Home Before and After Makeovers: How to Plan a Realistic Project

Before-and-after photos show a result, not the full scope. Learn how to define a project, compare contractor estimates, and plan safely—especially in homes built before 1978.

A home makeover is easier to plan when you look past the before-and-after photos and identify the work behind them. Start with the room’s needs and condition, separate cosmetic updates from repairs or structural changes, then set a scope you can price and safely complete. The right sequence depends on the home and project—not a universal makeover formula.

What before-and-after photos can—and can’t—tell you

Images show a visual result, not the full project. A refreshed room might involve paint and new fixtures, or it might conceal repairs, replacement materials, professional labor, and work outside the camera frame. Two makeovers that look similar may have very different scopes, costs, and timelines.

Before comparing projects, find out what changed, which materials and finishes were used, whether labor was hired, and whether repairs or structural work were included. A cost comparison is useful only when location, scope, materials, and included labor are comparable. Photos alone do not establish what a project cost or what it will do to another home’s resale value.

How to plan a home makeover

1. Identify the room’s problem

Describe what is not working in practical terms: insufficient storage, worn surfaces, poor lighting, or damage that needs repair. This keeps the project focused on a real need rather than a look copied from a photograph.

2. Separate a surface refresh from repair or renovation

Painting or changing finishes is different from correcting damage, replacing components, or altering a structure. Establish what the work actually involves before choosing materials or comparing estimates. If you uncover a condition that needs repair, address it in the project scope rather than treating a cosmetic finish as the solution.

3. Define what is included

Write down the rooms or areas, work to be done, materials and finish choices, and whether you expect to do the work yourself or hire someone. A clear scope gives you a practical basis for comparing estimates and deciding whether the project fits your time and resources.

4. Set priorities around the home’s condition

There is no evidence-based universal order for makeover decisions. Prioritize according to what the home needs, the project’s dependencies, local prices, and your goals. Do not assume that a change shown in a dramatic transformation is the first or best change for your own home.

5. Document the result

Take consistent before-and-after photos from the same angles and note what work was completed, which materials were used, and whether labor was hired. That context makes the images more useful to you and to anyone comparing projects later.

DIY or hire a contractor?

Choose based on the work’s complexity, your skills, and safety—not simply on how straightforward the finished room looks. A surface task you can do competently is not the same as work involving repair, specialized installation, or hazardous materials. If the scope is beyond your experience, seek qualified professional help and make the work explicit in the agreement.

For contractor-led work

  • Ask trusted people for referrals, check references and complaints, and verify licensing with the relevant state or county authority. Ask for proof of insurance.
  • Get three written estimates, then compare scope, materials, timing, and price—not just the bottom-line figure. The FTC recommends multiple estimates and a written contract before work begins: FTC home-improvement guidance and FTC home-repair scam guidance.
  • Review and sign a written contract before work starts. Contract requirements vary by state, so check local rules.
  • Do not pay the entire amount up front. The FTC advises waiting to make the final payment until the work is complete and you are satisfied.
  • Be cautious about pressure to act immediately, cash-only payment demands, or offers to arrange financing.

For DIY work

DIY can give you more direct control over the work, but it also makes you responsible for planning, execution, and safe cleanup. Do not treat a tool list as a safety plan; follow relevant guidance for the work and materials involved.

Before disturbing paint in an older home

Homes built before 1978 are more likely to contain lead-based paint. Renovation that sands, cuts, or replaces painted materials—including windows—can create hazardous dust and chips. EPA recommends hiring a lead-safe certified and trained contractor for relevant renovation work. Read the EPA’s consumer information on the Renovation, Repair and Painting program and check current requirements where you live; program administration and rules may vary by state or territory. If you are considering DIY work that may disturb lead paint, EPA guidance covers determining whether lead paint may be present, protecting and containing the work area, minimizing dust, controlling waste, and cleaning thoroughly. Its listed supplies include plastic sheeting, tape, wipes, wet-dry sandpaper or a sanding sponge, and a HEPA vacuum cleaner. Power tools used for dust-producing work should have HEPA-filtered vacuum attachments where applicable. These items support lead-safe practices; having them does not replace following the full EPA DIY lead-safe renovation guidance.

What a makeover says about a home sale

A transformation photo is not proof that similar work will raise a sale price. A HUD study published in January 2005, using American Housing Survey data, found that sellers undertook fewer home-improvement projects and spent less than owners who did not move; buyers undertook some specific activities more often than stayers. This is a historical comparison of project activity, not a current estimate of makeover costs or evidence of a guaranteed resale return. See the HUD study.
