Where is the Wangara property?
The site is at 392 and 400 Wanneroo Road, opposite the Whitfords Avenue junction. PerthNow described it as adjoining Wanneroo Mazda, Wanneroo Mitsubishi and Grand Toyota, within an established retail and automotive precinct.
What does the sale report say about the site?
- Land area: 40,468 square metres, according to PerthNow’s 13 March 2025 report.
- Titles: Two.
- Road frontage: 160 metres on Wanneroo Road.
- Previous use: Market garden.
John Garland of selling agency Axia Corporate Property described the combination of cleared land, two titles and arterial-road frontage as rare in Perth. That is the agent’s view of the site’s market appeal, not an independent assessment.
What could be developed there?
Axia Corporate Property said the zoning allowed a range of potential uses, including a medical centre, consulting rooms, motor vehicle sales and bulky goods. PerthNow’s report does not cite a planning instrument, provide the applicable controls or identify an approved development. The uses should therefore be read as possibilities described by the selling agency—not as confirmed entitlements or planning approvals.

The sale report alone cannot establish what a specific project could build.
What was claimed about Wanneroo Road traffic?
Axia director Wayne Mitsikas said more than 35,000 vehicles per day passed along Wanneroo Road. PerthNow attributed that figure to Mitsikas but did not identify an independent traffic-count source or measurement date, so it is an agency claim rather than a separately verified count.

Did the former market garden sell?
The March 2025 report said offers were sought before 9 April 2025. It gave no sale price and reported no outcome after that deadline. It therefore establishes that the property was offered for sale at that time, not that it is currently listed or that a sale was completed.
