A rental can feel like home without pretending it is a house you own. The trick is to spend money on layers that move with you, get written approval for anything that changes the building, and understand which surfaces are easy to repair and which ones are expensive to damage.
On our job sites, the expensive mistakes are rarely the obvious ones. A nail hole in painted drywall is simple. Adhesive pulled from old plaster, a drilled tile backsplash, blocked egress windows, overloaded shelves, or missing original hardware can turn into a real bill at move-out. Use the 35 ideas below with a builder’s eye: impact first, reversibility second, and safety always.
We use four ratings throughout: No-risk portable means it moves with you and usually needs no approval. Low-risk removable means test first and document. Approval-needed means get written permission before you start. Hire-a-pro/avoid means the work touches electrical, plumbing, structure, tile, sprinklers, or life safety.
Start With the Rental-Safe Ground Rules
1. Document the apartment before you decorate
Reversibility rating: No-risk portable. Before rugs, art, lamps, or peel-and-stick anything, take 10 to 15 minutes and record the existing condition. Photograph every wall, floor transition, blind, appliance, countertop, cabinet face, door, fixture, window sill, existing hole, stain, cracked tile, and loose outlet cover. Then take one slow video walking the apartment.

Save the files in a dated folder and email the leasing office if you see damage. This costs nothing and can protect hundreds or thousands of dollars in deposit disputes.
2. Create a move-out box on day one
Reversibility rating: No-risk portable. Put original switch plates, cabinet pulls, curtain brackets, blind parts, screws, fixture parts, paint labels, receipts, product instructions, and landlord approvals in one labeled box. If you remove a part, bag it with its screws and write the room name on painter’s tape.
This is boring work, but it is how professional crews avoid missing parts at punch list time. A $6 pack of bags and a $4 roll of tape can save a $75 replacement charge later.
3. Ask for written approval with details
Reversibility rating: Approval-needed. Do not ask, “Can I make a few upgrades?” Ask for permission for a specific wall, fastener, finish, color, fixture, or product. Include the restoration plan: “I will reinstall the original pulls and patch holes with spackle before move-out.”
Written approval matters most for painting, drilling into walls, mounting heavy shelves, changing light fixtures, swapping plumbing fixtures, drilling tile, altering blinds, or adding anything near sprinklers, HVAC returns, smoke alarms, electrical panels, or appliance clearances.

Lighting: Make the Apartment Feel Finished First
4. Replace cold bulbs with warm smart bulbs
Reversibility rating: No-risk portable. Lighting changes the room before paint does. Use 2700K to 3000K bulbs in living rooms and bedrooms, and keep brighter 3000K to 3500K light for kitchens, desks, and closets. Smart bulbs often cost $15 to $50 each, but even basic warm LED bulbs can make builder-grade rooms feel calmer.
Aim for three light sources in a living room: overhead or central light, a floor lamp, and a table or task lamp. In a bedroom, use two bedside lights plus one ambient source.
5. Use Plug-in sconces instead of hardwired fixtures
Reversibility rating: Low-risk removable to approval-needed. Plug-in sconces give the look of permanent lighting without opening a junction box. Expect $50 to $250+ per fixture. If drilling is allowed, use proper drywall anchors and keep the cord controlled with paintable cord covers. If drilling is not allowed, use freestanding lamps or clamp lights instead.
Hardwired fixture swaps should be approved in writing and handled by a qualified electrician or maintenance tech. Save the original fixture, bulbs, screws, wire nuts, and mounting plate.
6. Add under-cabinet LED lighting
Reversibility rating: No-risk portable to low-risk removable. Rechargeable or plug-in LED bars cost about $20 to $100 and can make a rental kitchen feel more expensive at night. Use warm or neutral light, not blue-white light. Mount with removable strips only after a 7 to 14 day test patch inside an upper cabinet or on an unseen side panel.
Avoid adhesive lights above hot ranges, near steam, or on lacquered, stained, or peeling cabinet finishes.
Walls: Big Personality Without Big Repair Bills
7. Hang one large piece of art instead of 18 small holes
Reversibility rating: Low-risk removable. A single 36-by-48-inch canvas or framed print can carry a living room wall. It also reduces patching compared with a scattered gallery. Lightweight art under 10 pounds can often use one or two small picture hooks. Heavy mirrors and framed pieces need anchors rated above the actual load.

