In a 2026 comparison of home listings across 22 Caribbean markets, only four had median asking prices below US$600,000: the Dominican Republic, Trinidad and Tobago, Jamaica and Bonaire. The Dominican Republic had the lowest median, at US$299,000. These are asking prices—not completed-sale prices—and the available comparison does not support calling ten islands equally affordable.
Which Caribbean markets look most affordable?
Caribbean Real Estate MLS reported median home asking prices from 7,425 deduplicated for-sale listings across 22 island markets as of September 28, 2026. The portal excluded land and commercial listings, converted asking prices to U.S. dollars and calculated medians. The figures below are listing medians, not transaction prices, appraisals or government price indices; they cannot tell you what a particular home will sell for.

The portal’s numbers provide a useful first screen, not a guarantee of affordability. They compare whole markets, so they can conceal differences among resort areas, towns and rural locations, as well as among property types and conditions. A median also says nothing about how many listings are close to your budget except where the source separately reports that share, as it does for the Dominican Republic.
What counts as affordable for a vacation home?
There is no universal affordability threshold in the comparison. If your benchmark is a median asking price below US$600,000, the four qualifying markets are the Dominican Republic, Trinidad and Tobago, Jamaica and Bonaire. That cutoff is a way to interpret the published figures, not an official affordability standard. A different purchase budget would produce a different shortlist.

Also separate the price of an existing home from the cost of acquiring or creating a property. The portal’s sample excludes land and commercial listings and does not provide construction costs, renovation budgets, transaction charges or ongoing ownership expenses. Its figures therefore cannot establish whether buying land and building, renovating an existing home or purchasing a move-in-ready property is the least expensive route.
How should you compare locations and listings?
- Match the property type and location. Compare homes of similar size, condition and intended use in the same area, rather than treating a country- or territory-wide median as a quote for a specific destination. Even within Turks and Caicos, destination-publisher Visit Turks and Caicos says Providenciales is significantly more expensive than the territory’s other islands.
- Ask what the market figure measures. Distinguish asking prices from completed sales, land values and appraisals. The Dominican Republic’s cadastral authority publishes province-specific land-price indices per square meter, but those land values are not interchangeable with home listing prices.
- Check the sample behind any comparison. Ask how many comparable homes are listed, which property types are included and when the data was collected. Jamaica’s Realtors Association reported that its MLS data showed nearly J$99.3 billion in Jamaican property sales in 2025; that is a national transaction total, not a measure of vacation-home prices or affordability.
- Budget for local transaction requirements. Before making an offer, confirm applicable purchase permissions, taxes, legal fees, title review and survey requirements with a locally qualified professional. Rules and costs depend on the jurisdiction, buyer and property.
What should foreign buyers verify before purchasing?
There is no single Caribbean-wide rule for foreign ownership. Government and embassy guidance offers examples, but individual requirements can change, and a rule that applies in one jurisdiction should not be assumed to apply in another.

- Dominica: The U.S. Department of State’s 2023 investment climate report says foreign investors purchasing residential or commercial property require an Alien Landholders License. Confirm current requirements and whether they apply to your circumstances with local counsel.
- Jamaica: Published Jamaican Embassy buyer guidance says there are no legal or other restrictions on land purchases by foreign concerns and recommends using a legal firm or reputable real-estate agent to identify a property. Because the guidance is several years old, have Jamaican counsel verify the current process.
- Barbados: A U.S. Department of State report says non-residents’ real-property purchases require Central Bank verification. The report also contains older and mixed-date information about transfer taxes and stamp duty; confirm any current charges with a local attorney or tax authority instead of relying on those figures as current fees.
- Turks and Caicos: Visit Turks and Caicos says foreign individuals face no restrictions on purchasing real estate there. That destination guidance is not a substitute for current legal advice, title review or checks on a particular property.
For any destination, verify the rules that apply to your nationality, intended property and use before committing funds. Have a local attorney review title and the transaction documents, and establish whether a survey or other property inspection is appropriate.
Does owning a home let you live there?
No. Property ownership and immigration permission are separate legal matters. InvestCARICOM explains that buying property does not itself establish a right to reside in a Caribbean country and that some jurisdictions require a license or permit before a non-national can buy. Check purchase permissions and the rules for visitor stays, longer stays or residence separately with the relevant authorities or qualified local counsel.

- Set your purchase budget. Decide what you can spend on the property and what amount must remain available for legal, transaction and property-related costs.
- Choose a market to investigate. Use the 2026 asking-price comparison as an initial filter, not as a prediction of an individual home’s price or total cost.
- Compare actual properties locally. Look at comparable listings and ask a local professional about current market evidence, location differences and the property’s condition.
- Resolve the legal and practical checks before committing. Confirm foreign-buyer requirements, title, transaction charges, permitted use and immigration rules for your situation.
The evidence supports a four-market lower-median shortlist, not ten verified affordable destinations. The remaining figures help put that shortlist in context, but a purchase decision needs current local comparisons and legal checks.
