Kirkland’s Home is being folded into the revived Bed Bath & Beyond Home retail concept under The Brand House Collective, Inc. For homeowners, the useful takeaway is not just a store name change. It means more accessible shopping for bedding, bath, kitchen, storage, lighting, seasonal goods, and home decor, but it also creates a common remodeling trap: treating a retail vignette like a construction plan.

On our job sites, we see the same pattern often. A homeowner finds a mirror, vanity light, cabinet pull, rug, faucet, or storage system that looks right in the store or online. Then the real room introduces constraints: the electrical box is 7 inches off center, the wall has no blocking, the vanity depth blocks the door swing, the bath fan is undersized, the floor is out of level by 3/8 inch, or the house was built before 1978 and lead-safe work rules may apply.

Use Bed Bath & Beyond Home and Kirkland’s-style inspiration as a design starting point, not the finished scope of work. A lamp, rug, tray, bedding set, or wall art can be a simple weekend refresh. The revived concept is positioned around whole-home categories: gathering, entertaining, resting, relaxing, kitchen, bath, storage, home decor, and seasonal goods. That matters because homeowners are likely to see more coordinated room displays and broader product groupings. A single shopping trip may produce a cart that includes pillows, curtain rods, a mirror, pendant lights, drawer pulls, a bath shelf, a rug, and cabinet organizers.

That can be useful. Retailers are good at showing color, texture, scale, and seasonal styling in a way that helps homeowners make decisions. The problem starts when the product list crosses from furnishing into installation. A 30-inch mirror is not just a mirror if it conflicts with a 24-inch vanity light, a 36-inch vanity, and a medicine cabinet rough opening. A sconce is not just a sconce if there is no electrical box where it needs to land. A storage cabinet is not just storage if it must be anchored through tile into studs.

Our advice is simple: shop for direction first, then build the scope. Decide what the room should feel like, collect product names and dimensions, and then separate each item into decor-only, handyman-installed, or trade-required work before you buy.

A retail display is designed around a clean wall, ideal lighting, new surfaces, and flexible placement. This table is where many projects become clearer. If your cart is bedding, lamps, baskets, and a rug, the risk is mostly style and sizing. If your cart includes a vanity, faucet, wall sconces, tile, and shelving, you are planning a bathroom remodel whether you call it one or not.

Budget the Installed Cost, Not the Shelf Price

The retail price is only the visible part of a home improvement budget. Installed cost includes demolition, surface prep, labor, fasteners, backing, substrate repair, delivery, disposal, permits, inspections, and a contingency for hidden conditions. In remodeling, we usually advise a 10% to 20% contingency because the house often has something to say after walls, floors, or fixtures are opened up.

For 2026 planning, national homeowner-facing guides commonly place a cosmetic refresh around $15 to $35 per square foot for paint, flooring, basic fixture swaps, and finish updates without major layout changes. A more involved kitchen or bath refresh often lands around $50 to $90 per square foot before luxury materials or structural changes. Whole-home renovation commonly falls around $15 to $60 per square foot, with many average house remodels in the $20,000 to $100,000 range. Those numbers move quickly when kitchens, bathrooms, structural work, electrical upgrades, plumbing relocation, or high-end finishes enter the scope.

Kitchen remodel estimates in 2026 commonly cluster around $10,000 to $50,000 for average projects, $15,000 to $75,000 for broader remodels, and $100,000 or more for large kitchens with custom cabinetry, layout changes, premium appliances, and stone surfaces. Bathroom remodels average roughly $12,000 nationally, with common ranges from about $2,500 to $30,000 or $70 to $250 per square foot depending on size, tile, waterproofing, fixture quality, plumbing changes, and finish level.

Permit costs also need a line item. Residential building permits are often cited around $300 to $2,000 for a single permit, or roughly 0.5% to 2% of total construction cost. Larger remodels, additions, plan review, impact fees, and multiple inspections can push that higher. That does not mean every remodel carries that number, but it does explain why code compliance, approvals, and inspection time are real cost factors.

Before buying anything that mounts, connects, or changes a clearance, create a finish schedule. We use this kind of document because it turns scattered inspiration into buildable decisions. It does not need to be fancy. For each item, list the product name, dimensions, color or finish, quantity, lead time, installer, and whether it affects electrical, plumbing, structure, ventilation, or egress.

Living Rooms and Bedrooms

These rooms are usually the safest place to use retail decor quickly. Rugs, lamps, pillows, bedding, side tables, art, baskets, and curtains can transform a room without opening walls. Still, measure before buying. For rugs, leave consistent exposed flooring at the perimeter when possible, commonly 12 to 24 inches depending on room size. In a living room, the front legs of sofas and chairs should usually sit on the rug so the seating group feels connected. For bedrooms, check that the rug extends beyond the sides of the bed enough to step onto it comfortably, often 18 to 24 inches.