8. Build a gallery wall with a template
Reversibility rating: Low-risk removable. Lay the frames on the floor first, trace them onto kraft paper, tape the templates to the wall, and mark hanger points. Keep spacing consistent: 2 to 3 inches between frames usually looks intentional. For a sofa wall, keep the bottom of the arrangement about 8 to 10 inches above the sofa back.
Adhesive strips can work on smooth painted drywall, but they can fail on textured walls, humid rooms, fresh paint, plaster, wallpaper, and dusty surfaces. Test first.

9. Try peel-and-stick wallpaper on one dry accent wall
Reversibility rating: Low-risk removable. Removable wallpaper is best on smooth, clean, fully cured paint. Budget rolls often start around $22 to $35, while designer rolls commonly run $60 to $150. A small accent wall may need 2 to 4 rolls, so plan roughly $70 to $450 before tools and waste.
Do not install it over textured walls, peeling paint, damp bathroom walls, greasy kitchens, limewash, old plaster, existing wallpaper, stone, stained wood, or lacquered cabinetry. Test a sample for 7 to 14 days and remove it slowly with heat only if the manufacturer allows it.
10. Paint only when the lease allows it
Reversibility rating: Approval-needed. DIY paint materials for an accent wall or small room often run $75 to $250 for paint, roller, tray, tape, drop cloth, patching compound, sanding block, and brushes. Professional interior painting commonly runs about $2 to $6 per square foot, and one room often lands around $400 to $1,600. Larger room or wall projects can reach $1,000 to $2,900 depending on prep, trim, ceiling height, repairs, and coats.
Get the color, finish, wall location, and move-out repainting requirement in writing. If the building predates 1978, do not sand, scrape, or disturb old paint without proper lead-safe procedures.
11. Use fabric, tapestries, or framed textile panels
Reversibility rating: No-risk portable to low-risk removable. A large textile can cover a blank wall for less risk than wallpaper. Use a curtain rod, quilt hanger, or light wood rail if drilling is approved. For no-drill setups, consider a freestanding garment rack, room divider frame, or leaning ladder shelf.

Windows: Make Builder-Grade Rooms Look Taller
12. Hang curtains high and wide
Reversibility rating: Low-risk removable to approval-needed. Curtains should usually mount 4 to 8 inches above the window casing and extend 6 to 12 inches beyond each side when wall space allows. That makes the window look larger and lets panels clear the glass when open.
Tension rods cost about $10 to $40 and avoid holes. Standard rods run about $20 to $100. curtain panels commonly cost $25 to $150+ per pair, while custom or extra-long treatments can run several hundred dollars per window.
13. Use blackout lining where sleep matters
Reversibility rating: No-risk portable. Bedrooms facing parking lots, streetlights, or morning sun benefit from blackout curtains. Buy panels that reach the floor or stop about 1/2 inch above it. Too-short curtains make a room look temporary. Too-long curtains collect dust and can become a trip point near doors.

Reversibility rating: Approval-needed. Do not remove, cut, paint, or throw away blinds supplied with the unit. If they are ugly, hang curtains in front of them. If they are broken, document it before installing anything. Replacement charges can be disproportionate because property managers often use matching parts across a building.
Floors and Rugs: Cover More Surface With Less Risk
15. Use rugs to define zones
Reversibility rating: No-risk portable. A rug is one of the best rental investments because it covers floor you cannot change. Small washable rugs can cost $40 to $150. A 5-by-8-foot rug often runs $100 to $500. An 8-by-10-foot rug can run $200 to $1,000+.
In a living room, place at least the front legs of the sofa and chairs on the rug. In a bedroom, use an 8-by-10 under a queen bed when space allows, or run two runners along the sides.
16. Do not skip the rug pad
Reversibility rating: No-risk portable. Rug pads typically cost $20 to $150. They protect floors, reduce slipping, improve comfort, and help avoid curled edges. Use a pad compatible with your flooring. Some rubber-backed products can discolor vinyl, wood finishes, or luxury plank flooring.
17. Use runners in halls and kitchens
Reversibility rating: No-risk portable. A 2-by-6 or 2-by-8 runner can make a narrow hallway or galley kitchen feel designed. In kitchens, choose washable, low-pile rugs and keep edges clear of oven doors, dishwasher doors, and traffic paths.

Never let a rug block an entry door, balcony door, electrical panel, HVAC closet, or egress window path.
Storage and Layout: Make Small Rooms Work Harder
18. Choose freestanding storage before wall-mounted storage
Reversibility rating: No-risk portable. Bookcases, wardrobes, modular cubes, baker’s racks, rolling carts, and closed cabinets solve most storage problems without changing the building. Measure ceiling height, baseboard depth, outlet locations, and door swings before buying.
For tall furniture, anchoring is still a safety issue. The Consumer Product Safety Commission continues to urge anchoring TVs and furniture because tip-overs injure children. Renters should ask for landlord-approved anchor types and patching procedures.

