Beyond that principal residence, reports have linked the Gates family to oceanfront property, an equestrian ranch, a desert retreat and horse facilities in Florida. But this is not a definitive list of everything Gates may own: trusts, companies, family entities and the 2021 divorce from Melinda French Gates make current ownership difficult to establish for several properties.
The clearest current picture is therefore a map of reported associations, not a simple list of personally owned homes.

Xanadu 2.0 is the portfolio’s centerpiece
Xanadu 2.0 is in Medina, Washington, on the eastern shore of Lake Washington. It is widely reported as a roughly 66,000-square-foot residence built as a highly private, technology-intensive home. The name refers to Xanadu, the magnificent estate described in Samuel Taylor Coleridge’s poem Kubla Khan; “2.0” adds a distinctly software-era update to the idea.

Frequently repeated details include digital art displays and other technology designed to personalize the environment for visitors. Those descriptions are useful for understanding the house’s concept, but many are drawn from older magazine profiles and secondary reporting rather than current public records. #1 Best Overall
Xanadu 2.0 is also more than the building itself. Gates accumulated surrounding parcels over time, creating distance from neighboring properties and a broader privacy buffer. That distinction matters: reports may use “Xanadu 2.0” to mean the main residence, the residence plus its land, or the larger Medina compound. The exact parcel count and title structure should not be assumed without a current, parcel-by-parcel review.
What is Xanadu 2.0 worth?
Several different figures circulate, and they measure different things:
| Figure | What it represents |
|---|---|
| Approximately $63 million | An older reported construction cost for the house. |
| More than $100 million | Historical reported assessments or estimates in older coverage. |
| Approximately $132 million | A 2025 assessed value reported by Fortune. |
The approximately $132 million figure is an assessed value, not a confirmed sale price. A tax assessment is produced for property-tax purposes and may differ substantially from an open-market appraisal, a listing price or the amount a buyer would ultimately pay. Likewise, the construction-cost figure is historical and should not be treated as the property’s current market value.
What changed in the Medina compound in 2026?
In February 2026, Gates listed a neighboring Medina home for $4.8 million. The four-bedroom, 2.5-bathroom property was separate from the principal Xanadu 2.0 residence. Realtor.com later reported that the home sold for approximately $300,000 above its asking price. The listing and the reported completed sale should be treated as separate events; a listing alone does not establish that a transaction occurred.
The sale suggests that parts of the surrounding Medina holdings are being reduced while the main Xanadu 2.0 residence remains publicly associated with Gates. Reports have also indicated that at least one other nearby home and vacant parcels remain connected with the compound, although the post-sale parcel count is not fully established in the available coverage.
Rank #2
No public, on-record explanation establishes why the neighboring home was sold. It could reflect an ordinary property disposition, estate planning, post-divorce restructuring or another private consideration, but none of those explanations should be presented as fact. The 2026 listing and sale were reported by Realtor.com, with additional coverage from The Real Deal.
Reported California properties
Del Mar: a reported $43 million oceanfront purchase
Reports say the Gates family purchased an oceanfront or beach property in Del Mar, California, for approximately $43 million in 2020. That figure is a reported purchase price, not a current valuation. The property’s present ownership should be described cautiously because assets acquired during the marriage may have been transferred or divided after the 2021 divorce.
Rancho Santa Fe: Rancho Paseana
Rancho Paseana, in Rancho Santa Fe, has been described as an equestrian ranch reportedly acquired for $18 million. Coverage traces Gates-family activity in the area back to the late 2000s, but Rancho Paseana should not automatically be conflated with every other property associated with the family in the surrounding community.
An equestrian ranch is also not directly comparable to a single-family luxury residence. Its value may reflect acreage, barns, arenas, staff housing, agricultural or recreational improvements and multiple structures, in addition to any main home.
Indian Wells: a reported desert retreat
A property in Indian Wells has been reported as a $12.5 million purchase and described as a golf or country-club retreat. The available reporting does not clearly establish who currently holds title. It is more accurate to call it a reported Gates-family holding than to state that Bill Gates personally owns it today.

Other California properties
Some coverage has also associated Gates-family or French-family entities with properties connected to clubs and communities such as Santaluz. Architectural Digest has cautioned that it is unclear whether Bill Gates or Melinda French Gates retained certain California properties after their divorce. In at least one case, reporting connected a property partly with the French Family Trust. These properties belong in an “ownership unclear” category unless current title records provide stronger evidence.

