A below-ground waterproofing membrane is only one layer in a foundation water-management assembly. Reliable performance depends on a suitable structural substrate, a continuous membrane, compatible protection during backfill, and a designed drainage path. The right system varies with construction sequence, groundwater and hydrostatic exposure, concrete condition, joints, penetrations, and product compatibility.
Self-adhered sheets, cold fluid-applied membranes, bentonite geotextiles, and pressure-sensitive adhesives are installed in different ways and are not interchangeable categories. Use the project specification and current manufacturer instructions alongside the applicable standards; do not select a membrane from a product label alone.

What a below-ground membrane does—and what it does not do
The membrane forms a water-resistant barrier on or around a below-grade wall. It does not, by itself, create a complete waterproofing system or replace drainage. ASTM C1471 identifies four coordinated components for below-grade wall waterproofing:
- The structural wall or substrate to be waterproofed
- The waterproofing membrane
- Membrane protection
- A drainage system
In practical terms, the substrate must be sound and suitable for the chosen material. The membrane must remain continuous at corners, terminations, construction and movement joints, and every penetration. A compatible board or drainage mat helps prevent backfill from damaging the membrane, while drainage conveys water to an approved discharge point rather than leaving pressure against the wall.

Design review should establish the groundwater level, whether hydrostatic pressure is expected, soil and backfill conditions, wall construction, joint locations, penetrations, access for installation, and the intended drainage outlet. A membrane can be technically well made yet fail when one of these interfaces is omitted or incompatible.
Which standards apply to which membrane system?
Standards define the scope and performance attributes they address; they do not select a universal product for every foundation. Confirm that the standard cited in a specification actually covers the membrane type, wall condition, and application in your project.
| Standard | What it covers | Important scope limits |
|---|---|---|
| ASTM D7832/D7832M-24 | An active guide to performance attributes for reinforced or laminated membranes on below-grade walls. | It excludes bentonite, cementitious, and integral systems, and does not cover membranes under slabs on grade or suspended slabs. |
| ASTM D8425-22 | Needle-punched sodium bentonite geotextile systems used with cast-in-place below-grade concrete. | Its product-form and substrate exclusions apply. It supplements project drawings and manufacturer instructions rather than replacing them. |
| ASTM C1471 | A guide for cold liquid-applied elastomeric membranes on cast-in-place vertical surfaces, considered as part of a substrate, membrane, protection, and drainage assembly. | It is a guide for that application context, not a blanket approval for every membrane type or below-grade location. |
Read the scope before using a test or guide as a specification shortcut. A standard that addresses a reinforced sheet wall membrane, for example, does not automatically establish suitability for a bentonite system or a slab application.
Four common membrane categories and their installation sequences
The descriptions below summarize broad categories identified by the Building America Solution Center at PNNL. Formulations, primers, laps, fasteners, curing requirements, and detailing vary by product, so the current project specification and manufacturer instructions control.
Self-adhered sheet membranes
These are commonly SBS-modified asphalt sheets with a polypropylene facer. They are typically installed after the concrete foundation wall is placed. The installer prepares the wall, applies the specified primer where required, sets the sheet without wrinkles or fish mouths, and rolls it firmly to achieve adhesion. PNNL notes that sheet seams should receive additional sealing with liquid membrane. Corners, laps, top terminations, penetrations, and transitions need the details shown for the specific product.
Because the sheet is installed against an existing wall, access and wall preparation are central decisions. Voids, fins, curing compounds, laitance, dust, or moisture outside the product’s limits can compromise adhesion. A protection board or drainage mat is installed before backfill when required by the assembly.

Cold fluid-applied membranes
Cold fluid systems commonly use a polymer-modified asphalt emulsion, modified polyurethane, or synthetic rubber. They are applied by roller or spray after wall placement. PNNL specifically calls for filling substrate voids and monitoring membrane thickness and pinholes during application.
Fluid application can conform to irregular geometry, but that advantage depends on continuous coverage at the specified thickness. The crew must control weather and substrate conditions stated by the product, maintain wet-film or dry-film checks as required, and repair pinholes, holidays, thin areas, and damage before protection and backfill. Details at joints and penetrations are part of the membrane system, not optional finishing work.
Bentonite geotextile systems
Bentonite membranes commonly contain sodium bentonite held in a geotextile or paired with an HDPE facer. They are generally treated as pre-applied systems, although PNNL notes that some can also be applied after the wall is placed. In a pre-applied sequence, the membrane is positioned against soil retention or another approved surface and concrete is cast against it.
PNNL advises protecting bentonite from rain and water exposure before concrete placement. Premature hydration, displaced panels, open laps, or contamination can interfere with the intended confinement of the bentonite. ASTM D8425-22 addresses the narrower needle-punched sodium bentonite geotextile construction used with cast-in-place concrete; verify that your product and substrate fall within that scope.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesPressure-sensitive adhesive membranes
These systems typically use butyl or another proprietary adhesive. They are mechanically attached to soil retention and intended for installation before concrete placement. PNNL states that this category does not need protection from rain or water exposure before placement, but the statement does not remove the need to follow the product’s handling, storage, joint, and concrete-placement requirements.
Since the membrane is installed before the wall is cast, the construction sequence must protect alignment, laps, penetrations, and terminations while reinforcement and concrete work proceed. Confirm that the adhesive, soil-retention surface, release films, tie-ins, and concrete mix are compatible.

