Why Your AC Is Running but the House Still Feels Hot

A practical homeowner triage guide for an AC that runs but does not cool, with fast checks, 2026 repair costs, safety warnings, and clear DIY-versus-pro boundaries.

When an air conditioner runs but the house still feels hot, start with the simple checks before assuming the system has failed. In our construction and renovation work, many cooling complaints come from airflow problems, thermostat settings, blocked condensers, leaky ducts, or dust from recent work choking a filter. Those are faster and cheaper to fix than a compressor or coil.

The right order matters. A dirty filter can freeze a coil. A frozen coil can make a refrigerant reading misleading. A hot second floor may be a duct and insulation problem, not a bad AC. Use the guide below to triage safely, restore cooling when the fix is homeowner-safe, and know when the next step requires a licensed HVAC technician.

Start With This 15-Minute AC Checklist

Before you spend money on a service call, walk through these checks in order. You are looking for obvious causes that are safe to inspect without opening refrigerant lines, bypassing switches, or working inside energized equipment.

  • Thermostat: Set it to Cool, fan to Auto, and the setpoint 3 to 5 degrees below the current room temperature. Replace batteries if the screen is blank or dim.
  • Air filter: Pull the filter and check it against a light. If you cannot see light through it, replace it. Most filters cost about $10 to $60.
  • Breaker and disconnect: Check the indoor air handler/furnace breaker and the outdoor condenser breaker. If a breaker trips again after one reset, stop and call a pro.
  • Supply and return vents: Open registers, move rugs and furniture, and make sure large return grilles are not blocked.
  • Outdoor condenser: Clear leaves, grass clippings, cottonwood, and storage items. Aim for about 2 feet of side clearance unless the manufacturer requires more.
  • Ice: Look for frost or ice on the refrigerant line, indoor coil cabinet, or outdoor lines. If you see ice, turn cooling off and set the fan to On to thaw.
  • Water: Check the drain pan and condensate safety switch. A full pan can shut the system down to prevent ceiling or floor damage.
  • Sounds and smells: Grinding, buzzing, burning odors, or repeated clicking are not DIY symptoms.
  • Recent work: Drywall sanding, flooring, attic insulation, and demolition dust can plug filters and coils quickly.

If cooling does not improve within 30 to 60 minutes after these safe checks, bring in an HVAC technician. The diagnostic visit commonly runs $85 to $160 in 2026 pricing, with after-hours calls and high-cost metro areas higher.

1. The Thermostat Is Set Wrong or Has Lost Power

This is the first check because it costs nothing and causes more service calls than homeowners expect. Make sure the thermostat is in Cool mode, not Heat or Off. Set the fan to Auto rather than On. Fan On can circulate room-temperature air between cooling cycles, making it feel like the AC is not working.

Set the temperature 3 to 5 degrees below the current room temperature. Do not drop the thermostat to 60 degrees hoping it will cool faster. A residential AC cools at the same rate; a lower setpoint just extends runtime and can contribute to freeze-ups if airflow is poor.

If the display is blank, replace the batteries or check whether the furnace or air handler has power. A thermostat replacement typically costs about $60 to $440 installed, depending on whether it is a basic digital model, a smart thermostat, or requires wiring changes.

2. The Air Filter Is Dirty Enough to Starve the System

Restricted airflow is the fastest homeowner-safe problem to find. ENERGY STAR recommends inspecting, cleaning, or changing central AC and heat pump filters monthly during heavy use. A clogged filter raises energy use, reduces comfort, and can damage equipment.

On job sites, we pay special attention after drywall, sanding, cabinet work, flooring, or attic access. Fine construction dust can load a filter in days, not months. If the system has been running through renovation work, replace the filter even if it is not at the end of its printed service interval.

Most standard 1-inch filters cost $10 to $25. Larger media filters, higher-MERV pleated filters, and uncommon sizes can run $30 to $60 or more. Use the size printed on the old filter frame, and do not jump to an overly restrictive filter unless the system is designed for it. A filter with too much resistance can reduce airflow and create the same cooling complaint you are trying to fix.

