A Portland-Cement-Free Concrete Test Pour at Manhattan’s 270 Park Avenue

C-Crete reports a 12-cubic-yard pour of granite-based, Portland-cement-free concrete in an upper-lobby slab at JPMorganChase’s 270 Park Avenue headquarters.

A small section of JPMorganChase’s new headquarters at 270 Park Avenue—not the skyscraper as a whole—received a distinctive concrete mix: C-Crete Technologies says it poured 12 cubic yards of granite-based, Portland-cement-free concrete into an upper-lobby topping slab on July 8, 2024. The supplier reports that the mix exceeded 5,000 psi in compressive strength, but its public announcement does not include the underlying test reports or a project-specific emissions assessment.

What was poured at 270 Park Avenue?

The material was used in a topping slab in the building’s upper lobby. C-Crete Technologies announced the pour on September 24, 2024, identifying the volume as 12 cubic yards and the pour date as July 8, 2024. That is a limited application within the project, not evidence that the tower was built entirely with granite-based concrete.

The project is JPMorganChase’s global headquarters at 270 Park Avenue in Manhattan. C-Crete’s announcement identifies Foster + Partners as architect and Severud Associates Consulting Engineers as engineer. It also names developer Tishman Speyer, AECOM Tishman and SRM Ready Mix in connection with the project, without setting out a complete responsibility breakdown for each organization.

How is this concrete different from conventional concrete?

Conventional concrete commonly uses Portland cement as its binder. C-Crete describes its granite-based product as free of Portland cement. In this mix, granite—a non-carbonate rock primarily composed of silicon, aluminium and calcium—is the feedstock approach the company says it used. C-Crete has also described other concrete formulations using zeolite or basalt, but those are separate materials and were not the mix reported at 270 Park Avenue.

The distinction matters because the claim concerns the binder and its production, not the absence of concrete or aggregate from the building. The announcement does not provide the complete mix design or a detailed account of how every constituent compares with a conventional mix.

What performance does C-Crete report?

C-Crete says the granite-based concrete exceeded 5,000 psi compressive strength. The company also reports that its pumpability, workability, setting time and surface finish were similar to conventional concrete, and says the product met ASTM International standards for mechanical and durability properties. It describes the performance as verified by independent third parties.

The announcement does not name the testing laboratory, specify the ASTM designations, reproduce test data or provide the independent reports. These are therefore supplier-reported performance results, not a detailed, independently assessable project test record. The company also says the mix achieved cost parity with conventional concrete, but gives no project cost figures or comparison methodology.

What are the emissions claims—and what remains unquantified?

C-Crete says its binder produces no CO2 emissions during manufacturing and that the material captures atmospheric CO2 as it cures. Those are supplier claims; the public announcement does not provide a project-specific emissions figure or an independently reviewed lifecycle assessment. Without that information, the announcement does not establish the net emissions of the complete mix across its materials, production, transport and use.

The release also states that Portland cement production accounts for approximately 8 percent of global CO2 emissions. That figure is attributed to C-Crete; the announcement does not identify the underlying study, so it should not be read as an independently checked estimate here.

Why this test pour is notable—and what it does not prove

A Portland-cement-free concrete application in a high-profile commercial building is notable because it demonstrates use of an alternative binder in a real construction project rather than only a laboratory formulation. The reported lobby slab is a specific, limited installation. By itself, it does not establish how the material performs across an entire skyscraper, in other structural applications or over the building’s service life.

The announcement’s evidence is also asymmetric: it gives the supplier’s summary of strength, handling, standards and cost, but not the underlying documents needed to compare those claims in detail against conventional concrete. The project signals a field application; it is not a complete public technical or lifecycle evaluation.

In C-Crete’s September 24, 2024 announcement, founder and president Rouzbeh Savary said, “We are thrilled to introduce our new granite-based concrete at such a prestigious and iconic location,”

Chris DeLuca, a director at project developer Tishman Speyer, said, “We are always looking at new technologies that support the practice of Green Building,”

Fortunato Orlando, senior associate principal at Severud Associates Consulting Engineers, described the material’s performance for concrete on metal deck, topping slabs, sidewalks and landscape work, together with its environmental attributes, as “a revolutionary product for the future of the construction industry,”

John Kovacs, chief operating officer at AECOM Tishman, said, “Just a few years ago, constructing devoid of Portland cement and CO2 emissions would have seemed unimaginable.” These statements reflect the perspectives of project participants and the supplier; they do not substitute for published test results or lifecycle data.
