Richard Saghian’s Bel-Air estate, known as The One, was reported sold in 2022 for about $141 million—but that figure includes auction costs and commission. The winning bid itself was $126 million. Auction marketing described a roughly 105,000-square-foot property packed with pools, a nightclub, a bowling alley and a sky deck. Those are listing details, not the findings of a current inspection, and later reporting raised an important question about approvals and occupancy.
What is The One, and where is it?
The One is the estate marketed at 944 Airole Way in Bel Air, Los Angeles. Fashion Nova founder Richard Saghian won the property at a bankruptcy auction in 2022. Concierge Auctions described it as approximately 105,000 square feet, making it an exceptionally large private residence by the auction company’s account. Concierge Auctions’ property listing
What did the $141 million price include?
Coverage often uses $141 million as the headline sale figure, but it is not the same as the auction bid. The Los Angeles Times reported a $126 million winning bid, with the total rising to approximately $141 million after auction costs and commission. The court approved the sale in March 2022. Los Angeles Times, March 21, 2022
The transaction unfolded in bankruptcy proceedings. Before the auction, the property had been listed at $295 million. The debtor’s court papers claimed a value of $325 million, while creditors challenged whether the auction bid was adequate. These are distinct historical figures: an asking price, a court-paper claim, and an auction result—not interchangeable measures of current market value. Los Angeles Times, March 6, 2022

Is The One finished and approved for occupancy?
A June 2025 Wall Street Journal report said the mansion lacked a certificate of occupancy when Saghian bought it in 2022 and that he was pursuing approvals and inspection signoffs. The report projected completion in about 14 months. That was a forecast; the available reporting cited here does not confirm that it was met, or establish that the property now has occupancy approval or is Saghian’s current residence.