19. Use open shelving as a room divider
Reversibility rating: No-risk portable. In studios, open shelving can separate sleeping and living zones while letting light pass through. Keep the shelf stable, avoid overloading upper shelves, and place heavier items low. If children visit or live in the unit, anchor the piece with approved hardware.
20. Float furniture off the walls
Reversibility rating: No-risk portable. Even 6 to 12 inches of breathing room behind a sofa can make a living area feel intentional. In a studio, use the sofa back to define the living zone, place a console table behind it, and add a lamp to create a visual boundary.
21. Use vertical space without blocking systems
Reversibility rating: No-risk portable to approval-needed. Tall storage works, but keep clearances around sprinkler heads, smoke alarms, HVAC returns, thermostats, electrical panels, and water heaters. Do not stack storage in corridors or near exit doors. A nice cabinet is not worth creating a fire or egress problem.
Kitchen and Bath: Upgrade Carefully Around Heat, Water, and Grease
22. Swap cabinet hardware if the holes match
Reversibility rating: Low-risk removable. cabinet knobs and pulls are a good rental upgrade when you reuse existing holes. Measure center-to-center spacing before buying pulls. Common sizes include 3 inches, 3-3/4 inches, 5 inches, and 6-5/16 inches. Keep every original screw and pull in the move-out box.

Do not drill new holes into cabinet doors without written approval. Cabinet face repairs are more visible and more expensive than drywall repairs.
23. Add a peel-and-stick backsplash only on the right surface
Reversibility rating: Low-risk removable. Adhesive tile sheets commonly cost $10 to $20 each, and a small apartment kitchen may run $80 to $300 in materials. Clean grease thoroughly, avoid rough or damaged surfaces, and stay away from active heat zones unless the product is rated for that clearance.
A traditional installed backsplash averages about $480 to $1,500, but tile is usually not renter-appropriate without explicit landlord approval.
24. Upgrade the shower experience without changing plumbing
Reversibility rating: Low-risk removable to approval-needed. A better shower curtain, liner, bath mat, over-door hooks, and tension caddy can change a bathroom for $50 to $200. Swapping a showerhead may be allowed in some rentals, but ask first and keep the original. Use plumber’s tape correctly, do not overtighten, and check for leaks after the first shower.
25. Use removable hooks cautiously in bathrooms
Reversibility rating: Low-risk removable. Humidity weakens adhesives. Use hooks rated for wet areas and less weight than the package maximum. A hook rated for 5 pounds in perfect lab conditions should not be trusted with a heavy wet towel on a steamy wall.
Furniture, Textiles, and Color: Spend Where It Moves With You
26. Buy a real sofa scale for the room
Reversibility rating: No-risk portable. Measure the wall, stair, elevator, hallway, and door before buying. In many apartments, a sofa between 78 and 86 inches is easier to place than a 96-inch sofa. Leave at least 30 to 36 inches for main walking paths and about 16 to 18 inches between sofa and coffee table.
27. Use slipcovers before replacing furniture
Reversibility rating: No-risk portable. Slipcovers, new cushion covers, and tailored throws can refresh inherited or budget furniture for $40 to $250. Choose washable fabric if you have pets, kids, or frequent guests. A neutral sofa with stronger pillows and art usually ages better than a loud sofa you cannot use in the next apartment.

28. Layer bedding like a finished room
Reversibility rating: No-risk portable. In a rental bedroom, bedding often carries the room because walls and floors are fixed. Use a fitted sheet, flat sheet if preferred, duvet or quilt, two sleeping pillows per person, and one lumbar or two decorative pillows. Keep the palette connected to curtains or a rug so the room feels planned.

29. Add plants with trays and floor protection
Reversibility rating: No-risk portable. Plants soften hard rental finishes, but water damage is real. Use saucers, waterproof trays, felt pads, or plant stands. Keep large pots off wood and luxury vinyl unless protected. A slow leak from a planter can stain flooring faster than most tenants expect.
30. Repeat finishes three times
Reversibility rating: No-risk portable. A rental looks cohesive when black, brass, chrome, walnut, oak, or white finishes repeat at least three times. For example: black curtain rods, black lamp base, black frame. This costs nothing if you plan before buying.

