The best commercial washing machine for your business is the one that matches your laundry volume, floor structure, utilities, staff workflow, and local service support. Brand matters, but it should not be the first decision. On our job sites, the expensive mistakes usually happen before the washer arrives: undersized drains, weak floor assemblies, overloaded electrical panels, short water-heater recovery, poor dryer ventilation, or a hard-mount machine ordered for a floor that cannot handle it.
For 2026 buyers, a realistic equipment-only budget runs from about $1,800 for a basic commercial top-load washer to $30,000 or more for a large washer-extractor. Installed cost can be much higher if you need new plumbing, 208-240V electrical, gas upgrades, venting, concrete pads, floor reinforcement, or fire-rated wall penetrations. A simple single-washer hookup may land around $500-$1,000, while a washer-and-dryer setup with plumbing, electrical or gas, and venting commonly runs about $1,000-$2,500 before major construction. Homewyse’s May 2026 national estimate starts around $1,039-$2,137 per machine for washing machine installation, depending on site conditions.
If you only take one thing from this guide, take this: choose by use case first, then capacity, then installation conditions, then brand and controls.
Start With the Business, Not the Brand
Commercial laundry equipment serves very different businesses. A laundromat needs revenue-producing machines that survive abuse and handle everything from weekly family loads to oversized comforters. A hotel needs predictable linen throughput before checkout. A veterinary clinic needs sanitation, hair management, and durable drain systems. A salon needs towel turnover without wasting floor area. Those are different problems.

Laundromats
A laundromat should usually have a mix of 20, 30, 40, 60, and 80 lb machines rather than one uniform size. Smaller machines handle price-sensitive everyday loads. Larger machines handle bedding, comforters, and high-revenue family loads. Payment systems, door hardware, drain valves, uptime, and distributor response time matter as much as wash performance.
Apartment and Multifamily Laundry Rooms
Multifamily laundry rooms usually do well with 20-40 lb vended front-loaders and stack dryers. Resident satisfaction depends on machine uptime, clean rooms, clear pricing, payment convenience, lighting, security cameras, reasonable cycle times, and accessible controls. A cheap machine that sits out of service for a week costs more than it saves.
Hotels, Gyms, Salons, Clinics, and Care Facilities
On-premise laundry rooms need to be sized around daily poundage and peak workflow. A small salon may only need a 20-30 lb commercial front-loader. A gym may need more machines with fast turns for towels. Hotels and care facilities often need programmable washer-extractors in the 40-100+ lb range, with cycles matched to linen type and soil level.
Commercial Washer Types Compared
The machine type determines water use, extract speed, installation complexity, and where the washer can safely sit in the building.
| Washer type | Typical capacity | Best use | Install complexity | Key tradeoff |
|---|---|---|---|---|
| Commercial top-load | 15-20 lb | Small offices, light-duty laundry, budget replacements | Low | Lower upfront cost, but generally less efficient and lower extraction |
| Commercial front-load | 20-30 lb | Salons, gyms, apartments, small businesses | Low to moderate | Better water efficiency and cleaning, needs proper base and clearances |
| Hard-mount washer-extractor | 30-100+ lb | Ground-floor laundromats, hotels, industrial laundry | High | Lower machine cost, but needs anchoring to reinforced concrete |
| Soft-mount washer-extractor | 30-100+ lb | Upper floors, retrofits, vibration-sensitive buildings | Moderate to high | Higher equipment cost, but better placement flexibility and extraction |
| Stack washer/dryer | 20-30 lb washer | Apartments, tight utility rooms, small facilities | Moderate | Saves floor area, but service access and dryer venting must be planned |
Hard-Mount vs Soft-Mount in Plain Terms
A hard-mount washer is bolted to a reinforced concrete base. It transfers more force into the floor, so it usually belongs on slab-on-grade or properly engineered ground-floor construction. It costs less upfront, but the slab and anchor details are not optional.
A soft-mount washer has internal suspension that reduces vibration transfer. It usually costs more, but it can often work in upper-floor laundry rooms when the structure is verified by the manufacturer, distributor, or engineer. Soft-mount machines also commonly extract more water from laundry before drying. Higher G-force means towels and linens come out less wet, which can reduce dryer time, gas or electric use, and bottlenecks.
How to Size Commercial Washers
Do not size by guessing. Start with pounds of laundry per day, then divide by realistic loads per machine per day.
Use this working formula:
Daily laundry pounds / practical loads per machine per day = washer capacity needed
Quick wins for a faster PC:
Clear out junk files and repair common Windows errorsFree Scan →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →For example, if a small hotel processes 600 lb of linens per day and expects each washer to run 8 practical loads, the operation needs about 75 lb of washer capacity in active rotation. That could mean two 40 lb machines, one 60 lb and one 30 lb machine, or another mix depending on linen type, peak timing, staff coverage, and dryer capacity.
For a laundromat, the formula is only part of the answer because customer behavior matters. Large machines may sit idle during slow hours and still be essential on weekends because comforters, rugs, and family loads drive revenue. For apartments, a common mistake is installing too few machines because the average load count looks acceptable on paper. Peak evening and weekend demand is what residents remember.
Typical Capacity Targets
Light commercial and top-load units are often around 15-20 lb. Small front-load commercial washers are commonly 20-30 lb. Mid-size washer-extractors are often 40-60 lb. Large laundromat, hotel, and healthcare machines can run 80-100+ lb. A balanced laundry room usually combines capacities instead of repeating the same machine everywhere.

