If you want shops, restaurants, parks and homes in the same district but do not want a conventional downtown address, start with four different models: Mueller for a planned urban village, The Domain/North Burnet for a large employment-and-retail center, 2nd Street and Seaholm for central downtown access, and downtown Round Rock for a smaller, historically sensitive main street.
They are not interchangeable. Their housing forms, street networks, transit conditions, public spaces, noise levels and dependence on a car differ. This guide explains those differences and shows what to verify before choosing a home. It is dated . Current rents, sale prices, vacancy, school outcomes, crime rates and commute times were not established on a comparable basis, so treat those as separate, date-stamped checks rather than assumptions.

Choose the kind of district you actually want
“Mixed-use near Austin” can describe several very different places. A planned urban village is built around connected blocks, parks and a deliberate mix of homes, shops and civic space. A regional center gathers major employers, retail and entertainment at a scale that can serve the whole metro area. A downtown urban district puts you closest to civic destinations, offices and regional transit. A town center or main-street district is usually smaller, more legible on foot and often shaped by an older street pattern.

Austin’s planning materials distinguish regional, town and neighborhood centers. Town centers generally combine community-serving retail and services with moderately dense housing such as small-lot single-family homes, duplexes, townhouses and apartments. The city’s definition of transit-oriented development (TOD) is the intentional mixing of land uses and transit in a compact, walkable community within walking distance of a stop or station. That is a policy definition, not a guarantee that every district described here currently has the same transit frequency or coverage.

At-a-glance comparison
The table uses the six practical tests that matter when comparing an apartment, townhouse or home in a mixed-use district. “Not stated” means a current, comparable figure was not available; it is not a prediction.
| District | Housing and availability | Daily needs | Street experience | Mobility | Character, scale and noise |
|---|---|---|---|---|---|
| Mueller | Mixed-income planned community with apartments and a range of neighborhood housing; current listings, rents and ownership prices: not stated. | Retail, restaurants and services are planned into the community. The community site reports more than 750,000 square feet of retail space and 50+ eateries upon completion; confirm current tenant and completion status. | Pedestrian-scaled blocks, parks and public spaces are central to the plan. | Designed to be transit-supportive and three miles from downtown; stop locations, schedules, bike facilities and parking conditions require a current check. | 700-acre former-airport redevelopment; planned urban-village identity, with activity varying by subarea and event calendar. |
| The Domain/North Burnet | Large mixed-use center with residential development; current unit mix, availability and prices: not stated. | Regional retail, dining, entertainment and employment are the defining advantages. | Urban blocks and plazas in developed portions, alongside a much larger district and major-road edges. | Convenience depends heavily on your workplace, destination and tolerance for driving; transit frequency, bike access and parking should be checked for the exact address. | Regional employment-and-retail center; busier, larger and more commercial in feel than a traditional main street. |
| 2nd Street and Seaholm | Central urban apartments and other housing choices; current availability and prices: not stated. | Downtown shops, restaurants, offices, cultural destinations and civic spaces are close by. | Connected downtown street and park network, with active event and office periods. | Central location can shorten trips to downtown destinations; exact stop distance, service, bike route and parking costs must be verified. | Downtown urban mixed use, with more nightlife, events and traffic than a quiet neighborhood. |
| Downtown Round Rock | Upper-story residential, live/work and office uses are allowed in the MU-1 mixed-use zoning district; current projects, listings and prices: not stated. | Town-center retail, dining, entertainment and civic uses are the stated goal, with a smaller catchment than a regional center. | Walkable, historically sensitive main-street environment is the city’s stated vision; inspect crossings, shade and sidewalk continuity block by block. | Confirm transit stop distance and frequency, bike connections, parking supply and the car requirement for your regular trips. | Smaller historic town center with evolving infill and selected streets where additional height is allowed. |
Mueller: the clearest planned urban-village alternative
What it is
Austin describes Mueller as the redevelopment of the former Robert Mueller Municipal Airport into a 700-acre mixed-use, mixed-income community. The city’s model combines residential neighborhoods, parks, retail and offices in a compact, pedestrian-scaled setting intended to support transit and remain compatible with surrounding single-family neighborhoods.
Mueller Austin describes the community as three miles from downtown and organized around 12 parks. Its community site also reports more than 750,000 square feet of retail space and “50+ eateries upon completion.” Those are project or district-site figures, not a promise that every space is open today. Tenant counts, completion language and business hours can change, so confirm them when you tour.
Housing and built form
Mueller is useful for shoppers who want more than one housing type in the same master-planned area. Apartments sit alongside neighborhood homes and other residential forms, while the mixed-income objective broadens the intended resident mix. The specific unit available to you, its income qualification if applicable, lease terms and price are current-market questions that the district description cannot answer.

