Below-Grade Expansion Joint Waterproofing: Key Design Decisions for Foundations and Tunnels

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Below-grade expansion joint waterproofing succeeds when the joint system is selected from the project’s movement, groundwater, soil, construction, and leakage-consequence requirements—not from a product catalogue alone. Establish those constraints with the geotechnical and structural teams, then coordinate the movement-joint assembly with the surrounding membrane, concrete sequence, inspection plan, and future repair strategy.

Below-grade expansion joint waterproofing: what the joint must do

An expansion joint separates structural elements that are expected to move relative to one another. Below grade, the assembly must remain watertight while accommodating horizontal, vertical, and shear movement, resisting groundwater pressure, and remaining compatible with the foundation’s waterproofing approach.

The consequences of leakage should influence the design from the beginning. A damp parking area or utility room may tolerate a different residual risk than a laboratory, data center, operating room, or sensitive-material store. Those are design considerations rather than universal occupancy rules: the owner and design team must decide what leakage, downtime, contamination, and repair access are acceptable.

No below-grade system can guarantee a zero-leakage service life. Seasonal groundwater changes, construction damage, and structural movement remain possible. The practical objective is a well-detailed primary system, suitable redundancy where justified, and a realistic plan to detect and repair leakage.

Start with the site and structural design inputs

Use the geotechnical report to define water and soil conditions

Before choosing a membrane or joint profile, extract the conditions that can change the waterproofing demand:

  • Groundwater elevation and expected seasonal variation.
  • Soil properties and the resulting lateral pressure.
  • Settlement expectations and potential differential movement.
  • Recommended drainage, underdrain, and sump arrangements.
  • Whether the joint will be permanently below the water table or only intermittently exposed to groundwater.

Integrate these findings into the foundation, drainage, and waterproofing design. A joint located above the design groundwater elevation may face a different hydrostatic risk from one in a continuously saturated tunnel wall, but intermittent wetting can still expose defects and damage.

Confirm whether the structural joint is necessary

Coordinate with the structural engineer on the need for a joint, its orientation, expected width, filler, and movement in every relevant direction. Horizontal, vertical, and shear movements should be considered together; a profile that handles opening may not provide the same capacity for shear or offset.

In some structures, tying the foundation together and eliminating an unnecessary joint can simplify waterproofing. That is a structural decision, not a waterproofing shortcut. If the joint remains, its specified movement capability and gap geometry must match the project’s calculated movement, with an appropriate margin for construction tolerances.

Define the consequences of leakage

Classify the space by consequence rather than by a generic occupancy label. Consider:

  • Whether equipment, finishes, stored materials, or occupants can be damaged by water.
  • Whether a leak could interrupt a critical operation.
  • Whether interior access will remain available after construction.
  • Whether contamination or mold control imposes stricter requirements.
  • How much disruption a future repair would cause.

Higher-consequence spaces may justify redundant joint barriers, interior collection or monitoring, a different joint location, or a construction method that permits better inspection.

Determine movement and gap geometry before selecting a system

Product movement ratings are system-specific. Do not assume that a joint can compress to zero or that a nominal gap shown on one manufacturer’s detail applies to another system. Establish the following before specification:

How do you waterproof an expansion joint below grade?

Choose the installation approach at the same time as the joint system. Access, concrete placement, inspection, and repair options differ substantially among positive-side, blind-side, and negative-side work.

Positive-side waterproofing

A positive-side system is installed on the exterior face after concrete placement. The exposed face generally provides the best access for substrate preparation, detailing, inspection, and repair before backfilling. The trade-off is that the site may require over-excavation, shoring changes, or a work zone around the foundation.

  • Verify that the exterior face can be reached for the full joint length.
  • Prepare concrete and transitions before installing the profile and adjacent membrane.
  • Inspect splices and terminations while they remain visible.
  • Protect the completed work from backfill, reinforcing steel, and construction traffic.

Blind-side waterproofing

A blind-side system is installed against shoring or another permanent backing before concrete placement. It is useful where property lines, existing structures, or deep excavations prevent exterior access. Once concrete is cast, however, repair access is limited and the system depends on stable formwork, correct tolerances, and thorough concrete consolidation around the joint.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Blind-side detailing should address shoring movement, membrane support, reinforcement congestion, concrete placement direction, vibration access, and the path for any water that reaches a defect. Treat the concrete pour as part of the waterproofing installation: voids, honeycombing, or displacement can compromise a sound membrane detail.

Negative-side waterproofing

A negative-side system is applied from the interior face after the structure is formed. It can be practical when exterior access is impossible, but the joint detail must tie into the adjacent interior membrane or coating. Water pressure remains outside the structure, so the design should account for the possibility that leakage will reach the joint before it is intercepted.

