No measured data establish that young people are broadly choosing sleeping pods over apartments. What the evidence does support is narrower: shared housing and co-living are established arrangements, some young adults consider them because of rent, location, flexibility, or community, and the trade-offs, especially crowding and the true monthly cost, determine whether they make sense for a given person.
What “pod” means in this context
The word “pod” is used loosely. In common usage it refers to a compact private sleeping unit, often inside a larger building with shared bathrooms, kitchens, or lounges. The housing sources cited here do not use that term as a dwelling category. They describe co-living and shared housing: several unrelated adults live in one home or building, with private and shared spaces in varying proportions. Pod-style units are one possible form of co-living, but the sources do not measure how many people live in them. This article uses “co-living” or “shared housing” unless a source itself says otherwise.
What HUD says about co-living
HUD USER’s 2021 assessment of shared housing describes co-living as an option for young professionals moving to a new city. It lists potential benefits: reduced social isolation, access to opportunity, and flexibility in housing supply. These are described as potential benefits, not as measured outcomes of living in any particular format. The summary is available at HUD USER’s 2021 shared housing assessment.
Why young adults look at shared housing
Housing cost pressure is one of the forces behind the interest. The Urban Institute’s 2026 analysis reports that about 20% of Americans ages 25–34 lived with their parents. The comparable share was 11.8% in 2005 and peaked at 22.8% in 2017. Its geographic analysis found higher rates in metropolitan areas with higher rents. This is evidence about living with parents, not about pod or shared-home occupancy. The two can overlap, but a young adult living with parents is not necessarily in shared housing, and a shared-home resident is not necessarily living with family. The Urban Institute’s article is at High Housing Costs Are Keeping More Young Adults in Their Parents’ Homes.

The trade-off: lower unaffordability, higher crowding
Statistics Canada’s analysis of 2021 Census data shows that shared housing can reduce one housing problem while increasing another. Shared households were more likely to be crowded but less likely to be in unaffordable housing than other households.
| Measure (Statistics Canada, 2021 Census) | Shared households | Other households |
|---|---|---|
| Crowded | 21.7% | 3.4% |
| In unaffordable housing | 16.7% | 21.5% |
The affordability measure is calculated on total household income. It may not reflect each person’s own circumstances, so a lower share in unaffordable housing does not guarantee that an individual housemate is paying less relative to their income. The full analysis is at Statistics Canada’s 2025 study on unmet housing need and housing instability in households with roommates and extended family.

Why the risk estimates differ
The same Statistics Canada analysis produces very different totals depending on how risk is defined. About 71,000 people faced multiple selected risk factors in shared housing. When the definition is based on crowding alone, the estimate approaches 1.7 million. These figures answer different questions and should not be read as contradictory counts of one population. A reader comparing options should ask which risk matters most to them, because a shared home may score well on one measure and poorly on another.
What an operator survey reports
In May 2026, Outpost Group and June Homes, both operators in this market, published a tenant survey through PR Newswire. Respondents rated price very important (97%) and location (93%). Fifty-seven percent said flexibility was a must-have or highly important. About 65% were ages 18–30.

These are operator-reported findings from companies that sell shared housing, and they are not population estimates of young renters. The release includes a statement from Sergii Starostin, CEO of Outpost Group: “Renters are telling us exactly what they want: affordability, desirable neighborhoods, and flexibility.” That is a company executive’s promotional statement, not an independent finding.

Checklist before you sign
- Ask for the all-in monthly total, including every fee and which utilities are included.
- Get a written description of which rooms are private and which are shared, and how many people share each bathroom and kitchen.
- Confirm the bedroom count and maximum occupancy per home, so you can judge crowding.
- Check the lease length, notice period, and exit terms, since flexibility is the main reason many renters cite for these homes.
- Ask how housemates are selected and what house rules apply to guests, noise, and shared spaces.
- Find out how the deposit is handled and what is refundable.
What the evidence cannot tell you
The sources are mainly U.S. and Canadian, and housing definitions and arrangements differ by place, so the findings do not transfer automatically to other countries. The Statistics Canada figures describe shared housing among households with roommates and extended family, and they use 2021 Census data; they do not identify pods as a dwelling type. The 2026 survey comes from operators with a commercial interest in the category. The U.S. Census Bureau’s American Housing Survey data portal and its 2023 National Public Use File provide housing data and microdata, but those federal pages do not themselves document a pod-living trend. Reports describing a national shift toward pods instead of apartments are therefore not supported by the sources cited here.
