Installing a concrete foundation means following approved plans from excavation through curing and backfill—not choosing footing dimensions or reinforcement from a generic guide. The required design depends on building loads, soil, frost conditions, drainage, and local code. Use the project documents and your building department’s requirements for every specification and inspection hold point.

What must be decided before foundation work begins?

A foundation transfers the building’s loads into the ground. Under the 2024 International Residential Code (IRC), footings must accommodate structural loads and transmit them to soil within limits determined by the soil’s character. The code permits support on undisturbed natural soil or engineered fill, subject to applicable design and code requirements. The 2024 IRC is a model code, not automatically the law where you live; the authority having jurisdiction sets the adopted edition and local amendments.

Before excavation, have the project designer and local building official confirm the approved plans, permit conditions, inspection schedule, property layout, utility locations, soil or geotechnical direction, drainage, frost protection, concrete specification, and reinforcement details. Do not assume a footing depth, width, concrete strength, or rebar arrangement based on another property or a generic chart.

How do you install a concrete foundation?

  1. Confirm the plans, permit, and site requirements

Work from approved drawings and project specifications. Resolve questions about loads, bearing conditions, foundation configuration, drainage, frost exposure, concrete, reinforcement, and embedded items before work starts. Confirm with the building department which inspections and approvals must happen before concrete placement or before later work covers the foundation.

    • A BREEZE TO USE — Minimal prep is required, since it comes premixed. Just use a putty or trowel to spread where repairs are needed. It takes only a few hours to set and about a day for a full cure
  2. Locate utilities and plan a safe excavation

Have underground utilities located before digging, and contact utility owners as required. OSHA’s excavation rules require estimated utility locations to be determined before excavation begins. Plan cave-in protection and safe access based on the excavation’s conditions and applicable requirements. For trench excavations at least 4 feet deep, OSHA requires a safe means of egress, such as a ladder, ramp, or stairway, positioned so workers travel no more than 25 feet laterally to reach it. Other cave-in protection requirements also apply; the appropriate system depends on the site and excavation.

  3. Lay out and excavate to the approved dimensions

Mark foundation lines and elevations from the approved drawings, then excavate to the specified bearing elevation and geometry. Preserve the required bearing soil and avoid disturbing it. The IRC allows footings on undisturbed natural soil or engineered fill, subject to the design and code. If water, unstable soil, nearby structures, property boundaries, or utilities affect the excavation, stop and get direction from the responsible project professional and local authority rather than improvising.

  4. Prepare the bearing surface and set the forms

Prepare subgrade, base, and drainage layers only as shown in the plans. Set forms to the specified line, elevation, and dimensions, and brace them securely. Fresh concrete exerts pressure on forms; they must remain in position and contain the concrete during placement. Check form alignment and dimensions before proceeding.

  5. Install reinforcement and embedded items

Place reinforcing steel, dowels, anchor bolts, sleeves, and other embedded items exactly as detailed in the approved drawings. Tie and support reinforcement so it stays in position as concrete is placed. The IRC requires reinforcement to be supported against displacement and specifies concrete cover according to exposure and forming conditions. Do not estimate cover or move steel to accommodate an obstruction without approval.

  6. Complete required inspections before pouring

Schedule the inspection at the hold point required by your jurisdiction; do not cover the work or place concrete until required approval is given. As one location-specific example, a New York City code provision calls for footing and foundation inspection after excavation and required reinforcement are complete; forms must be in place for concrete foundations. That example is not a nationwide rule. Confirm the actual inspection sequence with your building department.

  7. Place and consolidate the specified concrete

Check the delivery against the project’s concrete specification. Place concrete so it fills the forms and surrounds reinforcement and embedded items without shifting them or the forms. Consolidate it as required to remove voids and work concrete into form corners and around obstructions. The IRC includes placement and consolidation requirements, with limited code-specific exceptions. Follow the plans and placement requirements rather than adding water or changing the mix on site without authorization.

  8. Protect and cure the concrete

Use the curing method, duration, and temperature protections specified for the concrete and project conditions. Protect the work from weather and disturbance as required. Curing is not a single universal number of days: appropriate measures depend on the mix, conditions, and project specifications. The American Concrete Institute (ACI) guide to residential concrete construction covers curing and protection as well as hot- and cold-weather considerations.

  9. Strip forms, apply specified protection, and backfill

Remove forms and backfill only when permitted by the project requirements and the concrete’s condition. Install the specified moisture protection, drainage, and insulation before covering the foundation. These are distinct construction stages: ACI’s residential guide addresses moisture protection and backfilling separately from curing. Its typical-practice guidance must be checked against governing codes and the project specifications.

  10. Record approvals before loading or covering the work

Keep inspection records and any required test or approval documentation. Follow the project designer’s and building official’s direction before loading foundation elements or proceeding with framing. Do not assume that a completed pour is automatically cleared for the next stage.

Why do curing, weather, and backfill timing matter?

Concrete work continues after placement. Curing and weather protection affect how the concrete develops, while stripping and backfill timing must suit the design and project requirements. Drainage, moisture protection, and any specified insulation need to be installed at the proper stage, before they are hidden. ACI PRC-332.1-18, Guide to Residential Concrete Construction, covers residential foundation work including placement, consolidation, curing, safety, weather, moisture protection, and backfilling. ACI cautions that its typical-practice details should be verified against the specific codes and project specifications that govern the job.

When should you bring in a foundation professional?

Use the project’s licensed design professionals and qualified concrete contractor to resolve design, soil, reinforcement, and construction questions. Get their direction before proceeding if actual soil differs from the plans, water enters the excavation, a utility conflicts with the layout, forms or reinforcement move, or weather interferes with placement or curing. Ask the building department to clarify inspection requirements; only the local authority can confirm which adopted code and amendments apply at the property.