Look beyond a model unit. Check whether your building opens directly onto a useful sidewalk, whether the route to a grocery or café crosses a high-speed street, and whether a park is genuinely on your daily path rather than simply inside the larger development.
Everyday walkability and public space
The urban-village concept is strongest when daily errands can be combined with a park, school, workplace or restaurant without getting into a car. The 12-park network and pedestrian-scaled planning support that pattern. Walk the route at the time you would actually use it: early morning shade, summer heat, school release, evening events and weekend crowds can produce very different experiences.
Transit and car ownership
Mueller is described as transit-supportive, but that phrase does not tell you how often a particular stop is served or whether the route fits your commute. Before signing, map the exact building to the nearest stop, check weekday and weekend headways, and test the trip at your normal departure time. Do the same for bicycle connections and guest parking. A district can be compact while a household still needs a car for work, childcare or regional errands.
The Domain/North Burnet: a regional center built around jobs and retail
Why it appeals
The Domain and North Burnet represent a different proposition from Mueller or a historic main street. They function as a large employment-and-retail center, with housing integrated into a district whose visitors may arrive from across the region. Austin’s comprehensive plan, Imagine Austin, names The Domain among its recent walkable, mixed-use examples.
For someone who works nearby, the concentration of offices, shopping, dining and entertainment can make many trips short and convenient. For someone whose daily life is elsewhere, the same scale may mean longer drives to schools, family, medical care or recreation outside the district.

Street pattern, parking and scale
Developed portions include urban blocks and public-facing spaces, but the overall area is much larger than a traditional main street and is bordered by major roads. Examine the transition from your building to the destinations you use most. A pleasant internal plaza does not eliminate a difficult arterial crossing at the district edge.

Ask leasing or sales staff for the full parking arrangement: assigned spaces, visitor rules, charging availability, fees and overflow procedures. Then price the alternatives—transit, cycling, rideshare and walking—for your real schedule. The district’s regional role means event traffic, retail peaks and construction phasing can affect noise and travel times.
Who should consider it
The Domain/North Burnet is most logical when workplace proximity or access to regional retail is a primary requirement. It is less obviously suited to a buyer seeking a quiet, small-scale neighborhood identity. Current rents, sale prices, vacancy and commute times were not established across the comparison set, so do not infer affordability or travel-time superiority from the district’s name.
2nd Street and Seaholm: central downtown living without leaving the urban core
Downtown plan and public realm
The Downtown Austin Plan calls for “an interconnected pattern of streets, parks, and public spaces” and “a wide range of housing choices for individuals and families with diverse social and economic backgrounds.” The 2nd Street Retail District and Seaholm are central examples of downtown mixed use, and Imagine Austin names both among recent walkable, mixed-use developments.
The benefit is centrality: restaurants, offices, cultural destinations, civic facilities and downtown parks are closer together than in a peripheral center. The trade-off is intensity. Office peaks, festivals, nightlife, deliveries and road traffic can all shape the block where you live.

What to inspect before renting or buying
- Visit on a weekday morning, a weekday evening and a weekend night to hear the building and street at different activity levels.
- Identify the precise entrance you will use for groceries, transit, cycling and deliveries; downtown convenience can disappear if every trip requires a garage or a long block around construction.
- Review building rules for parking, package storage, pets, balconies and event-related access.
- Check current transit stop locations and schedules rather than assuming that a central address provides frequent service for your destination.
Housing expectations
Central districts generally emphasize apartments and other urban housing forms, but the Downtown Austin Plan’s goal is broader than a single product type. Whether a particular building offers a family-sized unit, attainable rent, ownership opportunity or adequate outdoor space is a building-level question. Compare the actual floor plan, fees, light, sound insulation and access to public space.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Downtown Round Rock: a smaller, historically sensitive town center
The city’s stated vision
Round Rock describes downtown as “a thriving town center featuring a viable mix of residential, commercial, retail, dining, entertainment and public space uses in a walkable and historically sensitive environment.” That is a town-center ambition rather than a regional mall or high-intensity downtown model.
Zoning that enables mixed use
Updated mixed-use zoning allows upper-story residential, live/work and office options in the MU-1 district. Selected streets receive additional height allowances. These rules create development capacity; they do not establish how many homes, shops or completed projects are available on the date you search. Check the current zoning map, project status and certificate-of-occupancy information for a specific address.
Main-street experience
Round Rock is the option to investigate if you want a more legible, smaller center with historic sensitivity. Walk several blocks in both directions and test the practical details: continuous sidewalks, safe crossings, shade, seating, evening lighting, grocery access and the distance to your parked car. A district can feel walkable for dinner yet require a vehicle for most daytime errands.