2026 Commercial Washing Machine Costs
For 2026 budgeting, separate equipment price from installed cost. Equipment is the visible number. Construction, utilities, rigging, controls, permits, and downtime are where budgets move.

1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errors| Item | Typical 2026 cost range | Notes |
|---|---|---|
| Basic commercial top-load washer | About $1,800-$3,500 | Retail examples include Whirlpool commercial units around $1,754-$3,329 and Speed Queen top-loaders around $1,796 from dealer listings |
| Small commercial front-load washer | About $2,800-$6,000+ | Speed Queen front-load commercial washers were seen around $2,837 from a Midwest dealer |
| Mid-size washer-extractor | About $8,000-$18,000+ | Capacity, controls, extraction speed, and mounting type drive price |
| Large washer-extractor | $20,000-$30,000+ | Common in laundromats, hotels, and institutional laundry rooms |
| Used commercial washer | Often 30-60% below new | Examples range from about $2,500 for a used 20 lb Speed Queen to $13,500 for a used 90 lb Dexter |
| Simple washer hookup | About $500-$1,000 | Assumes nearby plumbing and drain capacity |
| Washer/dryer full setup | About $1,000-$2,500 | Can rise quickly with gas, venting, electrical, or drain changes |
| New laundry room or addition | About $8,000-$30,000, sometimes $45,000+ | More relevant to residential, mixed-use, or full buildout work than a machine swap |
Major cost drivers include machine capacity, hard-mount versus soft-mount design, coin or card payment systems, delivery and rigging, floor level, slab condition, utility distance, drain capacity, hot-water supply, local labor rates, permit requirements, after-hours installation, warranty terms, and maintenance contracts.
Construction Checks Before You Order Equipment
This is where a contractor’s review pays for itself. Once machines are delivered, changing the room gets expensive.
Floor Loading and Vibration
Confirm the floor can support the machine’s static weight, operating load, vibration, and extraction forces. Hard-mount machines generally need reinforced concrete with proper anchoring. Upper-floor installations should be reviewed before purchase, especially in wood-frame, older masonry, or mixed-use buildings.
Drain Capacity
Commercial washers dump water quickly. The drain system must handle the discharge rate, not just the pipe diameter someone sees at the wall. Large laundry rooms may need troughs, properly sized floor drains, lint management, and venting that meets local code. Poor drainage causes backups, odors, shutdowns, and water damage.

Pick the symptom - the matching free tool is one click away.
Water Heating and Recovery
Do not just ask whether hot water exists. Ask whether the water heater can recover fast enough during peak laundry periods while the rest of the building is operating. Hotels, gyms, clinics, and restaurants may already have heavy hot-water demand.
Electrical, Gas, and Dryer Make-Up Air
Front-load washers, large extractors, controls, pumps, and dryers can require panel upgrades or dedicated circuits. Dryer banks may require gas meter upgrades, larger gas piping, properly sized exhaust runs, and make-up air. Dryer lint and restricted exhaust are also fire risks, so maintenance access has to be designed into the room.
Clearances, ADA Access, and Service Space
Plan door swings, cart paths, staff circulation, accessible reach ranges, and service clearances. A laundry room that looks efficient on paper can fail in use if staff cannot load carts, open doors fully, reach shutoffs, or pull a machine for service.
Energy, Water, and Rebates
ENERGY STAR says certified commercial clothes washers are, on average, 9% more energy efficient and use about 45% less water than standard models. That matters because commercial laundry cost is not just electricity. It is water, sewer, hot-water energy, dryer time, maintenance, and downtime.
For 2026 purchases, verify current certified models in the ENERGY STAR commercial clothes washer product finder instead of relying only on a sales sheet. DOE amended commercial clothes washer requirements became effective February 18, 2025, with amended test requirements mandatory starting July 16, 2025. That makes current compliance data worth checking before you commit to a model.
Utility rebates change often by state, utility, and program year. ENERGY STAR certification is usually the starting point for rebate searches, but the final answer comes from your local utility or rebate administrator. Before ordering, collect the exact model number, capacity, modified energy factor, water factor, and installation address.

