Affluent Communities on Long Island, New York: What the Data Can—and Can’t—Rank

Long Island has many communities described as affluent, but available figures do not support a complete ranked list. Here’s what the data can establish—and what it can’t.

There is no defensible, complete ranking of Long Island’s richest neighborhoods in the available data. “Richest” might mean household income, home values, or residents’ total wealth, and those measures do not produce the same list. The communities often described as affluent are useful starting points, but the available local guide does not rank them or provide comparable figures.

Here, Long Island means Nassau and Suffolk counties. The clearest answer is to identify the commonly cited affluent communities, explain what regional and county statistics do—and do not—show, and set out what a fair ranking would require.

Why these communities can’t be ranked from the available figures

A ranked list needs one measure applied consistently to the same kind of place and the same data period. The available local guide names affluent communities but supplies neither comparable place-level measurements nor an order. Countywide statistics and regional averages cannot fill that gap.

The measure matters:

  • Median household income describes current household income, not savings, investments, property equity, or total net worth.
  • Median owner-occupied home value describes housing values, not the wealth of everyone who lives in a community. It also excludes homes that are not owner-occupied from that measure.

Either could support a ranking if measured consistently, but neither is a complete measure of residents’ wealth. Calling a list “the richest” without naming the measure risks making unlike comparisons sound definitive.

Long Island’s regional and county context

The New York Fed defines Long Island as Nassau and Suffolk counties. Its regional profile reports a population of 2,928,347 for 2024. In the profile’s 2023 regional table, Long Island’s median household income is $131,000 and its median home price is $600,000. Those figures describe the region, not a comparison of its villages, towns, hamlets, or neighborhoods.

For a more recent county-level snapshot, U.S. Census Bureau QuickFacts reports Nassau County’s median household income as $146,202 in 2024 dollars for 2020–2024, and its median owner-occupied housing value as $684,700 for 2020–2024. These are county figures; they do not establish which Nassau community ranks highest, and they are not directly interchangeable with the Fed’s Long Island regional indicators.

Communities often described as affluent

A local guide identifies the places below as affluent examples. Its descriptions are qualitative, not evidence of a statistical rank. The names also refer to different kinds of places—not one uniform set of “neighborhoods.”

Quogue Suffolk Associated with beachfront or bayfront settings.

The guide does not provide a shared income or home-value figure for these places, so the table is not an ordinal ranking. Nor should “neighborhood” be treated as a precise statistical unit here: a village, town, hamlet, and census geography are not interchangeable.

How to make a fair comparison

The Census Bureau’s American Community Survey (ACS) Data Profiles provide economic and housing measures for multiple geographic levels. A defensible comparison would select one measure, use the same ACS release and reference period for every place, and compare geographies that are genuinely equivalent.

  1. Choose the question first. Use median household income to compare reported household income, or median owner-occupied home value to compare that aspect of the housing stock. Do not describe either as total net worth.
  2. Match the geography. Verify that every entry refers to the same type of place or a clearly defined census geography. Do not combine a village-level statistic with a county, town, or block-group figure as though they were equivalent.
  3. Use one release and period. Keep the ACS release and reference period consistent across entries. Label estimates clearly so readers know what years they cover.
  4. Check small-area uncertainty. Census estimates for small geographies can be noisy. A 2024 ACS map shows several Nassau block groups at $250,000 or more in income, but the retrieved map does not identify those groups by named community. Those values cannot be assigned to a named neighborhood without verifying the boundaries.
  5. State what the ranking means. Label the result as a ranking by income or by home value, not an all-purpose ranking of wealth.

What a homeowner or buyer can take from this

These examples can help orient someone exploring Long Island’s high-end housing markets, but a community’s reputation is not a substitute for current, comparable property information. For a specific construction or purchase decision, compare the individual property, its location and the relevant local requirements rather than inferring costs or value from an affluent label.

Until a consistent place-level dataset is assembled, the responsible conclusion is that Old Westbury, Brookville, Sands Point, Manhasset, Garden City, Lloyd Harbor, East Hampton, Southampton, Sagaponack, and Quogue are cited affluent examples—not a verified top-ten list in any order.