For curtains, measure both width and height. A rod that extends 6 to 12 inches beyond each side of the window often makes the window feel larger and keeps panels from blocking daylight when open. Mounting height depends on ceiling height and trim, but many rooms look better when rods sit several inches above the casing rather than directly on it. Before drilling, confirm what is behind the wall. Plaster, drywall, masonry, and tile all need different anchors.

Kitchens

Kitchens are where shelf-price thinking gets expensive. Cabinet hardware, runners, counter stools, storage inserts, pendant lights, and small appliances are straightforward only if the layout is staying put. Moving a sink, gas line, range hood, island outlet, refrigerator water line, or dishwasher location changes the trade scope. Circuits, venting, plumbing, and clearances start driving cost.

Decide the layout before choosing finishes. Confirm appliance widths, door swings, walkway clearances, counter overhangs, outlet locations, and lighting zones. For many kitchens, we want layered lighting: ambient ceiling light, task lighting over counters, and accent or decorative lighting over an island or dining area. Keep color temperature consistent. Mixing warm 2700K bulbs with cooler 4000K fixtures can make cabinet colors, tile, and counters look mismatched even when the products are fine.

Bathrooms

Bathrooms punish shortcuts. A mirror, sconce, faucet, vanity, or shelf can look cosmetic, but the room depends on waterproofing, ventilation, slip resistance, and cleanable surfaces. Before buying a vanity, measure width, depth, height, drain location, supply line locations, baseboard interference, door swing, and toilet clearance. A 36-inch vanity may fit the wall but still make the room feel cramped if it is too deep or conflicts with the entry door.

For lighting, check the electrical box location before choosing a fixture. A centered vanity light in the product photo does not help if your box is 4 inches off center and moving it requires opening a finished wall. For mirrors, mock up the size with painter’s tape. Check eye height for the primary users and the relationship to the faucet, backsplash, medicine cabinet, and light fixture.

Entryways, Mudrooms, and Storage Areas

Storage is one of the best categories to shop from a whole-home retailer, but wall attachment matters. Hooks, cubbies, floating shelves, and tall cabinets need appropriate anchoring. Coats, backpacks, cleaning supplies, and pantry goods create more load than people expect. If a shelf is going into drywall only, the anchor rating and actual wall condition matter. If it is going into tile, we plan hole locations carefully because mistakes are permanent.

For mudrooms and entries, durability matters more than the first impression. Use washable paint, tough flooring, adequate lighting, and hardware that can handle repeated use. If you are adding a bench, confirm the seat depth and walking clearance. A bench that projects 18 inches into a narrow hall may look good in a product photo and feel wrong every morning.

When to DIY vs. When to Hire a Pro

DIY makes sense when the work is reversible, low-risk, and does not connect to utilities. Good DIY candidates include bedding, pillows, loose decor, table lamps, baskets, simple furniture assembly, rug placement, and light wall art hung with proper anchors. Many homeowners can also install curtain rods, cabinet knobs, and small shelves if they measure carefully and use the right fasteners.

Hire a handyman or carpenter when the item is heavy, alignment-sensitive, or needs secure mounting. Large mirrors, tall bookcases, floating shelves, closet systems, wall-mounted cabinets, and custom trim should not be treated casually. We prefer to hit framing whenever possible, and we add blocking when the wall is open. A heavy mirror over a vanity, a grab bar near a toilet, or a storage cabinet in a laundry room needs more than hope and plastic anchors.

Bring in licensed trades when electrical, plumbing, gas, HVAC, or structural elements are involved. Hardwired lighting, new switches, added outlets, ceiling fans, bath fans, appliance circuits, faucet relocations, shower valves, toilets, gas ranges, range hoods, and wall removal all deserve proper trade review. In many jurisdictions, these items require permits or inspections. Even when a small fixture swap is allowed without a permit, the existing condition may not be acceptable. We have opened simple projects and found ungrounded wiring, overloaded boxes, missing GFCI protection, poor venting, and water damage behind a vanity.

For homes built before 1978, be especially careful. Work that disturbs painted surfaces may fall under EPA lead renovation, repair, and painting requirements. Older homes may also reveal asbestos-containing materials, knob-and-tube wiring, noncompliant bathroom ventilation, subfloor damage, moisture problems, or missing fire blocking. That is why a small bathroom refresh in an older house should be planned with a contingency and a contractor who knows how to stop and reassess before turning a surprise into a bigger problem.