3. The Outdoor Condenser Cannot Breathe

The outdoor unit rejects heat. If the coil is packed with leaves, grass clippings, cottonwood, dryer lint, mulch, or shrub growth, the system cannot dump heat efficiently. The indoor air may feel barely cool, the unit may run constantly, and the compressor can overheat.

Turn the system off before cleaning around the condenser. Remove loose debris by hand, trim vegetation back, and keep storage bins, fencing, and decorative screens away from the cabinet. Many HVAC pros use about 2 feet of side clearance as a practical target, with open space above the unit, but manufacturer clearance requirements control when they are stricter.

Do not pressure-wash the coil. A gentle hose rinse from the outside can help with surface debris, but bent fins, impacted dirt, oily residue, or coil damage needs service. A basic maintenance visit is often cheaper than a repair caused by long-term overheating.

4. Supply or Return Airflow Is Blocked

Closed vents rarely save money. They often increase duct pressure, reduce system airflow, and make rooms less comfortable. The same is true for furniture, rugs, drapes, boxes, and built-ins blocking supply registers or return grilles.

Walk every room. Open supply registers. Confirm return grilles have clear space in front of them. If a bedroom gets hot when the door is closed, the room may lack a return path. Undercut doors, transfer grilles, jump ducts, or better duct design may be needed, especially in additions and finished attic spaces.

A technician should not guess at airflow. Ask for total external static pressure and a supply-to-return temperature split. A common cooling temperature split is roughly 16 to 22 degrees F, but humidity, airflow, equipment design, and indoor conditions affect the right number.

5. The Evaporator Coil Is Frozen

Ice on an AC is a symptom, not the root problem. Common causes include a dirty filter, blocked return, dirty indoor coil, failed blower, low refrigerant, or running the system with poor airflow. Once ice forms, airflow drops further and the cooling problem gets worse.

The homeowner-safe move is simple: turn cooling off and set the fan to On. Let the coil thaw fully. This can take several hours. Do not chip ice with a tool, and do not keep restarting cooling every few minutes. Water from thawing ice also needs somewhere to drain, so watch the drain pan and nearby ceilings or flooring.

A frozen coil must be thawed before accurate diagnosis. Refrigerant readings taken on an iced coil can mislead even experienced technicians. If ice returns after a clean filter and clear airflow path, call for service.

6. A Clogged Condensate Drain or Float Switch Shut the System Down

Air conditioners remove humidity as they cool. That water drains through a condensate line. If the line clogs with algae, debris, dust, or sludge, the pan can fill. Many systems have a float switch that shuts down cooling before water damages ceilings, floors, or walls.

Look for standing water in the secondary pan, a wet safety switch, or water around the indoor unit. Some homeowners can clear an accessible drain termination or replace a dirty filter that contributed to coil icing and excess water. Do not bypass the float switch. It is there to prevent water damage.

If the drain line repeatedly clogs, the fix may include cleaning the trap, correcting slope, replacing brittle PVC, adding an access tee, or improving the pan and overflow protection. The repair cost varies widely, but it is usually far cheaper than drywall, flooring, or mold remediation after a leak.

7. The System Is Low on Refrigerant or Has a Leak

Refrigerant is not consumed like gasoline. If the system is low, it usually has a leak. Adding refrigerant without leak diagnosis may cool temporarily, but it does not solve the cause and can become expensive quickly.

EPA Section 608 rules require certified technicians to handle refrigerants. Homeowners should not vent refrigerant, open sealed refrigerant circuits, or try to top off a system. A technician may perform leak detection, repair the leak, evacuate the system, weigh in the charge, and document the refrigerant amount used.

In 2026, refrigerant type matters more than it used to. Restrictions on higher-GWP HFCs began affecting new HVAC equipment as early as January 1, 2025, moving new systems toward lower-GWP refrigerants such as R-454B and R-32. Existing R-410A systems can still be serviced, but refrigerant availability and price can influence whether a major repair makes sense. Older R-22 systems are often expensive enough that replacement deserves serious consideration.

8. Leaky Ducts or Poor Insulation Are Making the AC Look Bad

Sometimes the AC is doing its job and the house is losing the fight. ENERGY STAR says typical forced-air homes lose about 20% to 30% of moving air through duct leaks, holes, and poor connections. If ducts run through a hot attic or crawlspace, leakage and missing insulation can make a correctly sized AC feel undersized.