Brands Worth Comparing
Major commercial laundry brands in the U.S. include Speed Queen, Dexter, Maytag Commercial, Whirlpool Commercial, Huebsch, Continental Girbau, Wascomat/Electrolux Professional, UniMac, Milnor, and LG Commercial. The right shortlist depends heavily on local distributor support.
We care about four questions before we care about a small price difference:
Recommended Free Tools
- Who services the machine locally, and how fast do they respond?
- Do they stock common parts such as drain valves, belts, bearings, door locks, controls, and payment components?
- Is warranty labor included, limited, or handled through a third party?
- Can the distributor help verify slab, anchoring, utility, and clearance requirements before delivery?
A less expensive washer can become the most expensive machine in the room if it waits ten days for a control board while tenants, guests, or staff lose confidence in the laundry operation.
Best-Fit Recommendations by Business Type
Small Office, Salon, or Spa
Start with a 20-30 lb commercial front-loader if towel volume is steady. It gives better water use and extraction than a basic top-loader while staying compact. Confirm drain location, 120V or 208-240V requirements, shutoff access, and whether the room has enough dryer vent capacity.
Apartment Building
Use 20-40 lb vended front-loaders with matching stack dryers where space is tight. Prioritize payment convenience, simple controls, lighting, camera coverage, and service response. For older buildings, review drain capacity and floor vibration before increasing machine size.
Laundromat
Use a capacity mix: 20, 30, 40, 60, and 80 lb machines are common building blocks. Larger machines need stronger utility planning, but they can create high-value turns for bedding and family loads. Plan clear aisles, folding areas, payment infrastructure, and enough dryers so washer throughput does not stack up at the next step.
Hotel or Short-Term Rental Operation
Size around pounds of linen per occupied room, peak checkout windows, and staff schedule. Larger programmable washer-extractors may be worth the cost because cycle control, extract speed, and durability affect housekeeping workflow every day.
Gym, Veterinary Clinic, Restaurant, or Healthcare Facility
Focus on soil level, sanitation needs, odor control, and separation of clean and dirty workflows. Hair, grease, chemicals, and bodily fluids can change machine selection and drain maintenance. In care settings, confirm applicable health, plumbing, and ventilation requirements with the local authority having jurisdiction.
New vs Used Commercial Laundry Equipment
Used commercial washers can reduce purchase price by 30-60%, which is meaningful when outfitting multiple machines. The risk is hidden wear. Bearings, controls, drain valves, door locks, coin drops, card readers, and discontinued parts can erase the savings fast.
Used equipment makes the most sense when the seller can document age, service history, model support, warranty terms, and parts availability. It is riskier for high-volume laundromats, hotels, and healthcare facilities where downtime has immediate revenue or operational cost. For a small backup machine or a low-volume business, used may be reasonable if the installation cost is not high.
Permits, Code, and Safety Notes
Permit requirements vary by city and county, but commercial laundry work often triggers permits when you add or relocate plumbing, change drain or vent systems, add 208-240V circuits, modify gas lines, penetrate rated walls, install new dryer exhaust, pour structural pads, or change occupancy-related systems.

- Versatile Application: Commercial laundry basket is suitable for a wide range of environments, including hotels, apartments, homes, hospitals, schools, warehouses, rehabilitation centers, nursing homes, beauty salons, barber shops, and laundromats. It allows for convenient storage and easy transport of laundry items.
Dryer safety deserves the same attention as washer selection. Lint accumulation, crushed ducts, long exhaust runs, and poor make-up air can create fire hazards and poor drying. Plan cleanout access and assign maintenance intervals before the room opens. Water safety matters too: use accessible shutoffs, proper supply hoses, pans or floor drains where appropriate, and leak detection in vulnerable buildings.
When to DIY vs When to Hire a Pro
A like-for-like replacement of a small commercial washer may be manageable for an experienced maintenance team if the shutoffs, drain, electrical connection, floor, and clearances are already correct. Even then, rigging matters. Commercial machines are heavy, and moving them through finished corridors, elevators, and door openings can cause injuries and building damage.
Hire a licensed pro or commercial laundry contractor when you are adding machines, changing capacity, moving plumbing, modifying electrical or gas service, installing hard-mount equipment, working above the ground floor, changing dryer venting, or opening walls and floors. A general contractor should coordinate the sequence when multiple trades are involved: layout, demolition, rough plumbing, rough electrical, gas piping, venting, slab or pad work, wall repair, equipment delivery, anchoring, startup, inspection, and staff training.
For a business, the test is not whether someone can connect hoses. The test is whether the room can run at peak load without leaks, vibration complaints, tripped breakers, slow drains, weak hot water, dryer backups, or service access problems.
Final Buying Checklist
- Estimate daily laundry pounds and peak-hour demand.
- Choose a capacity mix instead of one default machine size.
- Decide whether the building needs hard-mount or soft-mount equipment.
- Verify floor loading, slab condition, vibration limits, and upper-floor feasibility.
- Confirm drain capacity, venting, water-heater recovery, electrical panel capacity, gas meter capacity, and dryer make-up air.
- Check ENERGY STAR certification and local rebate eligibility using exact model numbers.
- Compare distributor service response, parts stock, warranty labor, and maintenance contract terms.
- Budget for delivery, rigging, permits, after-hours work, utility changes, and downtime.
- Plan ADA access, lighting, security, payment systems, service clearances, and clean/dirty workflow.
The best commercial washing machine is the one that keeps the business moving without fighting the building. Get the room right first. Then choose the machine that fits the load, the floor, the utilities, and the people who will use it every day.
