Designed by Witherford Watson Mann Architects, it was announced as the winner at London’s Roundhouse on 16 October 2025. RIBA describes it as a contemporary almshouse that puts shared life at the centre of later-life housing.
What makes Appleby Blue different?
Built on the site of an abandoned care home, Appleby Blue is planned around communal space rather than treating it as an add-on. Street-level bay windows connect residents visually with the surrounding neighbourhood. Shared spaces use timber cladding, while terracotta-paved hallways, benches, planters and discreet accessibility features contribute to a domestic, welcoming character.
These design choices are intended to encourage connection and counter the institutional feel often associated with older people’s housing. They are RIBA’s description of the project’s aims and design, not evidence of measured health or loneliness outcomes.
Why did it win the Stirling Prize?
The Royal Institute of British Architects (RIBA) presents the Stirling Prize to the architect of the project it considers most significant that year for the evolution of architecture and the built environment. Its judging criteria include design vision, innovation and originality; the ability to engage and delight occupants and visitors; accessibility and sustainability; fitness for purpose; and client satisfaction.

That is the jury’s architectural assessment; the award does not establish outcomes such as improved health or reduced isolation.
Who designed and commissioned the building?
Witherford Watson Mann Architects designed Appleby Blue for United St Saviour’s Charity. The charity was also named RIBA Client of the Year 2025 for its work on the project. Appleby Blue additionally won the 2025 RIBA Neave Brown Award for Housing.
