Beacon-Morris BRT Residential Garage Heater Review: Sizing, Specs and Installation

The Beacon-Morris BRT is a suspended, power-vented gas heater for garages and other non-living spaces. See its published capacities, sizing guidance, installation needs and warranty scope.

Verdict: The Beacon-Morris BRT is a suspended, power-vented gas unit heater intended for garages and other non-living spaces—not a ducted furnace or a freeze-protection heater. Its seven input sizes and natural-gas and propane options make it a plausible fit for many residential garages, but choosing a model requires a heat-loss calculation and an installation plan that meets the manual and local code. Published figures below are manufacturer specifications, not results from independent testing.

What the Beacon-Morris BRT is—and where it fits

Beacon Morris describes the BRT as a low-profile, tubular, propeller-style gas unit heater with power venting. The July 2025 manual defines residential utility-heater use as heating a non-living space attached to, adjacent to, or part of a structure containing family living quarters. It is also listed for industrial and commercial use under the standard cited by the manufacturer. The manual says not to connect the unit to ductwork.

That makes the BRT a candidate for a garage that needs direct, suspended space heating and has suitable gas, electrical, venting, and mounting provisions. It is not appropriate where the intent is to distribute heat through ducts or to maintain freeze protection: the manufacturer says not to use it for low-temperature or freeze-protection applications.

Published BRT specifications

The following are manufacturer-published ratings in the July 2025 installation manual, not independent measurements. Input is the fuel-burning rate; output is the rated heat delivered. The manual lists natural-gas and propane variants, but the exact model and fuel must be confirmed when ordering.

The manual gives a 60°F air-temperature rise in its published table. Standard-combustion vent size is 4 inches across these capacities. For separated combustion, the listed vent size is 4 inches on sizes 30–75 and 5 inches on sizes 90–120. Final vent configuration and permitted materials, lengths, and clearances depend on the exact model and installation instructions.

The product submittal lists a 20-gauge aluminized-steel heat exchanger, direct-spark ignition, and power venting. A 409 stainless-steel heat exchanger is identified as an option in product documentation; verify whether it is available for the specific model you are considering.

How to choose a BRT size

Do not size the heater from garage square footage or vehicle count alone. Beacon Morris recommends asking a heating professional to perform a heat-loss calculation. Door and window area, insulation and construction, air leakage, exposure, ceiling height, and the desired indoor temperature all affect the required capacity.

As rough manufacturer references—not sizing guarantees—the BRT FAQ associates the BRT 30 with a 1–1½-car garage, the BRT 45 with a 2–2½-car garage, and the BRT 60 with a 3–3½-car garage. A poorly insulated or exposed garage can need a different capacity than a similarly sized, better-built space.

Include fuel supply and site conditions in the model selection. The product family is offered in natural-gas and propane versions, and the unit’s input rating must suit the available supply. In the United States, the July 2025 manual requires derating input ratings above 2,000 feet elevation by 4% for each 1,000 feet above sea level. Canadian altitude instructions differ, so the U.S. rule should not be applied in Canada.

Installation: venting, clearances and controls

The BRT supports standard-combustion or separated-combustion installations. Beacon Morris describes Category I and III venting and horizontal or vertical routes; that does not mean every route or material is allowed in every installation. Use the manual for the exact model and follow the applicable fuel-gas, electrical, and building requirements. Gas and electrical connections should be completed using qualified practices.

  • Residential garage clearance: The manual specifies at least 18 inches above the floor for residential garage installations.
  • Repair garage installation: The manual requires separated combustion and a minimum mounting height of 8 feet above the floor. This is a distinct repair-garage requirement, not a substitute for residential-garage instructions.
  • Gas connection: The manufacturer FAQ lists a 1/2-inch gas connection. Confirm the exact unit and installation manual before planning the supply piping.
  • Thermostat setting: The manual calls for a minimum thermostat setting of 50°F to reduce condensation and corrosion risk in the heat exchanger.
  • Venting details: A factory combustion-air inlet kit enables concentrically vented separated combustion. The manual and local code govern termination, clearances, allowable lengths, and other configuration details.

Optional manufacturer accessories listed in the manual include one- and two-stage mercury-free thermostats, a Wi-Fi thermostat model, thermostat cover, 24 V relay, quick-swivel mounting bracket, vent caps, downturn nozzles, and combustion-air inlet kits that depend on capacity. Two-stage gas control is listed only for sizes 60–120. Confirm the model, fuel, capacity, staging, wiring, and vent arrangement before selecting accessories or replacement parts.

Warranty and ownership considerations

The detailed July 2025 installation-manual warranty states one year of coverage for other covered components and ten non-prorated years for the heat exchanger, counted from factory shipment and subject to the manual’s claim process and conditions. The product page uses broader wording that also names the flue collector and burner; because the descriptions are not identical, check the written warranty applicable to the particular heater and purchase. The ten-year term should not be treated as a whole-unit warranty.

Is the BRT a good choice for your garage?

The BRT is worth considering if the garage needs a non-ducted gas unit heater, a suitable natural-gas or propane supply is available, and the building can accommodate its suspended mounting and compliant venting. The manufacturer publishes a broad range of capacities and useful installation options, but those specifications alone do not establish real-world heating performance, operating cost, or superiority over another heater. Those depend on the building, fuel prices, installation, and actual operating conditions.

Before purchasing, have the heat loss calculated, identify the correct fuel and capacity, and have the installer confirm clearances, vent route, electrical supply, mounting, and local-code requirements against the exact model’s manual. If those conditions cannot be met, the BRT is not the right fit for that location.