Provide a continuous transition at both sides of the joint and at corners, penetrations, and changes in membrane type. Confirm that the interior finish, fire protection, drainage, and equipment layout preserve access for inspection and repair.

Four below-grade expansion joint system families

System family Typical characteristics Design and construction cautions
Sheet-membrane bellows Field-fabricated bellows made from sheet membrane; potentially economical. May have limited movement capacity, little published performance data, and vulnerability at field splices. The article’s guidance places these most appropriately in lower-risk conditions above the water table, subject to project-specific verification.
Vulcanized rubber expansion-joint systems Factory-fabricated flexible profiles with reinforced flanges. Accurate field measurements are important; installation may require adjustments to accommodate actual dimensions and alignment.
Thermoplastic expansion-joint systems Used in the article’s discussion for blind-side applications; compatible profiles can be welded to thermoplastic membranes. Welding quality, membrane compatibility, temperature control, and construction tolerances govern the detail. Confirm that the weldable materials and field equipment match the specified system.
Clamped reinforced-rubber systems Robust assemblies considered for high-risk infrastructure. Higher cost, longer lead times, and custom detailing may be required. Coordinate clamps, anchors, transitions, and access with the structural and waterproofing details.

The table describes system families, not a universal ranking. Compare each candidate against the project’s movement, hydrostatic, durability, membrane, construction, inspection, lead-time, repair, and occupancy requirements.

Which below-grade expansion joint system should I specify?

Use a written decision matrix so the selection can be reviewed by the architect, structural engineer, waterproofing consultant, contractor, and owner. At minimum, document:

  1. Movement capability: Confirm opening, closing, shear, and offset capacity for the calculated movement and joint width.
  2. Hydrostatic resistance: Check the complete assembly, including flanges, fasteners, splices, transitions, and terminations, against the design groundwater pressure.
  3. Durability: Evaluate exposure to groundwater chemistry, soil, temperature, construction damage, and expected building use.
  4. Membrane integration: Verify chemical and physical compatibility with the adjacent sheet, fluid-applied, or thermoplastic membrane.
  5. Construction method: Confirm whether the system suits positive-side, blind-side, or negative-side installation and the planned concrete sequence.
  6. Inspection: Identify which portions can be inspected before concrete placement, after placement, and before backfill or interior closure.
  7. Splices and transitions: Review factory versus field splices, corners, intersections, changes in plane, and transitions to above-grade joints.
  8. Lead time and custom work: Allow for field measurements, made-to-order profiles, custom corners, and delivery before the relevant pour.
  9. Repair strategy: Decide how a leak would be located, accessed, injected, drained, or sealed without removing critical finishes.

The cited sources do not establish comparative test results sufficient to declare one system best for every project. A defensible specification records why the selected assembly fits the project’s actual constraints.

Do not confuse a static waterstop with a movement-joint system

ASTM D8530/D8530M-24 describes the usual role of waterstops in static concrete construction joints: “Waterstops are generally placed within static, non-moving construction joints in concrete to close off the joint to water, which may be under significant hydrostatic pressure.”

The same guide cautions: “Expansion and other types of moving joints may require the use of waterstops, which can accommodate the anticipated movement of the structure and are beyond the scope of this guide.”

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

This distinction matters in specifications. A conventional PVC concrete waterstop can be a related component, and its selection must accommodate expected expansion, contraction, and other movement. It is not automatically a complete, membrane-integrated below-grade expansion-joint assembly. Confirm the current ASTM edition and the manufacturer’s current data before relying on a standard or product detail.

Waterstops are often used as redundancy to a primary positive-side waterproofing system at construction joints. Joints, penetrations, and terminations remain vulnerable locations, so the waterstop, membrane, concrete, and drainage details should be designed as one water-management strategy.

How do I waterproof a blind-side expansion joint?

Blind-side work needs a pour-specific sequence. Adapt the following checklist to the selected manufacturer’s instructions:

  1. Verify the support: Confirm that shoring or permanent backing is stable, aligned, clean, and capable of supporting the membrane and joint profile without folds or unsupported spans.
  2. Set the joint geometry: Mark the centerline, width, elevations, corners, and intersections. Reconcile the joint layout with reinforcing steel and embeds.
  3. Install the blind-side membrane and profile: Use only compatible materials and approved attachment methods. Protect the movement zone from puncture and uncontrolled compression.
  4. Complete splices and transitions: Perform welds, field splices, corners, and transitions exactly as required for the system. Record locations before they become inaccessible.
  5. Check concrete placement access: Confirm that the placement path and vibrator locations will allow concrete to consolidate around the joint without displacing it.
  6. Inspect before the pour: Document alignment, support, membrane continuity, joint width, reinforcement clearance, splice quality, and protection from construction damage.
  7. Control the pour: Place and vibrate concrete in a sequence that limits impact, displacement, and voids at the joint.
  8. Inspect exposed interfaces: After stripping or at the next accessible stage, check concrete quality, transitions, and any locations identified by the pre-pour inspection.
  9. Record concealed conditions: Keep photographs, splice records, batch information, inspection reports, and as-built joint locations for future diagnosis.