31. Build a real landing zone at the door
Reversibility rating: No-risk portable. Use a small console, shoe cabinet, wall hooks if approved, mirror, tray, and washable mat. Keep the door swing clear. A 30-inch-wide cabinet can be enough for mail, keys, dog leash, and shoes without crowding the entry.
32. Do not block egress or safety devices
Reversibility rating: Hire-a-pro/avoid. Furniture, curtains, screens, room dividers, and storage should not block exit doors, exit windows, corridors, smoke alarms, sprinklers, electrical panels, HVAC returns, or appliance clearances. In multifamily buildings, those clearances are not decoration preferences. They are part of the life-safety system.
Also avoid hanging anything from sprinkler pipes or sprinkler heads. They are not hooks, and a damaged sprinkler can flood multiple units.
33. Be careful with extension cords and decorative lights
Reversibility rating: No-risk portable to hire-a-pro/avoid. Use listed power strips, do not run cords under rugs, and do not staple or pinch cords behind furniture. Decorative lights should not be overloaded, damaged, or left near curtains and bedding. If a room does not have enough outlets, solve it with furniture layout and proper lamps, not permanent-looking cord runs across traffic paths.
34. Treat pre-1978 paint as a special condition
Reversibility rating: Hire-a-pro/avoid. Lead-based paint was banned for residential consumer use in 1978, but older apartments can still contain it under newer paint layers. The hazard rises when paint deteriorates or is disturbed by sanding, scraping, drilling, or demolition.
If your apartment was built before 1978, avoid aggressive wall prep and ask the landlord about lead disclosures before painting, sanding trim, removing old wallpaper, or drilling into painted surfaces.

35. Schedule one handyman visit instead of five small jobs
Reversibility rating: Approval-needed. If drilling is approved, bundle tasks: curtain rods, mirror hanging, anti-tip straps, plug-in sconce mounting, shelf installation, and fixture reinstalls. Many small jobs are cheaper when done in one visit because setup, travel, measuring, and cleanup happen once.
Ask the handyman to use the correct anchor for the wall type, pre-drill clean holes, avoid tile when possible, and document fastener locations for later patching.
Why Apartment Surfaces Are Different From Single-Family DIY
Multifamily buildings are not just smaller houses stacked together. Walls may be fire-rated assemblies, concrete, plaster, metal stud partitions, or shaft walls. Ceilings may hide sprinklers, sound assemblies, ducts, and rated separations. Floors may be part of an acoustic system. Corridors, doors, windows, smoke alarms, and sprinklers are tied to code requirements that protect more than one household.
That is why renter-safe decorating leans toward portable layers: rugs, lighting, curtains, freestanding storage, art, bedding, plants, and furniture layout. Those changes make daily life better without interfering with the building systems your neighbors also rely on.
When to DIY vs. When to Hire a Pro
DIY is usually right for lamps, rugs, curtain styling with tension rods, bedding, slipcovers, freestanding storage, light art, removable wallpaper test patches, removable hooks, and hardware swaps that reuse existing holes. These jobs typically need basic tools, patience, and a clear move-out plan.
Hire a pro or involve building maintenance for hardwired lighting, ceiling fans, plumbing fixtures, heavy mirrors, tall furniture anchoring, shelves carrying real weight, drilling into masonry, and anything near tile, sprinklers, electrical panels, HVAC equipment, or exterior doors and windows.
Painting sits in the middle. A careful renter can paint a small approved accent wall for $75 to $250 in materials, but professional painting at $2 to $6 per square foot may be worth it when the lease requires a clean return to the original color or when walls need repair first.

A Practical Budget Ladder for Renters
Under $100: warm bulbs, a small washable rug, pillow covers, a shower curtain, a plant stand, entry tray, cord clips, new towels, or a framed print.
$100-$500: an 8-by-10 budget rug, plug-in sconces, better curtain panels, removable wallpaper for a small wall, a compact entry cabinet, cabinet hardware, or under-cabinet lighting.
$500-$1,500: quality area rugs, a sofa that fits correctly, custom-length curtains, a professional painting job for one room, several storage pieces, or a bundled handyman visit with approved mounting work.
Splurge items that move with you: a well-made sofa, wool rug, dining table, real wood storage, quality lamps, framed art, and custom-but-transferable curtains sized for common ceiling heights such as 84, 96, or 108 inches.

The best apartment decorating plan makes the home feel permanent while keeping the work reversible. Start with documentation, lighting, rugs, curtains, and furniture layout.
