The Cumberland park model from Wind River Built is reported to combine 400 square feet of single-level living with a 12-foot width and 45-foot length. That footprint makes room for familiar spaces—living room, kitchen, office, bathroom, laundry and bedroom—without relying on a loft for the main floor plan. But its wheels do not make it a routine road-towable home: the 12-foot width brings transport-permit and route-planning questions that buyers must resolve locally.
What the Cumberland includes in 400 square feet
New Atlas reported the Cumberland at 45 feet long by 12 feet wide, with 400 square feet of interior space arranged on one level. Its November 2024 article pairs the length with an inconsistent metric conversion, so the dimensions here use the reported feet figures only. New Atlas’s 2024 overview describes a layout organized more like a compact apartment than a conventional narrow tiny house.
- Living area: a living room and a kitchen with a breakfast bar.
- Work or sleeping space: an office area that can instead be configured with bunk beds.
- Private and practical rooms: a downstairs bedroom, bathroom and small laundry room with space for a stacked washer and dryer.
The single-level plan is the key distinction for someone who wants everyday rooms without making a loft the only place to sleep or work. The laundry description establishes room for stacked appliances, not that any particular washer-dryer set is included or has been tested for fit.
How many people can sleep in it?
In the configuration described by New Atlas, the bedroom provides the primary sleeping space. Replacing the office with bunk beds and adding the optional loft raises the reported maximum capacity to six. That is a maximum sleeping arrangement, not a statement about how comfortably six people can live in the home full time.

What “on wheels” means for moving it
At 12 feet wide, the Cumberland is substantially wider than a home designed around standard-width road transport. New Atlas says towing a home of this width on public roads in North America requires a permit. That broad description is not a route-specific legal determination: it does not list state or provincial rules, escort requirements, approved routes, or the tow vehicle and trailer specifications.
For a useful comparison, Iron Eagle Trailers describes its own trailer line as offering standard-width frames and a 10-foot-wide option, and says permits are required to tow its 10-foot option. This illustrates the design tradeoff between added interior width and road movement; it does not establish that Iron Eagle built the Cumberland’s chassis or define the legal limit for every jurisdiction. Before treating mobility as a practical benefit, ask the builder and a qualified transport provider to confirm the current dimensions, home classification or certification, transport setup, and proposed route. Check requirements with the relevant road authorities for every jurisdiction along the journey. A home being mounted on wheels does not by itself establish that it can be moved routinely, occupied permanently, or placed on any chosen property.
How it compares with another 400-square-foot park model
The Ventura Park Model by Mint Tiny House Company is a separate example, reported by Ordinary Chaos as 40 feet by 10 feet and 400 square feet, with room for up to six. The figures below describe the two reported models, not interchangeable layouts or specifications.

The equal reported area does not mean equal dimensions or transport demands. The Cumberland’s extra width is paired with its single-level interior, while the Ventura report gives a narrower, shorter footprint. Ordinary Chaos’s Ventura report covers that separate model.

New Atlas reported a US$148,000 starting price for the Cumberland model shown in November 2024. That is a historical reported figure, not a current quote; the report does not enumerate every option, delivery or setup charge.

Request a current written quote from the builder and confirm what it covers, including appliances, selected options, delivery, setup, taxes, warranty and certification. Separately budget for the land or site and verify local rules for siting, zoning, occupancy and utilities. Those requirements depend on location and are not settled by the home’s wheeled design.
