What size air conditioner is listed for 700 square feet?
ENERGY STAR’s current room-AC chart gives two adjoining ranges: 14,000 Btu/h for 550 up to 700 square feet, and 18,000 Btu/h for 700 up to 1,000 square feet. Because both ranges meet at exactly 700, the chart does not establish one definitive capacity for every space measured at that size. If you are searching for a 14,000 BTU window air conditioner, treat the capacity as a candidate to compare, not a guarantee that it will suit every 700-square-foot home. ENERGY STAR associates 14,000 Btu/h with the band ending at 700 square feet; room conditions and the precise unit specifications still matter.
Measure the space and account for room conditions
Size the AC for the area it will actually cool, not automatically for the home’s total floor area. A single open room and several separated rooms with the same combined square footage may not be served equally well by one unit. ENERGY STAR advises measuring the room area and comparing it with the chart; a higher ceiling may call for greater capacity than the chart’s 8-foot-ceiling assumption.

ENERGY STAR’s listed adjustments are useful checks on the starting estimate:
- Reduce capacity by 10% for a heavily shaded room.
- Increase capacity by 10% for a very sunny room.
- Add 600 Btu/h for each regular occupant beyond two.
- Add 4,000 Btu/h if the AC will serve a kitchen.
These adjustments address specific conditions; they do not resolve every factor in a complex space. Consider insulation, climate, room separation, and installation conditions when assessing whether a chart-based choice is suitable. Why buying a larger unit “just in case” can backfire
A higher Btu/h rating is not automatically a more efficient or comfortable choice. The U.S. Department of Energy’s Federal Energy Management Program warns that oversizing can raise purchase cost and energy use and reduce humidity removal because the AC cycles on and off excessively. In a humid climate, that trade-off can matter as much as reaching the target temperature. Avoid treating oversizing as a substitute for matching capacity to the space. DOE FEMP purchasing guidance
Compare air conditioners on more than capacity

A practical buying sequence
- Measure the cooled area. Calculate the dimensions of the room or open area the unit must serve; do not rely on a rough whole-home figure.
- Use the chart carefully. For exactly 700 square feet, note that ENERGY STAR lists both the 14,000 Btu/h band ending at 700 and the 18,000 Btu/h band starting at 700.
- Adjust for the space. Account for ceiling height, shade or sun, regular occupants, kitchen use, room separation, and airflow direction.
- Compare actual models. Check capacity, efficiency information, installation type, opening dimensions, and electrical requirements in the product specifications.
- Avoid choosing solely by maximum capacity. An oversized room AC can cost more to buy and operate while removing humidity less effectively, according to DOE FEMP.
The available official guidance supports a sizing starting point and comparison criteria, not a tested ranking of particular models. It cannot establish a universal “best” air conditioner for every 700-square-foot space without details such as room configuration, ceiling height, window dimensions, electrical circuit, and local conditions.