Wellington is one of the leading equestrian centers in the United States, and the Gates family’s reported presence there is tied closely to horse sport—particularly Jennifer Gates’s riding career. Coverage has identified horse farms and equestrian facilities in the area and placed the combined value of the Florida holdings at approximately $38 million.
“The Wellington property” is therefore misleadingly imprecise. The reported holdings may include more than one parcel, residence, stable, riding facility, arena or support building. A combined figure for several horse-country assets should not be compared directly with the price of a single mansion, and it should not be used to infer the value of every individual parcel.
Current ownership and the exact composition of the Wellington holdings require title-record confirmation. The available reports establish a Gates-family association with the equestrian portfolio, but not a simple current ownership statement for every farm or facility.
What the 2021 divorce changed
Bill Gates and Melinda French Gates divorced in 2021. That event is essential context for interpreting almost every portfolio list published before or around that time. A property bought during the marriage may have been jointly held, owned through an entity, used by a family member or later transferred as part of the dissolution.

Property records have reportedly identified some transfers as occurring “due to dissolution of marriage.” That wording confirms a transfer event, but it does not by itself answer every question about the ultimate beneficial owner. Public records may show a trust, LLC, nominee or family entity rather than Bill Gates by name.
For that reason, the most accurate terms are often “Gates-family holdings,” “properties associated with the Gateses” or “properties reported as jointly held during the marriage.” An older article that says the family owned a property is historical evidence, not proof that Bill Gates owns it today.
Reported, current and uncertain: a portfolio map
| Property or group | How it should be described | Confidence in the available reporting |
|---|---|---|
| Xanadu 2.0, Medina | Publicly identified as Gates’s principal residence; exact title entity should be checked. | High |
| Nearby Medina home listed in 2026 | Listed for $4.8 million and reportedly sold for about $300,000 above asking. | High |
| Medina vacant parcels | Reported as still associated with Gates, but parcel-by-parcel status is not established here. | Medium |
| Del Mar property | Reported Gates-family purchase for $43 million in 2020. | Medium-high |
| Rancho Paseana | Reported Gates-family purchase of an $18 million Rancho Santa Fe equestrian ranch. | Medium-high |
| Indian Wells property | Reported $12.5 million Gates-family holding; current ownership unclear. | Medium |
| Wellington holdings | Reported collection of equestrian properties totaling about $38 million. | Medium |
| Upstate New York horse farm | Historically reported as associated with the family; current ownership is not established. | Medium-low |
| Other California club properties | Ownership may involve French-family or trust entities after the divorce. | Low to medium |
How much is the whole portfolio worth?
There is no defensible single total based on the available information. The figures combine different asset types and valuation categories: reported purchase prices for Del Mar, Rancho Paseana and Indian Wells; a combined reported value for Wellington holdings; and an assessed value for Xanadu 2.0. They also come from different years and may describe different ownership interests.
Adding those numbers together would create a false sense of precision. It would also risk double-counting land or improvements, overlooking post-divorce transfers and treating historical acquisition prices as if they were current market values. The most reliable conclusion is qualitative: the publicly reported portfolio is exceptionally valuable and geographically diverse, but its current total cannot be established from these figures alone.

Does Bill Gates own farmland?
Farmland is a separate question from the luxury-residence and equestrian portfolio. The research supporting this profile establishes reported homes, ranches and horse facilities, but it does not provide a complete, current inventory of agricultural parcels or prove that every parcel commonly attributed to Gates is personally owned.

Claims about Gates owning a particular share of American farmland should therefore not be folded into this residential-property profile without current land-ownership reporting or official records. Agricultural land, family-held land, leased land and land owned through entities can be different categories.
Why billionaire property lists are difficult to audit
A public search rarely produces a consolidated “Bill Gates portfolio.” County systems are organized around parcels and jurisdictions, not a celebrity’s complete asset map. Ownership can be obscured or complicated by trusts, LLCs, family entities, marital transfers and privacy protections. Even county assessor systems may expose only some property information and may not establish beneficial ownership. San Diego County’s tax-record documentation explains limitations on the information available through its public systems; its parcel GIS service is useful for parcel research but does not, by itself, prove that Bill Gates currently owns a given parcel.
That is why a responsible portfolio profile must distinguish:
- personal ownership from family association;
- a residence from its surrounding compound;
- a farm or stable complex from a single home;
- a listing from a completed sale;
- a purchase price from an assessment or current value; and
- historical reporting from current title information.
The larger real-estate strategy
The public record presents a consistent pattern even where individual titles are uncertain. Xanadu 2.0 emphasizes privacy through land assembly and technology. The California properties combine coastal living, desert recreation and specialized equestrian use. Wellington and Rancho Santa Fe are not merely luxury-home locations; they are part of a family interest in horse sport and facilities that require land, infrastructure and ongoing management.
The defining feature of the portfolio is therefore not just extravagant architecture. It is the combination of privacy-driven land purchases, family use, specialized horse properties and a changing ownership picture after the Gateses’ divorce. The 2026 Medina sale makes that last point especially visible: the compound appears to be becoming more selective around its principal residence, even though the reason for the disposition remains private.