How to compare systems for a specific foundation
Use the following questions in a design or submittal review. They identify decisions that cannot be answered responsibly from the membrane category alone.
| Decision area | Questions to resolve |
|---|---|
| Construction sequence and access | Is the system pre-applied against soil retention, or post-applied to a placed concrete wall? Can installers reach every face, corner, termination, and penetration without damaging completed work? |
| Substrate and conditions | What concrete profile, surface dryness or moisture condition, void filling, primer, curing-agent compatibility, and cleanliness does the product require? |
| Water exposure | Is the design exposed to damp soil, periodic groundwater, or hydrostatic pressure? Does the specified assembly address the site’s water level and drainage capacity? |
| Continuity and detailing | How are seams, inside and outside corners, construction joints, expansion or movement joints, pipe penetrations, tie holes, and top terminations made continuous? |
| Protection and drainage | Which protection board or drainage composite is compatible with the membrane? Where does the drainage layer discharge, and can backfill installation preserve that path? |
| Evidence and scope | Which standard, test method, or guide applies to this exact membrane and location, and what does it exclude? |
Do not call one category “best” without these project facts. A pre-applied system may suit a site with reliable soil retention and a controlled cast sequence, while a post-applied sheet or fluid system may be more practical where the concrete wall already exists. The decision is a coordination problem involving structure, waterproofing, protection, and drainage.
Installation workflow for a coordinated assembly
- Review the design and submittals. Confirm the membrane’s scope, water-exposure design, substrate limits, joint details, penetrations, protection layer, drainage composite, termination details, and discharge point. Check that cited standards cover the proposed system.
- Prepare and inspect the substrate or soil-retention surface. Remove contaminants and protrusions, repair voids and tie holes as specified, and verify the moisture, profile, temperature, and primer conditions required by the product. For a post-applied system, record that the wall is ready before membrane work starts.
- Install the membrane in the specified sequence. Set self-adhered sheets with the required laps and pressure; apply fluid materials at controlled thickness; place bentonite panels with the required confinement and dry-weather protection before concrete; or mechanically attach pressure-sensitive adhesive membranes to the approved soil-retention surface before casting.
- Detail every discontinuity. Treat seams, corners, wall-to-footing transitions, construction and movement joints, pipe sleeves, tie holes, drains, penetrations, and top terminations exactly as the product detail shows. For self-adhered sheets, apply the additional liquid seam seal noted by PNNL. For fluid membranes, locate and repair pinholes and thin areas.
- Inspect before concealment. Use the checks required by the specification, such as visual review, adhesion or lap checks, and thickness verification for fluid materials. Mark and repair defects before installing protection or placing concrete and backfill. Keep a record of repairs and approved tie-ins.
- Install compatible protection and drainage. PNNL recommends a layer such as a protection board or drainage mat during backfill. Install it without puncturing, disbonding, folding, or bridging the membrane, and preserve a continuous drainage route to its designed outlet.
- Backfill under the assembly requirements. Use the specified material and placement method, keep equipment and debris from damaging the protection layer, and inspect exposed terminations and drainage outlets as work progresses. Do not bury an unverified membrane defect.
Common failure modes and practical corrections
Leaks at joints, corners, or penetrations
These locations interrupt membrane continuity. Compare the installation with the approved detail, expose only as much work as needed to locate the discontinuity, and repair with the specified accessory or membrane-compatible method before replacing protection and backfill.
Open or poorly sealed sheet seams
Unbonded laps and missing liquid seam seal can create direct water paths. Clean and prepare the area as the product requires, reseal or replace the affected section, and reinspect adjacent laps rather than treating one visible opening as the entire defect.
Pinholes, holidays, or insufficient fluid thickness
Fluid membranes can look covered while still containing thin spots. Thickness checks and close visual inspection are therefore important. Mark deficient areas, clean them as directed, apply the compatible repair coat, and verify that the repair blends into sound membrane.
Pre-applied bentonite exposed to water before casting
Rain or standing water before concrete placement can affect the intended system. Follow the product’s protection and replacement instructions; do not assume that a wet panel is acceptable merely because it appears intact.

Backfill damage
Scrapes, punctures, displaced panels, or torn drainage composites often occur after membrane inspection. Use the specified protection board or drainage mat, control backfill operations, and repair damage before concealment.
Drainage that does not discharge
A membrane cannot relieve water pressure. Check that the drainage composite is continuous, outlets are open, filters and cleanouts are installed where designed, and the discharge route is not blocked or terminated against the foundation.
What testing can—and cannot—tell you
Laboratory attributes help compare materials under defined methods, but they are not a guaranteed field service-life prediction. ASTM International states in ASTM D7832/D7832M-24: “It is not possible to establish a precise correlation between laboratory tests on waterproofing membranes and performance attributes after installation due to variations in chemicals in the soil, design, material, and installation.”
That qualification does not make testing irrelevant. It means test results should be read alongside the actual soil chemistry, hydrostatic design, detailing, protection, workmanship, and construction sequence. No universal service life, failure rate, or cost follows from the standards cited here.