Permits, Codes, and Safety Notes Homeowners Should Not Skip

Building codes vary by state and local jurisdiction, and code adoption is not identical everywhere. The 2024 International Residential Code is a major reference point for residential construction, but local amendments and adoption schedules matter. Before starting work, check with the local building department or ask your contractor which permits apply.

As a practical rule, decor does not need a permit. Painting, loose furniture, bedding, rugs, lamps plugged into outlets, and freestanding storage are usually outside the permit process. Permits become more likely when work changes structure, electrical systems, plumbing systems, mechanical systems, egress, fire separation, exterior openings, or the building envelope. Bathroom fans, new circuits, recessed lighting, wall removal, window changes, deck work, additions, and many kitchen or bath remodels commonly trigger some level of review.

Skipping permits because a project looks cosmetic can create problems at resale, during insurance claims, or when future work exposes uninspected conditions. More importantly, it can create safety issues. Our crews care about the parts nobody sees: GFCI and AFCI protection where required, correct box fill, proper ducting for bath fans, waterproofing behind tile, slip-resistant surfaces, safe stair and railing dimensions, fire blocking, and structural load paths.

One example: replacing a bathroom vanity, mirror, and light sounds simple. But if the new vanity is taller, the existing drain may not align. If the new mirror is larger, the light may need to move. If the wall is opened, old wiring or moisture damage may appear. If tile is added as a backsplash, the outlet depth may need adjustment. A retail refresh has now become coordinated plumbing, electrical, drywall, tile, and inspection work.

Common Mistakes We See After Retail-Inspired Purchases

The first mistake is buying before measuring. Product dimensions must be checked against room dimensions, ceiling heights, traffic paths, outlets, window locations, door swings, and trim. A beautiful cabinet that blocks a return vent or reduces a walkway below comfortable use is not a bargain.

The second mistake is choosing fixtures before confirming rough-ins. Vanities, faucets, mirrors, medicine cabinets, sconces, pendants, and range hoods depend on what is inside the wall or ceiling. Check plumbing centers, electrical box locations, stud positions, joist direction, duct routes, and required clearances before ordering.

The third mistake is using decor to hide functional problems. New baskets will not fix inadequate storage. A new rug will not fix uneven flooring. A decorative light will not fix a dark kitchen if the room lacks task lighting. Peel-and-stick updates will not solve moisture problems behind a toilet or vanity. Good remodeling starts with the failure point, not the prettiest product.

The fourth mistake is mixing finishes without seeing them in the room. Brass, bronze, black, nickel, and chrome vary by manufacturer. Wood tones can fight each other. White tile can look blue, gray, cream, or stark depending on lighting. We like physical samples on site, viewed in morning light, evening light, and the actual bulbs planned for the room.

The fifth mistake is ignoring lead times. Matching items should be ordered together when possible, especially lighting, tile, flooring, cabinet hardware, plumbing trim, and cabinet components. Dye lots, finish batches, and availability can change. If you need six pendants, 42 cabinet pulls, or 180 square feet of tile, confirm quantity and overage before the installer is scheduled.

A Practical Planning Process for Homeowners

Start with a room list. For each room, write the goal in one sentence: better storage, brighter task lighting, easier cleaning, updated color, safer bathroom use, more seating, or improved entertaining. This keeps the project from becoming a pile of unrelated purchases.

Next, sort each desired item into one of three scopes: decor-only, installed finish, or trade-required. Decor-only items can be purchased quickly after measuring. Installed finishes need layout confirmation and the right fasteners or backing. Trade-required items need contractor review before purchase.

Then build a budget with installed costs. If the retail cart is $1,800, the real project might still be $1,800 if it is loose furnishings and lamps. But if that cart includes hardwired lighting, a vanity, tile, and wall-mounted storage, the installed project may become $8,000 to $25,000 depending on labor, demolition, plumbing, electrical, waterproofing, and finish level. For a larger kitchen or bath, the installed cost may land far above the product receipt.

Finally, mock up the room. Use painter’s tape for rug sizes, furniture footprints, mirror edges, sconce heights, shelf locations, and cabinet pulls. Tape is cheap. Reinstalling a light, patching holes in tile, or returning a vanity after the box is opened is not.

If you are working with a contractor, share the product list early. We want model numbers, spec sheets, dimensions, installation instructions, finish names, quantities, and delivery dates. The best time to discover that a wall sconce requires a special junction box or that a vanity top has a faucet spread mismatch is before the material is sitting in the garage.