This shows up as hot second floors, weak airflow at distant rooms, additions that never cool, or a system that runs all afternoon without catching up. On remodels, we also see new room layouts, vaulted ceilings, larger windows, and added square footage connected to ductwork that was never redesigned.

The right fix is not always a bigger AC. A contractor should look at Manual J load calculations, Manual S equipment selection, and Manual D duct design. Air sealing, attic insulation, duct sealing with mastic, properly insulated duct runs, return-air improvements, and solar-gain control may produce better comfort than installing oversized equipment.

9. An Electrical or Mechanical Part Has Failed

If the thermostat is calling for cooling but the indoor blower, outdoor fan, or compressor will not run correctly, a component may have failed. Common culprits include capacitors, contactors, fan motors, blower motors, control boards, and compressors.

A weak capacitor can cause humming, hard starting, or a fan that will not spin up. A bad contactor can prevent the outdoor unit from engaging. A failed blower motor can leave the coil freezing and the house with little or no airflow. A compressor problem is the most serious and expensive of the common failures.

Electrical diagnosis is technician work. Do not remove access panels on energized equipment, push contactors by hand, or keep resetting breakers. A breaker that trips repeatedly is a warning sign, not an inconvenience.

Actual pricing depends on system type, part availability, access, local labor rates, emergency timing, warranty status, and refrigerant type. Still, these ranges are useful for deciding whether the next step is a quick repair, a second opinion, or a replacement conversation.

When to DIY and When to Hire a Pro

Reasonable DIY checks

Homeowners can safely check thermostat settings, replace batteries, replace the filter, open vents, move furniture away from returns, clear debris around the outdoor unit, check for visible ice, and look for water in the condensate pan. These steps solve a surprising number of cooling complaints and cost little.

Stop and call an HVAC technician

Call a pro if you see ice that returns, hear buzzing or grinding, smell burning, find a tripped breaker that trips again, notice the outdoor fan or compressor will not run, suspect refrigerant loss, see oil staining on refrigerant lines, or have water threatening finishes. Also call when the system runs continuously and cannot lower indoor temperature after the basic checks are complete.

Ask the technician to verify the repair rather than simply replace a part. Good post-repair verification includes a clean filter, clear condenser, stable outdoor fan and compressor operation, condensate draining, thermostat cycling correctly, no new breaker trips, and a measured supply/return temperature check. If refrigerant is added, the invoice should show the amount and type.

Permit, Code, and Replacement Notes for 2026

Minor repairs such as a capacitor, contactor, thermostat, or drain cleaning usually do not require the same process as equipment replacement, but rules vary by city and county. Replacing central AC equipment often triggers permit and inspection requirements. Some jurisdictions also require load calculations, equipment efficiency documentation, electrical verification, or duct testing when systems are replaced.

Since January 1, 2023, central AC efficiency compliance has been based on SEER2 and EER2 regional standards. In 2026, replacement equipment should be selected for your region, local code adoption, home size, duct design, and utility requirements. A higher-efficiency unit is not automatically a comfort fix if the ductwork is undersized or the home envelope leaks badly.

Use a repair-versus-replace decision when the system is older, out of warranty, uses costly refrigerant, has a failed compressor or coil, has recurring comfort complaints, or was never sized correctly. A $200 capacitor on a 9-year-old system is usually a repair. A $2,800 compressor on a 16-year-old system with duct problems deserves a broader conversation.

The Bottom Line

The fastest path is thermostat, filter, breakers, vents, condenser clearance, ice, and water. Those checks take about 15 minutes and keep you away from the unsafe parts of the system. If the problem is not resolved quickly, the next step should be measured diagnosis: airflow, static pressure, temperature split, electrical testing, refrigerant evaluation by a certified technician, and duct/envelope review where comfort problems are room-specific.

An AC that is not cooling is not always a dying AC. Many problems are airflow, drainage, controls, ducts, or house-performance issues. Fix the cause in the right order and you avoid paying for parts that were never the real problem.
