Best Air Conditioners for Condo Living: How to Choose the Right Type and Size

The right condo air conditioner must fit the room and opening—and be allowed by the building. Compare window, through-wall and portable options before shopping.

The best air conditioner for a condo is one that your building permits, fits the available opening and can cool the room without being oversized. Before comparing models, check with your condo association, property manager or landlord about allowed installation types, then confirm the opening, electrical supply and installation requirements.

Check building rules and measurements before buying

Condo rules and local requirements vary, so there is no universal answer to whether a particular window unit, wall unit or portable AC is allowed. Ask the association, property manager or landlord what installations are permitted and whether there are restrictions on exterior appearance, brackets, condensate drainage or noise. Confirm whether installation must be performed by a qualified professional.

Measure the window or wall opening and compare it with the manufacturer’s stated installation range. Also check required clearances, safe support and electrical supply. A unit’s efficiency rating does not show that it fits your opening or complies with your building’s rules.

Choose the installation type that fits the condo

Type What to check Best fit when
Window room AC Permission, window dimensions, electrical supply, clearances and safe support The building allows window mounting and the opening matches the unit. The U.S. Department of Energy (DOE) includes window-mounted units in its room-air-conditioner category (DOE room air conditioners).
Through-wall room AC Permission and an existing compatible wall opening or sleeve; confirm dimensions and installation requirements The condo has a suitable opening and the building approves its use. DOE also includes through-wall units in its room-air-conditioner definition (DOE room air conditioners).
Portable AC Follow the selected model’s exhaust and window-kit instructions; confirm that the exhaust setup and any opening are allowed A portable unit is permitted and its required exhaust arrangement works in the room. DOE treats portable ACs as a distinct product category, not as interchangeable with room ACs in its guidance (DOE portable air conditioners).

“Portable” does not mean exhaust-free or exempt from building constraints. Do not assume a central or ductless system is an individual replacement option: whether one can be installed depends on the building’s existing system and who controls it.

Match cooling capacity to the room

Choose capacity for the space being cooled, rather than assuming a larger unit is safer. DOE’s Federal Energy Management Program (FEMP) warns that oversizing can raise purchase cost and energy use and reduce humidity removal because the unit cycles on and off too often. The room’s area and other relevant conditions are not specified here, so a specific Btu/h capacity cannot be recommended. Use the manufacturer’s sizing guidance or get an assessment when the room or installation is unusual.

Compare efficiency and operating cost among eligible units

Only compare models that first satisfy the building rules, opening dimensions and room-capacity needs. Check current ENERGY STAR qualification and manufacturer information for the exact model, then estimate operating cost with your local electricity rate and expected use. A certification label can help compare efficiency; it cannot establish condo approval, fit, noise level or safe installation.

FEMP’s December 2024 purchasing guidance illustrates the effect of efficiency under one set of assumptions: for a 12,000 Btu/h room AC operated 750 hours per year at an assumed federal-facility electricity price of 11.1 cents/kWh, its ENERGY STAR example uses 612 kWh and costs $67 per year, compared with 826 kWh and $91 for its less-efficient comparison. FEMP estimates $167 in lifetime energy-cost savings for that ENERGY STAR example over an assumed nine-year life. These are illustrative figures, not a household bill forecast; the comparison used product data available as of December 2024, and newer models may have entered the market. See FEMP’s room air conditioner purchasing guidance for its assumptions and current purchasing advice.

DOE reported in March 2023 that a typical new room AC used 39% less energy than its 1990 counterpart. That is a broad historical comparison, not a prediction for a specific current model. The same announcement estimated more than $25 billion in savings over 30 years and about $150 over the average life of appliances from new standards covering room ACs and portable air cleaners together; those estimates are not condo-level guarantees (DOE announcement, March 23, 2023).

Check the details that affect day-to-day use

Once a model fits the building and room, compare its dimensions and weight, installation requirements, warranty, price, controls and useful features. For noise, rely on verified manufacturer specifications or appropriate independent measurements rather than assuming one installation type is quieter. If you are comparing lifetime costs, include purchase price alongside estimated energy use.

Some utilities offer incentives for ENERGY STAR-qualified room ACs. Availability and eligibility depend on location and date; check with your utility or use the ENERGY STAR Rebate Finder before counting a rebate in your budget.

Install and seal the unit as instructed

Follow the exact unit’s installation manual, including its mounting, support, clearance and exhaust requirements. DOE technical material identifies leakage around room-AC mounting materials as a factor that can affect cooling delivered to the space (DOE room air conditioner test-procedure material). Use only sealing or mounting accessories compatible with the selected model, and do not assume an accessory will deliver a particular energy saving.