Growth and change
Because the zoning framework is evolving, construction activity and future infill may change the street experience. Ask about approved projects, construction schedules, loading areas and temporary sidewalk closures. Those details matter to residents choosing a home for the next lease term or several years.

Other Austin examples worth screening
Imagine Austin also identifies The Triangle and the Green Water Treatment redevelopment area as recent walkable, mixed-use examples. They can be useful comparables when a search is not limited to the four primary districts above. Apply the same tests: housing form, daily services, block connectivity, shade and parks, transit distance and frequency, parking, construction impacts and the amount of activity at night.
How to compare a specific address, not just a district name
- Define your non-negotiable trips. List work, school, childcare, groceries, healthcare, worship, exercise and visits to family. Mark which trips must be walkable, bikeable or transit-accessible.
- Choose the district type. Select an urban village for planned neighborhood integration, a regional center for job and retail proximity, a central downtown district for civic and cultural access, or a town center for a smaller main-street setting.
- Measure the actual route. Walk from the building entrance—not the district boundary—to each essential destination. Note crossings, curb ramps, shade, slopes, lighting, traffic speed and gaps in the sidewalk.
- Check service at your travel times. Record the nearest transit stop, route, weekday and weekend frequency, first and last useful departures, bicycle connections and realistic travel time. Repeat the check for a rainy day or extreme-heat plan.
- Audit parking and deliveries. Get written details on resident, guest and bicycle parking; charging; delivery access; moving procedures; and any recurring fees.
- Visit at contrasting times. Compare a weekday morning, weekday evening, weekend afternoon and late evening. Listen for traffic, events, nightlife, loading and mechanical equipment.
- Verify the housing deal. Confirm current rent or sale price, availability, utilities, insurance, deposits, income restrictions, renewal terms, homeowners’ association rules and any planned assessment. These figures change faster than district plans.
- Check construction and approvals. Look for active work, permitted projects, future height allowances, road changes and temporary detours that could affect your building or route.
Construction and design details that determine whether “walkable” works
Block connectivity
Short, connected blocks offer route choice and reduce the penalty of a closed sidewalk. Count the number of safe crossings between home and the destination you use most. A superblock with one attractive internal path may still feel inconvenient at its edges.
Shade, heat and stormwater
Central Texas heat changes the practical walking radius. Look for mature or planned tree canopy, shaded building edges, drinking water, seating and surfaces that do not make the route unbearable in summer. Inspect how slopes, inlets and drainage handle heavy rain; a route that floods or loses its curb ramp is not reliably accessible.

Retail zoning does not guarantee occupied storefronts. Notice whether ground floors have transparent windows, entrances at sidewalk level, useful hours and a mix of everyday services rather than only occasional destinations. Empty frontage can make a technically walkable block feel uncomfortable after dark.
Noise and separation
Homes above restaurants, near event lawns or beside loading alleys need a different sound assessment from homes on an internal residential street. Ask which walls contain mechanical equipment, where deliveries occur and how balconies face traffic. Visit with windows open if that is how you expect to live.
Phasing and resilience
Large redevelopments are built over years. Construction fencing, cranes, temporary routes and unfinished parcels can alter access before the final plan is realized. Ask what is complete, what is funded, what is merely allowed by zoning and how emergency access, utilities and public spaces are maintained during work.
Data you must date-stamp before deciding
No comparable current set of rents, sale prices, vacancy rates, school outcomes, crime rates or commute times was established for all four districts. Those variables can change by building, block, school boundary, route and month. For a sound decision, record the following with the date and source:

- Local public-safety information for the precise address and the routes you would use, without treating a district-wide number as a guarantee.
- Current construction, approved projects, road work and event calendars that affect noise or access.
Use the district descriptions to narrow your search, then make the final choice from the address-level evidence. That is the difference between selecting a neighborhood label and selecting a home that works on an ordinary Tuesday.
