Bellway reported £320.6 million in underlying operating profit for the year ended 31 July 2026, up 5.6% from £303.5 million, but its underlying operating margin narrowed to 10.1% from 10.9%. The housebuilder said the margin will fall further in FY27, when it expects to complete fewer homes and sell a larger proportion through lower-margin bulk transactions.
The 13 October 2026 results do not independently establish that profit missed analysts’ expectations. Bellway’s August trading update had forecast profit of “around £320 million”, and the final £320.6 million was slightly above that company forecast. A genuine consensus-miss claim requires a separately dated analyst estimate using the same profit definition and financial period.

“Underlying” is Bellway’s company-defined measure before net legacy building-safety expense and other exceptional items. The increase in absolute profit therefore came alongside weaker profitability per pound of revenue: underlying gross margin fell to 15.7% from 16.4%, and operating margin fell by 80 basis points.

Why the FY27 margin is expected to fall
Bellway says several pressures will outweigh the benefits of a changing land bank and its cost-efficiency programme. The company’s published outlook states that lower completions, continuing build-cost inflation, elevated sales incentives and a higher proportion of bulk-sale completions are expected to reduce the underlying operating margin further in FY27.
Fewer homes and a different sales mix
Bellway is targeting 9,000 to 9,400 completions in FY27, below the 9,695 delivered in FY26. It expects the average selling price to remain around £325,000. Management also expects more bulk-sale completions. These transactions can help deliver volume and generate cash, but Bellway identifies the larger bulk-sale share as a margin headwind because the mix is less profitable than private sales.

Incentives and affordability
Average incentives rose to about 5% of selling prices from 4.1% in FY25. Bellway said private reservations were 0.55 per outlet per week including bulk sales, compared with 0.57 a year earlier. Excluding bulk sales, the rate was 0.49 versus 0.52. The company attributed weaker demand to economic uncertainty, affordability constraints and mortgage rates that remained above the prior-year level.

Bellway reported renewed material-cost pressure during the year and said inflation increased in the second half. It forecasts overall build-cost inflation of approximately 3% to 4% in FY27. That forecast is a company estimate, not an industry-wide measure.

What Bellway is doing to protect returns
Management is pursuing group-wide standardisation, more flexible supplier procurement and an overhead review. It also plans selective land investment, improved capital efficiency and faster trade-out of lower-margin sites. Bellway presents these actions as longer-term support for margins and returns; it does not say they will fully offset the near-term pressure expected in FY27.
Orders, cash and shareholder returns
The opening forward order book on 2 October 2026 contained 4,981 homes worth £1,437.6 million. A year earlier it comprised 5,285 homes valued at £1,526.9 million. The smaller order book is consistent with the lower completion target, although Bellway expects bulk sales to support delivery and cash generation.
Cash generation was a stronger part of the results. Adjusted operating cash flow rose 36.0% to £868.6 million, and year-end net cash increased to £157.7 million from £41.8 million. Bellway also announced a £150 million FY27 share buyback programme and proposed a 75.0p total dividend per share, 7.1% above the prior year.
How to interpret the “missed expectations” headline
The official results announcement reports the £320.6 million outcome but does not provide an analyst-consensus figure. Bellway’s 11 August 2026 trading update guided to profit of around £320 million, which the final underlying operating profit exceeded by £0.6 million. Company guidance and analysts’ consensus are different benchmarks, so the results alone cannot substantiate a statement that Bellway missed market expectations.
Best Value
Any report using that wording should identify the analyst consensus, its publication date, the metric (underlying operating profit, underlying profit before tax or reported profit), and whether it refers to the year ended 31 July 2026. Mixing those definitions can make a profit increase appear to be a miss or an apparent beat.
What investors should watch in FY27
- Whether completions land within the 9,000–9,400 target range.
- How quickly incentives move from the FY26 average of about 5%.
- The proportion of homes sold in bulk transactions and its effect on margin.
- Whether build-cost inflation stays near the 3%–4% forecast.
- Progress from procurement, standardisation and lower-margin site disposals.
- Cash generation after the £150 million buyback and the proposed dividend.
Bellway’s FY26 result is therefore a mixed performance: higher volume, profit and cash, but a lower margin and a clear warning that profitability will tighten further before the company’s operational measures can provide greater support.
