AI Data Center Construction Costs: Reported Estimates Reach $39.5 Billion per Gigawatt

TokenPost reports a Bernstein-attributed estimate of $34.6 billion to $39.5 billion per gigawatt of AI data center capacity, but the original methodology and cost inclusions remain unverified.

A report puts the capital cost of one gigawatt of AI data center capacity at $34.6 billion to $39.5 billion, with the estimate varying by accelerator architecture. TokenPost attributed the range to Bernstein in an October 10, 2026 article, but the original Bernstein analysis and its methodology were not available. Treat the figures as secondary reporting—not an audited, universal construction price.

What the reported cost range means

TokenPost reports a range of $34.6 billion to $39.5 billion per gigawatt of AI data center capacity and attributes it to Bernstein. The article does not establish what the estimate includes, the geography or capacity assumptions behind it, or how the total was calculated. It therefore cannot be read as a complete budget for every one-gigawatt data center project.

The distinction matters for construction planning: the reported figure is a capital-spending estimate tied to AI capacity, not a disclosed cost breakdown for land, buildings, electrical infrastructure, cooling, networking, servers, financing, or other project elements. The available reporting does not say which of those items are included.

How accelerator architecture affects the estimate

TokenPost says the estimate varies with accelerator architecture. It places NVIDIA’s Vera Rubin architecture at the upper end and OpenAI’s internally developed Jalapeno ASIC architecture lower, but supplies neither architecture-specific totals nor the calculation behind the difference. A precise cost gap cannot be derived from the published figures.

Reported Rubin NVL72 rack estimate

TokenPost also reports a projected price of $7.52 million for a single NVIDIA Rubin NVL72 rack, revised down from $9.1 million—about 17% lower. The article attributes the revision to updated expectations for high-bandwidth memory prices and NAND storage capacity. These are reported model estimates; the underlying model and assumptions are not available in the coverage.

What the figures do—and do not—tell project teams

Useful as an indication of scale

The range signals the very large capital commitment associated with a gigawatt-scale AI capacity estimate, and the reported architecture difference suggests that equipment choices can affect modeled costs. The rack estimate offers a separate reported figure for one equipment configuration, not a substitute for a full facility budget.

Not enough to build a project budget

The available reporting does not establish the estimate’s geography, definition of a gigawatt of capacity, project scope, schedule, financing assumptions, or line-item inclusions. It also provides no basis for comparing construction costs across locations or for separating building and site work from compute equipment and supporting infrastructure. A project estimate needs those scope and site assumptions stated explicitly.

Capital cost versus electricity cost

TokenPost frames capital spending and the depreciation it generates as the main economic burden for data center operators, rather than electricity costs. It gives no quantified comparison, so this should be understood as the article’s framing—not a general rule demonstrated for every operator, facility, or energy market.

Source and confidence

The principal retrievable source is TokenPost’s October 10, 2026 report, which attributes the estimates to Bernstein. A Die Signal search result also attributes the claim to Bernstein, but the page could not be fetched and offers only limited corroboration. The original Bernstein research was not available, so its calculations and scope remain unverified.
