sequence, with the stair and service areas concentrated near the center. SOCO’s description, quoted by Diariodesign, says the rooms are of similar dimensions and relate either to the street or to the courtyard.

1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsThis gives the spaces a more even role in the plan: movement through the house happens between rooms rather than along a separate passage, and movable furniture can support different uses. The result is a layout intended to remain useful as the household or studio’s needs shift, rather than one that depends on permanently fixed room functions.
What does the displaced courtyard do?
The courtyard is not placed at the expected center of the plan. Its offset position brings light and air into the house while helping organize the connected rooms. The project descriptions also present it as part of the house’s climate strategy: a spatial element that links the interior and helps shape how the home is experienced.
#1 Best Overall
- Valued Carpenter Pencil Set: You will get 2 pcs solid carpenter pencils with 26 piece 2.8 mm refills, 1 replaceable sharpener, 1 plastic storage box.The complete carpenter pencils combination allows you to finish your work faster and more easily
- Deep Hole Marker Pencil: The deep-hole construction pencils adopts 45mm elongated tip design, which is more convenient to mark in the small hole or in other tight areas that other carpenter markers cannot reach
- Carpenter Pencils with Sharpener: The sharpener is screwed into the top of the work pencil, which won't get lost either. Built-in pencil sharpener that keep the lead with pointed and smooth to Improves line of sight in fine work
- Stronger Solid Lead: This work pencil is matched with a 2.8 mm thick lead , which is much thicker and stronger during the drawing process of construction work, it will not break or damage easily
- Marks on Various Surfaces: 3 colors solid construction pencil can marks on various surfaces, such as metal, plastic, wood, paper etc. Ideals for woodworkers, contractors, craftsmen, builders, merchants and masons
That is an architectural rationale, not a published performance result. The sources do not provide measured ventilation rates, indoor temperatures, or energy-use figures, so the courtyard’s effect should not be read as a quantified environmental claim.
What makes the house adaptable over time?
SOCO distinguishes between elements intended to endure and lighter layers that can be adjusted. Leibal describes the reinforced-concrete structure and exposed picón blocks as durable components, while timber interior elements and modular facade components are presented as changeable or replaceable. In practical terms, the strategy is to avoid treating every part of the building as having the same lifespan or needing the same degree of permanence.

- Ergonomically Designed: Work in tight areas with a compact design that gets into tough spots
- Both tools are designed to fit into difficult to reach spaces
- Complete a wide range of applications with a high-performance motor that delivers up to 300 UWO, and an impact driver delivering up to 1,400 in-lbs of torque
- Both the DEWALT impact driver and drill driver feature integrated LED work lights with a convenient 20-second delay, ensuring enhanced visibility in dimly lit or challenging work areas
- One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
Published lifespan estimates vary by source and should not be mistaken for verified engineering specifications. Leibal’s 2026 article reports 80–100 years for the reinforced-concrete frame and exposed picón walls, 25–40 years for plywood partitions and timber carpentry, and 30–50 years for modular facade panels. Divisare gives different ranges: over 50 years for the concrete structure, 30–40 years for picón and wood-cement facades, and 15–25 years for interior timber. These estimates are not directly interchangeable.
How does the island setting shape the construction approach?
SOCO has explained that imported materials in the Canary Islands can add cost and time. The studio says it favored simple systems, local materials, and labor from the surrounding area. The aim is to make the construction approach responsive to the island context and available skills, rather than relying on complex systems or materials that must travel long distances.

This stated approach does not establish a measured sustainability outcome. The published sources do not report a lifecycle assessment, embodied-carbon figures, energy performance, or a cost comparison for the project.
Which project date should readers use?
The year depends on the source’s project metadata: SOCO’s official page lists Casa Iriarte as 2026, while Arquitectura Viva and Divisare list it as 2025. Those listings do not establish a single construction or completion date, so it is more accurate to attribute the year to the publication rather than treat one as definitive.

Casa Iriarte offers a useful set of architectural questions for other constrained plots, though it is not part of a published comparative study:
Quick Recap
- Daylight and air: How are these brought into the depth of the plot?
- Room use: Are spaces permanently assigned, or can furniture and layout support changing functions?
- Circulation: Does movement require a dedicated corridor, or is it integrated into the sequence of rooms?
- Building layers: Which elements are designed to last, and which can be adjusted or replaced?
- Local construction: Do the material choices and building systems fit the resources and skills available nearby?