Because repair access is poor after casting, blind-side acceptance criteria should be agreed before mobilization, not improvised after a leak.

Coordinate detailing, procurement, and quality control

Bring the structural, architectural, waterproofing, and contractor teams together during design and again before installation. A preconstruction meeting should resolve:

  • Current product data, preparation requirements, substrates, splice methods, and transition details.
  • Joint widths and tolerances at every plan, elevation, corner, and intersection.
  • Concrete placement, vibration, curing, and protection requirements.
  • Inspection hold points and documentation responsibilities.
  • Temporary protection before backfill, topping slabs, finishes, or interior closure.
  • Emergency procedures for damaged membrane, displaced profiles, or failed welds.

Use an experienced waterproofing subcontractor and require manufacturer-specific installation instructions rather than generic waterstop language. Product pages and dimensions can change, and made-to-order systems may require early field measurements.

Redundancy for high-consequence conditions

Where leakage would have severe consequences, supplementary measures may be justified after coordination with the structural, drainage, and facilities teams. Possible strategies include:

  • Two movement-joint systems in series.
  • Buried-condition compressible foam.
  • Grout-injectable foam blocks.
  • PVC waterstops integrated with compatible thermoplastic membranes.
  • Drainage directed to sumps or stormwater systems.
  • Interior leakage collection channels, monitoring points, or both.

These measures supplement the primary movement-joint system; they do not replace movement capacity, membrane continuity, or sound concrete detailing. Their cost, access, discharge route, and maintenance responsibility should be shown on the drawings.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Plan inspection, detection, and future repair

Design the interior and exterior around the possibility that a repair may be needed. Where feasible, keep areas near critical joints unfinished or accessible until the structure has passed the relevant observation period and inspections. For high-consequence spaces, consider collection and monitoring that can distinguish groundwater entry from plumbing or condensation.

Potential remedial methods include grout injection and interior waterproofing, but the appropriate method depends on the leak path, joint movement, water pressure, and the materials actually installed. Preserve as-built records so a repair contractor can locate the joint, splices, transitions, drainage path, and concealed barriers without destructive investigation.

Manufacturer examples and current documentation

Sika EMSEAL BG System

The manufacturer describes its BG System for blind-side, single-sided formed foundation walls, on-grade cast slabs, and backfilled-wall installations, with a watertight transition to above-grade expansion joints. Its technical resources include product data, installation information, splice procedures, BIM/Revit, and CAD material. Treat those resources as starting points: verify current project-specific movement ranges, substrates, details, and geographic availability before specification.

SOPREMA SOPRAJOINT PLUS 125

SOPREMA describes SOPRAJOINT PLUS 125 as an EPDM-based expansion joint for waterproofing above- or below-grade buildings and civil-engineering structures on horizontal or vertical surfaces. It is custom made to order. That description does not establish comparative performance against other systems; request the current technical data and project details needed for the design matrix.

Common failure modes and corrective actions

The specified profile cannot accommodate actual movement

Cause: The design used a nominal joint width or one-direction movement value. Action: Recalculate movement in all directions, include tolerances, and obtain the exact system’s movement envelope.

A static waterstop was used as the expansion-joint assembly

Cause: Generic construction-joint language was carried into a moving joint. Action: Separate static-joint waterstop requirements from the membrane-integrated movement-joint specification and review the complete detail.

Blind-side concrete contains voids near the joint

Cause: Congested reinforcement, inadequate vibration access, unstable backing, or an unsuitable pour sequence. Action: Revise placement and inspection procedures, repair defective concrete as directed by the engineer, and document concealed conditions.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Field splices or transitions leak

Cause: Incompatible materials, poor preparation, incorrect welding or clamping, or uninspected corners and intersections. Action: Follow the current product-specific splice procedure, establish hold points, and test or inspect every accessible splice before concealment.

Repairs are impossible after finishes are installed

Cause: No access, collection, or monitoring strategy was reserved. Action: Keep critical areas accessible where practical and provide planned injection, collection, or interior waterproofing routes.
