How Levi Kelly’s 19.46-Sq-Ft Tiny House Fits the Essentials

Levi Kelly’s reported 19.46-square-foot tiny house fits a kitchen, seating and fold-down bed, but relies on an outdoor bathroom and leaves key capacity and road-use details unspecified.

Designer Levi Kelly’s tiny house is reported to have just 19.46 square feet (1.8 square meters) of floor area, yet it fits a bench, compact kitchen, fold-down bed and water equipment. Its bathroom is outdoors. The layout is an exercise in making a very small space serve basic functions—not proof of a formally verified “world’s smallest” record.

What “19.46 square feet” describes

New Atlas reported the home’s area as 19.46 square feet (1.8 square meters) in an article published October 24, 2024. It attributes the project to designer Levi Kelly and presents it as the world’s smallest tiny house, but the article does not establish an independent record or ranking. New Atlas’s account is the basis for the reported dimensions and features.

The structure sits on a single-axle trailer adapted from a truck. Stabilizing jacks support it when parked. New Atlas describes stick framing, painted cedar siding and a shingle roof; it does not report trailer dimensions, loaded weight, axle rating, registration or road-compliance details. A trailer and jacks alone do not establish that a structure is legal or suitable to tow.

How the one-room layout works

Seating and storage

A built-in bench seats three and includes storage, giving the small room a place to sit without requiring separate chairs. The bench is one of the few pieces of furniture described; the account does not provide a floor plan or measurements for the interior.

Kitchen and water equipment

The compact kitchen combines a mini-fridge and removable electric cooktop with a folding sink tap. A cutting-board cover folds over the sink area when it is not in use, letting one surface serve more than one purpose.

Freshwater and greywater tanks, a filter and pump system, and a water heater are also part of the setup. The source does not state tank capacities, appliance brands, energy consumption or how long the water supply lasts. Those omissions matter if someone is considering a similar build: the presence of equipment does not reveal how much water or power the system can reliably provide.

Fold-down bed—and a difficult route to it

The bed folds down from the ceiling to preserve floor space when it is stowed. Reaching it requires climbing onto the kitchen countertop. That access route is a significant practical compromise, especially for anyone with limited mobility, and the source does not give the bed’s dimensions or sleeping capacity.

Where the bathroom is

The ordinary layout has no indoor bathroom. An outdoor shower and a small camping-style toilet stored in an exterior box provide the bathroom facilities. The toilet can be brought inside when privacy is needed, but that means using the single room for that purpose rather than having a dedicated bathroom.

The arrangement saves interior space, but it depends on outdoor access for showering and on storing or moving the toilet as needed. The source does not describe wastewater disposal or the toilet’s specific model.

Power, hookups and the limits of off-grid claims

New Atlas reports two solar panels on the roof connected to a battery, with a standard RV-style hookup as an alternative. It gives no panel wattage, battery capacity, charge-controller details or measured operating time. Without those specifications, the setup cannot be treated as a known off-grid power capability or copied reliably from the description alone.

What the reported $5,000 build cost includes

The reported construction budget was US$5,000, but Kelly already owned the trailer and did the work himself. It is therefore not a turnkey price or a directly reproducible estimate for someone starting from scratch. The account does not provide a materials list, value for labor, transport costs, or permitting and inspection costs.
